Arcadis is looking to add additional Construction Managers to join our US Life Sciences Construction Management Team in Cary, NC. The Construction Manager is responsible for all on site construction activities, with the project manager's assistance, on projects ranging from $10M-$50M+. The Construction Manager will have site staff reporting to them and will need to lead and manage teams. Responsibilities include contractor management, labor management, safety oversite, client management, procurement assistance, and estimating assistance.
This role will be in our Cary, NC office, with travel to various project locations in North Carolina.
Key Responsibilities

• Complies with legal requirements, safety and building codes
• Maintains site records: daily filed reports, RFI's, observations
• Writes and reviews comprehensive scope of work
• Collaborates with architects, engineers, and other construction specialists on submittals

We are seeking a highly skilled Project Manager to lead minor construction and facility improvement projects, including painting, door installations, HVAC updates, and infrastructure upgrades, within regulated pharmaceutical or life sciences environments. The ideal candidate will have hands-on project management experience and a solid understanding of compliance standards, including Quality Management Systems (QMS). Commercial Construction Superintendent - Healthcare & Life Sciences

Job Description:

A Superintendent directs the work flow of the project on site consistent with the project schedule and HITT safety and quality standards. The Superintendent provides leadership and serves as the liaison between project team members to promote the interest of both the business and clients in all matters, as well as demonstrate the characteristics of a mid-level leader. The Superintendent communicates project priorities to site staff and all subcontractors, serving as the primary leader on site for the construction project.

Responsibilities

• Understanding and administering the HITT safety program to include all subcontractors, ensuring that all accidents/incidents are promptly reported and investigated, and assisting in safety inspections by outside agencies
  
• Maintain HITT quality standards for all aspects of the project
  
• Serve as the leader for all on site safety, managing a safe jobsite for all involved
  
• Maintain daily log of all activities and site conditions, while managing the punch list and closeout process through owner/architect acceptance
  
• Work with the project manager in formulating project schedule, ensuring that the proper methods and sequence of installation are followed, making and following through with schedule commitments, and maintaining HITT quality standards

Qualifications

• 5+ years' experience in commercial construction, including experience with a commercial general contractor
  
• Tenant renovations, service work, work in occupied spaces, weekend work, fast paced project experience all a plus
  
• Mastery of building processes and best practices
  
• Ability to organize necessary resources, including people, tools and time to meet tight deadlines and achieve desired results
  
• Project lead experience preferred Previous experience in a superintendent or project lead experience preferred

**The salary range for this full-time role is** **$155K-$175K** **per year.** Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range is a reflection of base salary only, not of a total compensation package.  Please note Turner & Townsend reserves the right to pay more or less than the posted range, depending on candidate's experience and qualifications.

**A DAY IN THE LIFE**
+ Attend the post award review meeting to receive project information and details for preplanning prior to construction
+ Participate with the project manager in preparing a schedule of construction activities and their sequence, the organization structure, staff selection, and the manpower and construction equipment requirements of the project
+ Direct and control the total construction project to meet specifications and within the allotted time schedule in an efficient manner to produce the expected profit
+ Assist in the activities of the project manager/engineer in their duties including prompt shipment of materials and permanent equipment, in obtaining approvals of shop drawings and material samples
+ Coordinate the activities of subcontractors to permit them to perform their work effectively and to integrate it with project schedules and progress
+ Inform all supervisors and subcontractors promptly of any construction schedule changes
+ Assist in the preparation of all job progress and cost reports to accurately reflect actual costs
+ Review and approve all requisitions, field purchase orders, invoices, and other significant reports and documents
+ Cooperate with the owner and his representatives, keeping them informed of construction progress
+ Cooperate with architects or owner representatives on an amicable basis, but in the long term interest of the company
+ Hold jobsite meetings with project manager and the regional manager
+ Report regularly to the project manager to keep them constantly informed on job progress, plans, and problems that could significantly affect costs or schedules
+ Maintain a daily diary to permanently record all significant project facts, events, conditions, visitors, owner representative contacts, commitments, agreements and approvals
+ Direct adherence to the company's safety program in all phases and areas of the project
**NECESSARY QUALIFICATIONS**
+ 5-25 years of construction experience, with at least 5 of those years as a Lead superintendent on life science or pharmaceutical industry projects that are a minimum of 100k sq ft.
+ Ground up commercial or industrial experience required
+ Pre-cast or tilt-up construction experience preferred, but not required
+ Must have the ability to travel nationwide.
+ Computer skills: proficiency in using Word, Excel, Outlook, and project scheduling programs
+ Possess and maintain a current, valid driver's license in your state of residence

+ Responsible for managerial and administrative aspects of a project. Including, estimating, scheduling, quality control, progress reports, progress billing, design review and coordination, cost reporting, safety, and proposal preparation
+ Ensure an accurate and complete project estimate
+ Work closely with owners and the design team to develop preliminary concept drawings
+ Participate in the proposal meeting with the owner to review the scope of work, discuss ways to reduce costs, and provide value engineering ideas
+ Oversee the buyout process and the selection of subcontractors
+ Conduct bi-weekly job site meetings on site
+ Prioritize numerous tasks simultaneously under tight deadlines to 100% completion
+ Communicate openly with leadership, team members and train coops/interns
