DESCRIPTION
The Project Manager is responsible for managing company equipment, personnel, and other resources within the projects allotted budget and schedule.
RESPONSIBILITIES
- Manage projects using thorough understanding of both technical and practical aspects of DEC/SEC scope.
- Contract administration including thorough reviews with accounting and project executives.
- Identify, manage, prioritize and delegate tasks as appropriate within the project.
- Ensure safety protocols are developed, implemented and executed, specifically all reporting and PPE requirements as required by OSHA, company and project site.
- Anticipate consequences of actions, potential problems or opportunities for change.
- Manage deadlines, project scheduling and communication to project team.
- Manage RFI process through and with Project Engineering team members.
- Oversee and manage project documentation (i.e., criteria and compliance logs).
- Manage all job positions, descriptions and necessary chains of command within the project structure.
- Manage others, to include assign tasks, review work, provide regular feedback, provide support in career development.
- Partner with Project Superintendent to balance resources and manpower on the project.
- Be a liaison with General Contractor, Architect, Owner and project team members on an ongoing basis.
- Manage and conduct Constructability Reviews with members of the project team, including both field personnel and engineering.
- Schedule and support the processing, review and timely delivery of shop drawings and submittals; may occasionally general submittals.
- Create and/or participate in change estimates.
- Facilitate and coordinate processes and communication including vendor/subcontractor buyout; interactions between vendor/subcontractor and Engineering; purchase/release of material after approved submittals.
- Responsible for final draft and review of all POs, Purchase Agreements and Subcontract Agreements.
- Develop and set up a thorough project budget and manage it throughout the project accordingly.
- Provide final review and approval of all invoices for his/her projects within required timelines.
- Responsible for updating weekly estimate final costs as well as managing monthly cash flow and cost reporting.
- Create schedules of value, monthly billings and monthly billing reports to accounting.
- With the project superintendent, manage labor production reporting throughout the duration of the project.
- Manage the Project Quality Control in terms of punchlist oversight and/or development.
- Provide mentorship for junior project team members.
Other responsibilities:
- Drive and operate company and rental vehicles.
- Lift up to 30lbs.
- Travel to various projects as assigned and as is reasonable.
- Perform basic office duties, including typing, copying, emailing, etc.
- Operate tools and machinery as required.
- May be required to work outside of normal business hours, as dictated by project needs.
- Communicate regularly and effectively as appropriate.
- Maintain the standards, culture and values of CML Security.

QUALIFICATIONS AND SKILLS
- Bachelors degree in Engineering, Construction Management or related field.
- Five years of project management experience, project engineering or related industry experience; general contracting experience strongly preferred.
- At least six months field installation experience.
- Microsoft Suite of Software, Microsoft Project, Adobe or Bluebeam, Timberline or similar accounting software; AutoCAD and Onscreen Takeoff considered a plus.
- Thorough knowledge of construction contract documentation.
Pay Range: $65,000 to $90,000 Annually

Within CO+I, Datacenter Construction Delivery (DCD) is responsible for delivering datacenter capacity for Microsoft's cloud business meeting all safety, quality, sustainability, schedule, and budget requirements.
We are looking for a **Director, Construction Project Management** to provide critical leadership, ownership and accountability for the team's deployment and delivery of large-scale, campus and/or regionally based delivery solutions to predictably deliver Datacenter capacity.

