Basic Qualifications

Duties and Responsibilities:

  • Develops detailed critical-path project schedule (MS Project), with Contractor input. Ensures project milestones are met, and lots are delivered on schedule.
  • Initiates and attends weekly on-site meetings with all relevant contractors.
  • Monitors construction progress vs. schedule. Identifies potential project delays and / or risks; implements measures, makes recommendations, and takes steps as necessary to maintain schedule and budget.
  • Full responsibility for land development project budget and cash flows; reviews and approves all pay applications and invoices for accuracy.
  • Secures activation of water / sewer systems per project schedule. Pursues final acceptance and bond release for all infrastructure and improvements.
  • Communicates accurate lot delivery dates to management for use in long-range business plan.
  • Initiate drafting and submittal of final plats in a timely manner, so plats are ready to record according to project schedule. Monitor final plat submittals to ensure timely jurisdictional approval.
  • Completes Hardscape, Landscape and Amenity improvements, and turn over to HOA manager as soon as each area is completed.
  • Assists with special projects as requested and performs additional duties as required.

Requirements

Minimum Education Experience:

Bachelor's Degree in Civil Engineering, Construction Management or related curriculum preferred; minimum 5 years' experience in land development or equivalent experience required. Familiarity of/experience with the Nashville, TN homebuilding market required.

Skills and Abilities:

Excellent verbal and written communication skills for interaction with a variety of people inside and outside of organization. Strong budget-management skills. Decisiveness, good judgment, problem-solving and analytical skills to act with authority and take approved risks in an environment with little direction from others.

We're looking for a skilled Land Development Manager to help lead the creation of new communities across Central Arkansas. The Land Development Manager's primary role is to facilitate successful development of single-family subdivisions and timely transfer of lots to the home builder division(s). The role will report to the Vice President of Land. The position will oversee and/or collaborate with a cross-functional team to effectuate design & engineering, quantity & cost estimates, construction administration & management, personnel management, and all other aspects of development necessary to stay on time and budget. Duties & Responsibilities

  • Oversee site inspections for raw land and developed lots

Job Description

The primary role of the Land Development Manager is to be responsible for overseeing development projects from pre-acquisition through closeout to ensure communities are delivered on budget and on schedule.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Assist in development-related due diligence items for potential acquisitions, including preparation of budgets, schedules, and reviewing construction drawings
  • Value engineer plans during due diligence phase and as project develops
  • Provide detailed cost analysis and schedules for projects
  • Create bid packages for consultants and trade partners
  • Negotiate projects with consultants and trade partners to achieve most economical and efficient outcome
  • Provide detailed bid analysis, in order to award contract
  • Work with local, state, and federal jurisdictions to receive necessary permits for development
  • Present community information to internal and external groups
  • Manage consultants, trade partners, governmental agencies, utility providers and others to keep projects on time and budget
  • Oversee development budgets and cash flows from project conception to closing for accountability and accuracy
  • Develope and implement systems/processes that will improve operational quality and efficiency
EXPERIENCE, SKILLS, KNOWLEDGE
  • Bachelor's degree in a related field
  • 3-5 Years of experienceExceptional communication skillsboth written andverbal
  • Comfortable presenting ideas and solutions to leadership and key businesspartners
  • Strong attention to detail
  • Strong organizational skills and time management skills
  • Ability to establish and maintain strongrelationships
  • Proficient in MS Excel, PowerPoint, and Word
  • Valid Driver's license

What You'll Do
  • Achieve timely planning and engineering approvals for civil, landscaping, utilities, etc. to ensure that all approvals are obtained in a timely manner and according to the project's schedule
  • Develop and analyze conceptual plans and coordinate with Sales & Marketing to produce market driven plans, incorporating flexibility to adapt to changing market conditions
  • Produce financial budgets and evaluations of all plan alternatives
  • Initiate, manage and execute land development and planning approval schedules
  • Manage team of Consultants for the timely completion of all deliverables
  • Create, update and monitor land development budgets; manage cost to completion reports, and produce cash flow forecasting
  • Oversee and review engineering and landscape design to meet schedules and achieve most timely/cost effective and customer-friendly construction techniques and designs
  • Review overall earthwork strategies to minimize costs and avoid import/export of material
  • Actively participate in acquisitions and due diligence
  • Procure construction, engineering, landscaping and other consultant services
  • Process subdivision, utility and development agreements to secure necessary capacity and services
  • Communicate and coordinate with construction operations team
  • Make regular site visits and attend community meetings as needed
What You Bring
  • Bachelor's degree in Engineering, Planning, Housing and Urban Development, Construction Management or related field
  • Prior work experience in similar role specifically involving project management
  • Prior supervisory experience
  • Excellent project management skills, including budgeting, scheduling, and directing team's work efforts
  • Strong understanding of land development process and its related disciplines, such as planning and engineering
  • Business acumen and the ability to create budgets and maintain cash flows
  • Strong communication and negotiation skills verbal and written
  • Excellent organizational and time management skills with ability to meet deadlines
  • Experienced in reading various types of maps (topographical, zoning, etc.) and engineering plans
  • Demonstrated success in the homebuilding and land development industry
  • Computer literacy (MS Outlook, Word, Excel and Project)
Bonus Points
  • Master's degree in Construction, Real Estate or related program preferred
  • PE Certification preferred

One should be experienced and knowledgeable in municipality code and approval process for development code and process of developing residential land. Further explanation of the day-to-day duties are managing job cost, development budgets, daily sit visits, storm water permitting, troubleshoot issues and complaints as they arise, deliver developed lots to home builders on time and per plan.
