Summary
Responsible for performing troubleshooting and repair efforts on commercial grade heating, ventilating, and air conditioning (HVAC) systems or construction inspections and oversight in all City buildings constructed and/or maintained by Facilities Management.
Essential Duties and Responsibilities include the following. Other duties may be assigned .
Maintains and repairs ALL building systems and components within the City of Garland, including but not limited to:
Repair/replace/inspect Commercial HVAC systems
Schedules and performs Preventative Maintenance Program
Maintains roofing systems and components and works with contractors on repairs
Ensure that the preventative maintenance program is completed by use of a computer and/or tablet
Test and maintain chemical treatments in cooling towers and chilled water systems
Assist in compiling data for the computerized work order system
Coordinate maintenance contracts as assigned
Assist in gathering quotes for the annual budget
Attend major design and/or construction meetings
Ensure all work is compliant with City, State, and County codes
Informs Facilities Supervisor if a subcontractor is needed for repairs and/or service and gathers quotes
Checks and maintains generators
Installs/maintains keys, locks, punch code locks, panic hardware (electrical/mechanical), and all other door hardware
Installs/maintains electrical systems, devices, controls, lights, lighting systems, etc.
Maintains card access security system components (readers, panels, etc.)
Installs/maintains plumbing systems, drains, water fountains, commodes, urinals, sinks, faucets
Assists staff in hanging TVs, pictures, art, etc.
Repairs drywall, ceiling systems, flooring, furniture, signage, flagpoles, etc.
General carpentry
Trains and assists other technicians as needed
Available for rotating on-call and work overtime when requested
Performs other duties as assigned
Minimum Qualifications
High School diploma or GED equivalent
ANDElectrical Masters License
ORHVAC Contractor's License
ORPlumbing Masters License
Completion of all Level III courses in the training system, a passing score on the exam(s), and seven (7) years of verifiable general building maintenance experience
Or an equivalent combination of education and experience sufficient to successfully perform the essential functions of the job.
Preferred Qualifications

Texas Class A HVAC, Master Electrical or Master Plumbing License
Bilingual in Spanish and English
Proficient in using Adobe Acrobat Pro software
Auto CAD software abilities.

Experience in construction trades such as electrical, plumbing, HVAC, repair technician, which includes equipment maintenance (commercial food grade equipment), and minor construction.

Primary Responsibilities
Perform journeyman level work in the installation, maintenance, modification, overhaul, service and repair of all types of heating, ventilating and air conditioning and related systems and equipment. Install, maintain, adjust, modify and perform major overhaul and repair of heating, ventilating, and air conditioning systems by interpreting blueprints, manufacturer specifications, written and verbal instructions. Make initial settings and final adjustments of heating, ventilating, and air conditioning systems and modifying existing installations to obtain required results. Install, troubleshoot, repair or calibrate, and maintain air handling and all related equipment dealing with heating and cooling. Check and adjust complete HVAC systems after installation. Thorough working knowledge of high- and low-pressure boilers. Charge all types of refrigeration equipment. Follow a predetermined schedule of preventive maintenance; make recommendations regarding major overhaul of systems. Provide technical guidance and direction to other maintenance personnel. Perform other related duties incidental to the work described herein including coverage for Boiler Tender. Perform related duties as required to accomplish tasks.

Position Summary
The primary function of this position is to perform a variety of building maintenance tasks in and around the residence halls. This person works in a community housing approximately 1,000 student residents.
Knowledge, Skills, Abilities and/or Competencies
- Safely operates and uses various tools associated with the skilled trades worker field, e.g. power and hand tools.
- Carries out work assignments with the expected degree of independence and with limited callbacks for additional repairs.
- Effectively communicates and collaborates in a professional and consistent manner with a wide variety of individuals such as residential building service workers, residence hall staff, students/families and other maintenance team members via radio, telephone or in person.

Schedule: Monday - Friday, 7:00 a.m. - 3:45 p.m. **Shift subject to change**

The Maintenance and Operations Department is seeking (1) Skilled Trades Worker to join the already awesome team taking the Building Maintenance Department to the next level of excellence!

HERE IS WHAT YOU WILL DO
The ideal candidate will perform advanced-level duties assisting skilled trades workers in maintenance and renovation tasks, such as electrical, plumbing, HVAC, carpentry, and other building trades work. In addition to supporting the department's Skilled Trades Worker will also:
- Will perform semi-skilled tasks (in various trades).
- Clean work areas, sweep, collect trash, assist in demolition activities, and move supplies and equipment.
- Performs minor operation, maintenance, installation, and repair of HVAC, heating equipment, and plumbing.
- Performs preventive maintenance on equipment and systems assigned to HVAC and Heating.
- Transports raw materials and semi-finished products or supplies between departments or buildings.
- Performs minor welding repairs; operates power tools.
- Performs light carpentry work, such as building bookshelves, bookcases, etc.
- Mixes and pours concrete for foundations and fixtures.
- Installs, repairs, and services motors, pumps, and fans.
- Operates heavy machinery, such as forklifts, tractors, etc.
- Performs other related duties as assigned.
Minimum Requirements:
- Technical or vocational degree in plumbing, HVAC, carpentry, or electrical trade area; or a high school diploma or GED and one year experience in plumbing, HVAC, carpentry, or electrical trade area.
- A valid Georgia driver's license is required.
Preferred Hiring Qualifications:
- Knowledge of tools and equipment used in HVAC and heating.
- Knowledge of basic principles and practices of electrical, plumbing, HVAC, carpentry, or other related trades.
- Ability to lift 50 lbs.
- Ability to perform strenuous manual tasks.
- Ability to operate hand tools and equipment used in HVAC, heating, and plumbing fields, such as jacks, meters, wrenches, etc.

We are seeking a skilled trades worker to join our team. Experience in construction, plumbing & electrical a plus. This is a full-time year-round position. The successful candidate will be responsible for carrying out a variety of duties include digging, plumbing, electrical, framing, Irrigation landscaping, grading. All trades of job applies, if applicable* Perform laborious activities, take instructions and learn trade (s) . This job does require traveling out of town.
Requirements:
Provide a high level of customer service to ensure an excellent customer experience
Professional / Positive attitude with good work ethics a must.
Ability to perform manual labor tasks (i.e debris pickup, etc)
Ability to read and follow oral and written instructions
Ability to dig ditches
Common knowledge of construction terminology for material and tools.
Self-motivated
Eagerness to learn a trade
1-3 years of experience in the construction industry
Must be reliable, have transportation and report to work on time.