**Responsibilities**
+ Manages team's deployment of large-scale, campus, and/or regionally-based delivery solutions while also socializing with regional leaders.
+ Analyzes and recommends delivery options from a technical standpoint based on best practices and trends, supports the development and implementation of all organizational procedures and standards, and ensures they are followed by all team members and vendors.
+ Orchestrates work with internal and external partners to resolve complex issues and ensures schedule predictability to contracted milestones and in doing so may significantly impact global construction projects.
+ Reviews and provides feedback to the team and regional management regarding resource procurement, allocation, and human capital resources for future upcoming projects. Holds their team(s) accountable for on-schedule delivery of projects by ensuring project progress reports including scope, schedule, resources, and budget are provided.
+ Manages the day-to-day coordination for meetings and activities with vendors, cost managers, and/or owner/architect/contractors.
+ Facilitates collaboration with other internal teams.
+ Reviews safe worksite(s) by adhering to organizational, industry procedures, and global safety policies.
+ Establishes, reviews, and communicates risk mitigation goals and develops metrics, dashboards and/or scorecards to drive progress.
+ Leads the day-to-day management of vendors.
+ In addition, this role has people management responsibilities including driving employee growth and development, executing projects, and managing performance.
**Qualifications**
**Required/Minimum Qualifications:**
+ Bachelor's Degree in Construction Project Management, Architecture, Engineering, or related field AND 12+ years related experience
+ OR equivalent experience.
+ 5+ years experience working on data center projects.
**Other Requirements:**
+ Ability to meet Microsoft, customer and/or government security screening requirements are required for this role. These requirements include, but are not limited to the following specialized security screenings:
+ Microsoft Cloud Background Check: This position will be required to pass the Microsoft Cloud background check upon hire/transfer and every two years thereafter.
**Additional or Preferred Qualifications:**
+ Bachelor's Degree in Construction Project Management, Architecture, Engineering, or related field AND 15+ years related experience
+ OR equivalent experience.
+ 15+ years experience working on data center projects.
+ 10+ years project management experience.
+ 10+ years people management experience.
Construction Project Management M6 - The typical base pay range for this role across the U.S. is USD $130,900 - $77,200 per year. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD 165,600 - 303,600 per year.

As the Divisional Director of Project Managers, you will be responsible for providing strategic leadership and oversight to the project management division within our organization. ESSENTIAL FUNCTIONS & RESPONSIBILITIES:
Leadership and Strategic Direction:
- Provide strategic leadership and direction to the project management division, setting clear goals, objectives, and priorities aligned with organizational strategy.
- Develop and implement strategies to optimize project management processes, drive operational efficiency, and enhance overall divisional performance.
Team Management and Development:
- Lead, mentor, and coach a team of project managers, fostering a culture of accountability, collaboration, and continuous improvement.

Project Oversight and Execution:

Stakeholder Engagement and Relationship Management:

- Project Management Professional (PMP) certification or equivalent preferred.
- Experience in industries such as food service, construction, technology, healthcare, or finance is advantageous.
- Proficiency in project management software and tools, such as Microsoft Project, Primavera, or Jir desirable.
- Ability to travel as needed for project requirements.
- Ability to successfully pass a background check post offer acceptance.
The range provided represents the national average pay range for this position and is considered to be a general guideline. Pay for this position will reflect the candidates unique qualifications and may be higher or lower than the range provided based on employee geographic location. Position Summary:
VMG is seeking an experienced and driven Director of Construction Project Management to lead our growing team of Project Managers in a fast-paced mechanical construction environment. Reporting directly to the Senior Vice President of Construction Operations, this individual will ensure the consistent delivery of high-quality commercial HVAC and plumbing projects from preconstruction through closeout. This is a hands-on leadership role focused on team development, client relations, and project execution excellence.
Key Responsibilities:
- Provide strategic leadership and day-to-day oversight of all Project Managers
- Drive successful execution of commercial mechanical construction projects (HVAC, plumbing, process piping)
- Oversee project lifecycle from handoff through closeout, ensuring alignment with budget, scope, and schedule
- Serve as a key point of contact for high-value clients and general contractors
- Collaborate with estimating, engineering, field, and service teams to deliver a coordinated project approach
- Implement and continuously refine PM processes, tools, and reporting standards
- Lead team performance reviews, coach PMs, and support individual development plans
- Identify gaps in execution and implement corrective action plans as needed
- Assist with recruiting, onboarding, and training of project management personnel
- Champion a culture of safety, accountability, responsiveness, and professionalism
Qualifications:
- 10+ years of progressive experience in mechanical construction (HVAC/plumbing preferred)
- 5+ years of experience in a leadership role overseeing Project Managers or project teams
- Demonstrated success managing large, complex commercial construction projects
- Strong background in cost control, scheduling, procurement, and client communications
- Excellent leadership, mentoring, and conflict-resolution skills
- Experience implementing project management systems and process improvement
- Proficiency in tools such as Procore, Smartsheet, Microsoft Project, and other construction software
