Job Summary

3rd shift :

10:00pm - 6:00 am

The Critical Facilities Technician will require strong technical, mechanical and administrative skills necessary to operate and maintain client properties. The primary focus of this position will center on providing high levels of customer service including on-site and on-call plant operational support.

The technician will have a thorough understanding of all aspects of building operations, HVAC, electrical, plumbing, and general maintenance.

Must be able to operate as a team member, support Chief Engineer, organize and prioritize multiple tasks and have strong customer service skills supporting a wide range of clients, contractors and co-employees.

Responsibilities
  • Completing work assignments with limited supervision, thoroughly and efficiently. This includes but is not limited to:
  • Operating, maintaining, troubleshooting and repairing building equipment related to the efficient operation of the building equipment and systems
  • Responsibilities may include but is not limited to all types of building equipment, HVAC, mechanical, electrical, plumbing, controls (electrical & pneumatic)
  • Other job responsibilities will include supporting the property maintenance team, working assigned customer service requests, active with construction projects and supporting special set ups relating to events
  • Assist Chief Engineer with completion of JLL compliance program and associated documentation to achieve compliance at your required account locations
  • Maintain good tenant relations through prompt and courteous response to tenant request within the guidelines set forth by JLL.
  • Perform predictive maintenance, preventative maintenance, maintenance routines and service requests as directed
  • Occasionally assist contractors and ensure contracted services are being performed safely and in accordance with established work standards and practices
  • Maintain and repair locks, locking mechanisms, closers, doors, controllers
  • Maintain and complete documentation for fire extinguishers, fire suppression systems, building alarm contacts, and other building fire life safety systems
  • Maintain and repair single phase electrical breakers, switches, receptacles, junction boxes, conduit, lights, and ballasts
  • Maintain and repair plumbing components including toilets, urinals, lavatories, flush valves, water fountains, sinks, drains, water heaters, piping, and sump pumps
  • Provide all other building maintenance, repair, and restorative procedures as directed
  • Prepare, prime and paint building interior and exterior surfaces
  • Perform general Handyman tasks to maintain buildings
  • Generally works independently but occasionally will work as a member of a team.
  • Occasional overtime and holiday work will be required
Qualifications
  • Several years of construction or building engineering related experience, preferably within data center environments
  • Trade or Maintenance License preferred
  • High school diploma or GED equivalent
  • Experienced with various types of hand tools and use of diagnostic equipment
  • Physically able to operate electric hand tools, work on a ladder, carry tools and lift and carry up to 70 pounds
  • Able to work in close spaces such as closets, crawl space and able to work on roofs of buildings.
  • Ability to diagnosis problems, make sound decisions, prioritize, schedule and complete multiple tasks
  • Proven safety record and compliance to safe work practices
  • Interpret engineering drawings and equipment manuals
  • CFC Universal Refrigerant Certification
  • Proficient computer skills including e-mail, word and excel
  • Exposure to a CMMS system, such as Corrigo a plus

Job Description

The Critical Facilities Technician (CFT) is responsible for all aspects of data center operations related to critical and non-critical infrastructure, equipment, and systems. They will participate in an unwavering attitude and commitment to safety and reliability within the Data Center. The CFT will drive continual improvements to the operational excellence of the data center by adhering to company standards and industry best practices. They will have a mindset of ongoing learning and development. Any resource who has not completed Level I training within 30 days of employment, and Level II training within 60 days of employment, will not be allowed to work on shift by themselves without a resource that has completed both Level I and II training.

RESPONSIBILITIES

  • Operate and maintain critical and non-critical data center infrastructure, equipment, and systems
  • Work with a team of CFTs to deliver total availability (100% uptime) while minimizing risks
  • Monitor power, cooling capacity, and environmental conditions within the data halls
  • Utilize a Computerized Maintenance Management System (CMMS) as a tool to manage all planned and unplanned data center work
  • Perform preventive maintenance on data center electrical and mechanical equipment
  • Assist with the development, revision, and execution of approximately 200 operating procedures and preventive maintenance inspections, and perform quality control reviews to ensure accuracy, clarity, and continual improvement
  • Assist with the development of Data Center standards and policies when necessary
  • Resolve all electrical and mechanical issues within the Data Center quickly while minimizing risk and properly communicate issues to the appropriate chain of command
  • Respond to emergencies and critical issues as necessary and work independently and as a team, according to staffing and situation, towards complete recovery
  • Troubleshoot and document technical issues, escalates as appropriate, and ensure issue resolution
  • Assist with planning on all corrective issues
  • Assist and/or complete physical and logical installations of T5 services
  • Maintain accurate facility data including, rounds, PM work orders, change management, etc.
  • Maintain strict adherence to change control activities
  • Manage assigned workflow tasks in order to provide timely turnaround
  • Escort and work effectively with outside contractors, ensure they are abiding by critical facility work rules
  • Complete facility rounds at the beginning of each shift to ensure data center and grounds upkeep
  • Follow T5 data center corporate policies and procedures
  • Participate in facility training programs on a regular basis
  • Assist in facility operations, as required
  • Participate in construction and commissioning, as directed by the CFM
  • Work shifts to support 24×7 data center operation, and have flexibility in work hours to cover other shifts
  • On call emergency support as required
  • Adhere to all federal and local safety laws
  • Complete other such duties consistent with your role as you may be assigned by T5FM management

