QUALIFICATIONS:

The formal education equivalent of a bachelors degree in land resource management, biology, forestry, or a related field.

KNOWLEDGE, ABILITIES AND SKILLS:

Knowledge of biological, ecological, and environmental principles preferred. Knowledge of land management principles and techniques. Ability to plan, motivate, direct, and evaluate the work of land management employees. Ability to read, interpret, analyze, and use topographic maps, land surveys, legal property descriptions, and aerial photographs. Ability to use a computer and related software. Ability to operate a variety of power tools and equipment, including chainsaws, all-terrain vehicles, weed eaters, brush mowers, and pesticide sprayers. Responsibilities and Duties:

• Develops, plans, and conducts on-site land management activities, including controlled burns, boundary demarcation, trail development and maintenance, according to the provisions of approved management plans.
• Maintain all equipment and supplies for land management, seek, implement, and monitor contracts for land management activities.
• Recruits, trains, and evaluates the work of land management employees. Is the team leader and develops and implements management plan activities, providing training as needed. Performs other duties as assigned.
• Complete any other duties assigned by the immediate or controlling supervisor.

The Land Development Manager is responsible for managing the Division's land development program by directing activities such as roadway construction, water and sewer installation, earthwork, landscape, irrigation activities, vertical construction and public utility coordination.

• Responsible for the successful and timely delivery of new projects through use of construction schedules, contract documents, land development budgets, environmental studies, geotechnical reports, engineering and architectural construction plans and permit compliance reports.
• Work closely with the Area Construction Managers and Director of Construction to deliver completed, ready-to-build home sites.
• Assist in the creation of development budgets during the entitlement process and value-engineer specific aspects of the project design.
• Develop position working relationship with jurisdictional entities all while maintaining land use and development rights.
• Oversee projects from permit approvals through construction, recording plat, final certification and community turnover.
• Oversee and manage all aspects of the field operations related to land development including erosion control, grading, wet utilities, dry utilizes, paving, sidewalks, landscaping, hardscaping, amenities, post construction as builts, certifications and compliance letters.
• HOA management including but not limited to quarterly meetings, budget analysis and improvements to the common open space.
• Responsible for bond maintenance and retrieval of all types of guaranty in use by the division.
• Work with all departments as needed to deliver amenity/recreation centers, common entry landscaping and ensure proper marketing window.
• Responsible for SWPPP management and compliance.
• Regular review of project development budgets with Director of Development for reconciliation.
• Perform additional duties as assigned by the Director of Land Development.

• High School Diploma or equivalent required
• Bachelor's degree in construction management, engineering, or similar program preferred
• Minimum 5 years of experience in land development
• Computer literacy, including word-processing, spreadsheet analysis, project scheduling and data management software
• Must be detail-oriented and a problem-solver able to deal with complex situations
• Valid Driver's License and good driving record
• Valid auto insurance coverage required

Regular, in-person attendance at Company communities/job sites and offices during regular work hours is an essential function of this job. Requires the ability to work in excess of eight hours per day in the confined quarters of a construction trailer, the ability to operate a motor vehicle, read plans, climb stairs and ladders, bend, stoop, reach, lift, move and/or carry equipment which may be in excess of 50 pounds. • Work with and manage consultants to create land development schedules and budgets.
• Manage and maintain construction schedules and budgets to coordinate on-site construction activity for the scope of work with subcontractors and field consultants as necessary, reviewing all active development projects regularly to verify work in progress and contractor activity.
• Ensure that all active construction sites comply with regulatory and safety requirements of jurisdictional agencies and corporate policy by enforcing OSHA safety requirements, traffic and dust control standards, SWPPP control BMPs, and any other permits or requirements.

A day in the life of a Land Development Manager is fulfilling and fast-paced, as it's your job to supervise all land development field activities. You will be the support system, ensuring all assigned projects meet governmental standards and specifications. Most days you will work in the field, coordinating with internal and external teams on land development and homebuilding activities to meet neighborhood level goals and objectives and ensuring the completion of land development improvements for bond reductions and release. Job Summary:

Assists land department Team Members with due diligence, civil / grade plan review, value engineering, and budgeting of residential projects. Full responsibility for phased project scheduling, project buyout & contracting, and construction of assigned projects.

Duties and Responsibilities:

• Participates in the development of land acquisition feasibility studies by preparing initial land development budgets and coordinating geotechnical and environmental investigations.
• Verifies availability and location of all utilities, including sanitary sewer, water, gas and electric.

We're looking for a skilled Land Development Manager to help lead the creation of new communities across Central Arkansas. The Land Development Manager's primary role is to facilitate successful development of single-family subdivisions and timely transfer of lots to the home builder division(s).
