As a Mechanical Construction Superintendent , your duties will include the following:
• Conduct project meetings with contractor and stakeholders.
• Maintain official project documentation files and logs.
• Perform onsite activities that will include onsite inspections and walkdowns and may also include construction or field administration tasks.
• Review submittals, shop drawings, material certifications, and other project deliverables, which will support the end of project turnover process.
• Ensure all construction is in compliance with design specifications and drawings
• Support the project management team in change management and monthly invoicing process.
• Tracking of work in place and construction progression
• Coordination and management of daily tasks to be support the progression of project schedule activities and the accurate reporting to
• Work to build a cooperative partnership between the client, contractor, and all stakeholders to ensure timely resolution of project issues and the overall success of the project.
• Bachelor’s degree in Construction Management or Engineering or other; or equivalent years of experience in lieu of degree
• At least 5+ years of construction site experience
• At least 5+ years of experience as a general foreman, superintendent, and/or construction manager
• Demonstrated working knowledge of pre-design and pre-construction, building systems/components and technology, contract management, project delivery methods, team building and client relationship building required
• Knowledge of general construction activity sequencing and execution
• Strong understanding of Mechanical and Plumbing systems and associated equipment
• Experience with 3D modeling software and time physically present on active construction projects
• Experience with the management of a project schedule.
• Knowledge of Quality Control and Quality Assurance testing/reporting.
• Experience with both pre-dynamic and dynamic walkdown and start-up processes
• Knowledge of the commissioning and qualification process as it specifically relates to MEP systems
Ideally, you’ll also have:
• Life Science construction experience
• Knowledge and experience in Automatic Temperature Control (ATC), Building Automation Systems (BAS) and Process Controls systems such as DeltaV or other.
• Knowledge and experience with starting up equipment and systems and day-to-day management of systems until project turnover.

Commercial Construction Superintendent - Healthcare & Life Sciences
Job Description:
A Superintendent directs the work flow of the project on site consistent with the project schedule and HITT safety and quality standards. The Superintendent provides leadership and serves as the liaison between project team members to promote the interest of both the business and clients in all matters, as well as demonstrate the characteristics of a mid-level leader. The Superintendent communicates project priorities to site staff and all subcontractors, serving as the primary leader on site for the construction project.
Responsibilities
- Understanding and administering the HITT safety program to include all subcontractors, ensuring that all accidents/incidents are promptly reported and investigated, and assisting in safety inspections by outside agencies
- Maintain HITT quality standards for all aspects of the project
- Serve as the leader for all on site safety, managing a safe jobsite for all involved
- Maintain daily log of all activities and site conditions, while managing the punch list and closeout process through owner/architect acceptance
- Work with the project manager in formulating project schedule, ensuring that the proper methods and sequence of installation are followed, making and following through with schedule commitments, and maintaining HITT quality standards
- Maintain good working relationships with all subcontractors on the project, developing relationships within the community which enhance business opportunities, and ensuring subcontractors are treated fairly
- Ensure complete, accurate daily documentation of work orders/tickets, understanding subcontractor scope of work to avoid unnecessary change orders, and identifying problems early and act immediately to provide solutions
- Develop and organize the site team, arranging for temporary facilities/utilities for the site, and identifying long lead items that need to be expedited
- Collaborate with the project manager and site operations team throughout the life of the project
- A four-year degree from an accredited university with a concentration in construction, engineering, or business is strongly preferred.
- In lieu of a degree, additional work experience is acceptable.
- 5+ years' experience in commercial construction, including experience with a commercial general contractor
- Tenant renovations, service work, work in occupied spaces, weekend work, fast paced project experience all a plus
- Mastery of building processes and best practices
- Ability to organize necessary resources, including people, tools and time to meet tight deadlines and achieve desired results
- Project lead experience preferred Previous experience in a superintendent or project lead experience preferred
- Ability to master sector/project-specific software systems including but not limited to: Microsoft Office suite (ex. Project, Excel, Word, Outlook, PowerPoint, etc.), ProCore, Adobe, BlueBeam,
- OSHA 30 Certification preferred
- Ability to walk and/or stand for long periods of time and the ability to lift up to 50lbs
- Must demonstrate a strong ability to:

- Demonstrated working knowledge of pre-construction, constructability, building systems/components and technology, contract management, project delivery methods, team building and client relationship building required
- Ability to lead and manage all field operations across multiple superintendents, trade partners, and different trades.
- Facilitate daily coordination and resolve field-level conflicts while providing a collaborative and productive job-site culture.
- Provide leadership and oversight to a team of superintendents ensuring effective coordination, guidance, and support.
- Provide regular updates on field construction progress, identify and evaluate risks, and provide mitigation strategies.
- Strong understanding of multi-discipline construction activities, systems and associated equipment.
- Experience and understanding with 3D modeling software.
- Management adherence to project schedules and milestones.

- Pharmaceutical industry experience (GMP, cleanrooms, FDA, ISO)
- Experience and comfort in process utility systems and equipment systems
- Knowledge and experience with project turnover strategies from walk and punch to system turnover with the client for commissioning activities.
- Knowledge and experience with implementation of LEAN strategies and technologies in project execution, including Last Planner System (LPS), Takt planning, (IAP) Interactive Planning Session.