Qualifications

EDUCATION OR EQUIVALENT EXPERIENCE

  • High school degree, required
  • Prior military or technical school training, preferred

Job Description

The Critical Facilities Manager (CFM) has overall responsibility for all aspects of data center management and operations throughout the year. They will create an unwavering attitude and commitment to safety and reliability within the Data Center as they build a team of Technicians, Assistant Managers, and outside contractors capable of achieving the goal of 100% availability. The CFM will drive continual improvements to the operation by creating an expectation of learning and development of their staff.

RESPONSIBILITES

  • Manage the complete physical asset pertaining to the Operation and Maintenance of the critical and noncritical data center infrastructure equipment and systems
  • Build a staff of qualified technicians and junior managers with the necessary skill sets to deliver Total Availability (100% uptime) to T5’s customers while minimizing risk
  • Manage power and cooling capacity and monitor environmental conditions within the Data Halls
  • Resolve all electrical, mechanical and Fire Protection System issues in the data center while minimizing risk and business impact and communicate issues to management and customers in a timely manner
  • On-call 24x7 to respond to all data center emergencies
  • Manage the customer relationship and act as the single point-of-contact for all facility-related issues, including, but not limited to schedules, new business, projects, budgets and expansion and staffing
  • Manage the on-boarding of new sites by working closely with the T5D and T5FM teams to ensure a seamless transition from construction to operations with a goal of 100% compliance with all T5 standards, policies, and lease expectations
  • Manage day-to-day facilities support and operations staff, including coaching, progressive discipline, and separation
  • Oversee the development and accuracy of site-level operating procedures and other documentation
  • Manage oversight from preventive maintenance inspections and provide guidance on how to address issues
  • Determine actionable items to address Quality Control review results
  • Implement and develop standards for using the Computerized Maintenance Management System (CMMS) to manage all planned and unplanned data center work
  • Audit all CMMS databases for accuracy and completeness, produce reports as required at customer request, control system access and user credentials
  • Manage access to the Data Center(s) ensuring the appropriate access control lists are maintained and reviewed regularly
  • Customize planned maintenance procedures and schedules to follow best practices and OEM recommendations
  • Assist and plan with clients on facilities issues
  • Make space and power recommendations to the customer and manage power and cooling capacity and environmental conditions within the data halls
  • Responsible for working with the VP FM to identify, document, and implement new policies and procedures as needed
  • Enforce strict adherence to Customer SLA parameters and Change Control activities, review and approve all system changes (set-points, thresholds, alarm-points, etc.) which could impact customer operations
  • Manage site safety and environmental compliance
  • Responsible for the development and execution of annual opex and capex budgets
  • Approve all facility invoices
  • Work closely with T5HR to identify, evaluate, and hire new employees; ensure new employees are onboarded in a timely manner
  • Set, review and approve employee work/PTO schedules; audit and process employee time and payroll
  • Ensure that T5 training expectations are met and audit the process monthly
  • Identify, vet, and approve all sub-contractors who will perform work on-site
  • Develop PM contract scopes-of-work, negotiate contract terms and conditions, and ensure contract terms are fulfilled
  • Coordinate and guide site-tours for current and future customers and industry groups as needed
  • Assist with coordination with all other T5 groups (Development, Marketing, etc.) as needed
  • Manage onsite special projects as assigned

Qualifications

EDUCATION AND EXPERIENCE

  • Bachelor’s Degree (B.A. or B.S.) from an accredited college or university in a major relevant field of study or equivalent 5-7+ years’ experience in mission critical environments
  • Minimum 5 years direct management of non-exempt shift based employees, required
  • Technical school with an emphasis on mission-critical operations, high-performance manufacturing, or relevant military operations (US Navy a plus), preferred

KNOWLEDGE, SKILLS, ABILITIES, AND COMPETENCIES

  • Exceptional verbal and written communication skills required for interacting with internal employees and leaders, and external contractors and customers
  • Exceptional analytical and decision-making skills required for understanding and evaluating complex problems, including analyzing a problem, identifying solutions, and selecting the best solution

YOUR ROLE:

The Critical Facilities Manager (CFM) is responsible for overseeing all aspects of a large data center or campus, including operations, maintenance, compliance, and personnel management. This role requires strong leadership, strategic thinking, and a deep understanding of data center best practices. The CFM will lead and mentor a team of facilities professionals, ensuring the highest levels of uptime and reliability.