**Job Description**
**Turner & Townsend** is seeking an experienced and highly skilled **Lead Construction Scheduler** to join our team and oversee the construction and expansion of facilities for a multinational manufacturing client specializing in the pharmaceutical, biotechnology and nutrition sector. This role is pivotal to ensuring the timely, cost-effective, and high-quality execution of construction projects. The Lead Construction Scheduler will be responsible for developing, maintaining, and managing detailed project schedules that align with the project's strategic goals and objectives.
**This position follows a hybrid schedule, with onsite work required in Vacaville three days per week.**
**Responsibilities:**
+ Lead the development and maintenance of comprehensive project schedules using project management software (e.g., Primavera P6, MS Project).
+ Has relevant experience relating to standard state upgrade projects, major projects supporting clients getting a facility ready for operational use.
+ Work closely with project managers, engineers, and stakeholders to understand project scope and integrate key milestones and deliverables into the schedule.
+ Establish and implement scheduling best practices and procedures for the construction project lifecycle. Collaborate with project teams and subcontractors to gather necessary input for accurate and updated schedules.
+ Facilitate regular coordination meetings with project stakeholders to review schedule status, address potential risks, and strategize for mitigation.
+ Ensure seamless communication and coordination among multiple teams to synchronize the construction phases.
+ Monitor and report on project progress, identify potential delays, and recommend solutions to keep the project on schedule.
+ Prepare detailed reports and dashboards for senior management, highlighting key schedule metrics, project milestones, and forecasts.
+ Ensure compliance with all regulatory and safety requirements in the scheduling of tasks.
+ Proactively identify schedule risks and develop mitigation plans to minimize impacts on the overall project timeline.
+ Work with the project team to analyze the potential impacts of changes and revisions on the schedule and adjust accordingly.
+ Work with project managers to align the project schedule with budgetary constraints and resources availability.
+ Ensure the efficient allocation and use of project resources to meet timelines without sacrificing quality.
+ Maintain a comprehensive record of schedule documentation and updates for project audits and regulatory compliance.
+ Ensure all scheduling activities align with project contracts and relevant guidelines in the pharmaceutical, biotech, and nutrition sectors.
+ Required to be on site 3 days per week minimum.
+ SOX control responsibilities may be part of this role, which are to be adhered to where applicable.
**Qualifications**
+ Bachelor's degree in Construction Management, Engineering, Architecture, or related field; Master's degree preferred.
+ Minimum of 8-10 years of experience in construction scheduling, with at least 3-5 years in a leadership role within large-scale construction projects.
+ Prior experience in the pharmaceutical industry is **strongly preferred** . However, candidates with strong backgrounds in the heavy process industry will also be considered.
+ Proficiency in project scheduling software (Primavera P6, MS Project, etc.).
+ Strong understanding of construction processes, sequencing, and project management principles.
+ PMP (Project Management Professional) or similar certifications highly desirable.
+ Scheduling certifications such as PSP (Planning and Scheduling Professional) or PMI-SP (PMI Scheduling Professional) preferred.
+ Excellent analytical and problem-solving abilities.
+ Strong communication, negotiation, and leadership skills.
+ Attention to detail and ability to work in a fast-paced, deadline-driven environment.
+ Familiarity with construction standards, codes, and practices specific to the pharmaceutical and biotech industries.

**Additional Information**
**The salary range for this full-time role is** **$155K-$175K** **per year.** Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range is a reflection of base salary only, not of a total compensation package. **Job Description**
Turner & Townsend are looking for a Cost Manager/Quantity Surveyor to join our team and support construction cost services for our clients. The ideal candidate will be driven and promote our Turner & Townsend purpose and values.
**Responsibilites:**
+ Advising client on strategies, managing prequalification of vendors, assessing proposals, bids, and bid levelling documents, making final recommendations to the client, attending & chairing bid interviews, and managing appointment process
+ Manage estimating services for full project by developing project estimates (relating to construction, fees, direct work and other costs), reviewing estimations prepared by junior team members, presenting estimates to client, presenting value engineering recommendations and risk assessments to client, meeting with vendors to review, validate, and challenge costs, and reviewing estimates by utilizing benchmark data collected from other projects
+ Manage cost reporting by establishing reporting schedule, reviewing & presenting cost reports and forecasts, reviewing project budget & spend forecast with the client, developing & maintaining commercial risk register, and hosting periodic meetings with project team & vendors
+ Manage cost control process by reviewing payment application assessments prepared by junior team members, liaising with project managers to recommend contractor entitlements, reviewing requests for change orders from vendors & making recommendations to client, and using dispute prevention/management/resolution procedures to manage payment requisitions, change orders, and contractual disputes
+ Manage & monitor invoicing process
+ Benchmark performance against other successful commissions.
+ Manage all facets of the final accounting process and post contract audits and account close outs.
+ Hold post-contract reviews with the client to establish a lesson learned document and apply lessons to create training manual

+ Construction consultancy experience is strongly preferred.