RESPONSIBILITIES
  • Manage day-to-day customer relationship(s) and ensure proper planning, notification, reporting and prompt resolution of any issues to meet all Service Level Agreement commitments
  • Build and foster a positive team environment through inclusion, empowerment, development, and open communication
  • Create, implement, and maintain facility policies, procedures and organizational structure within the boundaries established by management and corporate policy while aligning with federal, state, and local operating regulations or laws
  • Develop and coordinate maintenance agreements, maintenance procedures, testing procedures, and inspections, as well as internal and external audit support
  • Provide 100% uptime of all critical systems including mechanical, life safety, access control, surveillance, monitoring, and control systems utilizing in-house and vendor support
  • Develop emergency response, response management and incident reporting plans
  • Ensure the pro-active delivery of facilities support, capital projects, maintenance planning, and business continuity/disaster recovery planning
  • Develop and manage the operations and capital budgets
  • Use comparative analysis to between mechanical and controls systems performance and key performance indicators to monitor the effectiveness of operational programs through benchmarking and the utilization of best practices
  • Approve all electrical and mechanical corrective issues within the data center to ensure resolution while minimizing risk
  • Perform quality control reviews of processes and completed projects to ensure accuracy, clarity, and continual improvement
  • Audit CMMS work-orders, equipment history records, and schedules to help maintain 100% accuracy in documentation
  • Review responses to deficiency reports and ensures necessary corrective action is taken
  • Insist on strict adherence to change control activities
  • Develop and administer a training program to further the professional growth of the facilities department and ensure a safe working environment for all departments
  • Ensure all vendors and customers are abiding by critical facility work rules
  • Support site specific accreditation efforts
  • Be available onsite during business hours and on call at all other times
  • Keep facility clean and free of debris, including overseeing property management such as janitorial services and landscaping

POSITION OVERVIEW:

The Critical Facility Manager  is primarily responsible for a team (10-15) of highly respected, well-trained, and customer-focused Critical Engineering Technicians (CETs).  With direction from the Director of Site Operations, this manager oversees workflow/work order management, training plans, event management, customer communications, hiring, and performance management of the assigned CET team.  This manager will leverage his or her extensive experience to help guide the team in some of the more challenging aspects of maintenance in areas such as:  critical MOP development, testing plans, sparing approaches, capital planning, end-of-life replacement and expansion of existing facilities while eliminating risk to our customers and their businesses. 

ESSENTIAL FUNCTIONS:

  • Manage the engineering & operations functions at the facility with the objectives of safely and effectively operating machinery and building systems
  • Hold employees accountable on preventive/corrective maintenance of facility equipment
  • Encourage and foster a team-oriented environment through feedback
  • Manage contracted service work at the facility - which requires understanding and developing the scope of service, bidding, awarding, and administering contracts

RESPONSIBILITIES:

  • Train CFEs, as appropriate, in new processes and procedures
  • Direct and maintain the site-specific preventive maintenance and work order program
  • Work with cross function teams on a multitude of projects to further develop the facilities or business
  • Understand the engineering and operational aspects of the building systems; recognize system performance deficiencies immediately and respond to operational and emergency situations
  • Using knowledge of the systems in place, coupled with performance data collected, evaluate the performance of systems, and suggest cost-effective improvements to service and operating efficiency
  • Ensure the availability of an adequate inventory of tools and other supplies to operate the building
  • Protect and improve the value of our assets and ensure that building machinery and systems meet or exceed their expected life
  • Organize administrative functions related to site operations, such as a work orders and maintenance activities, budgets, etc.
  • Assist with the preparation of operational and capital portions of the budget
  • Ensure that major projects performed at the building are properly planned, executed, and closed out in accordance with current best practices in our industry
  • Oversee the activities of contractors working within the building
  • Assist with root cause analysis and troubleshooting/problem solving

QUALIFICATIONS / (KNOWLEDGE, SKILLS, ABILITIES):

  • Bachelor’s degree in engineering, business or related field, or equivalent work experience required
  • 6+ years of experience with advanced understanding of the electrical or mechanical systems involved in critical data center operations such as: feeders, transformers, generators, switchgear, UPS systems, ATS units. PDU units, pumps, air handling units and CRAC units5+ years of direct managerial experience and interpersonal skills strongly preferred
  • Proven record of excellent internal and external customer service
  • Ability to prioritize in a complex, fast-paced environment
  • Ability to communicate well in both oral and written reports
  • Proficiency in Microsoft Office, Outlook, Word, Excel and building automation systems

PHYSICAL REQUIREMENTS/CONSIDERATIONS:

  • Work at heights and from ladders.
  • Perform physical tasks, including moving heavy equipment (50 pounds), operating critical infrastructure, crawling in tight spaces.
  • Work in a noisy environment with ear protection and eye protection.
  • Work in a critical environment with potential for high stress decision making.
  • Perform extended site rounds that could include long distances of walking and long periods of time being away from a desk. Use hands to manipulate small wires and objects.
  • Lift up to 50lbs

The pay range for this role is between $20,000- 140,000(base). Individual compensation packages are based on various factors unique to each candidate, including skill set, experience, qualifications, location, and other job-related reasons. Stream Data Centers offers annual bonus, benefits, flexible time off (vacation), 401k and a variety of other perks and benefits.
