**Position Description:**
The Maintenance Associate Director provides leadership and direction to the maintenance and reliability groups within the site engineering organization. The Maintenance Associate Director ensures that maintenance and reliability deliverables are sufficiently resourced and qualified to support the Small Molecule, Peptide, and Oligonucleotide production goals and business agenda. The Maintenance Associate Director is directly responsible for developing and maintaining the reliability and maintenance technical programs.
In the project delivery phase and startup phase of the project (startup expected 2025 to 2027), leadership roles will be fluid and dynamic as we endeavor to support the project delivery, build a new organization, develop and implement the necessary systems and business processes required to support GMP operations, and build the site culture. This will require significant collaboration, creativity and resilience as the site grows to a full scale GMP manufacturing through start up.
**Key Responsibilities:**
+ Responsible for supervising and coaching maintenance supervisors, reliability engineers, and other staff, including completing performance reviews and development planning.
+ Provide maintenance work coordination in support of all manufacturing areas and site objectives and provide maintenance input to key functional groups and partners.
+ Oversight of maintenance and reliability staffing including recruitment, resource planning, and succession planning.

Leads and directs the functions of Facilities and Maintenance. Consults with and advises senior leadership relative to facility operations to ensure optimal functioning. + Plans, organizes, coordinates, and controls plant operations and maintenance activities in the West Market. Ensures Essentia's physical structures and operating equipment are properly maintained and comply with local and federal cods and standards
+ Develops and reviews Essentia's system departmental policies and procedures concerning the physical operations and maintenance of the facilities. Ensures department staff are aware of all federal, state and municipal regulations, codes and standards
+ Responsible for financial performance of areas managed by attaining all expense budgets and cost containment targets; assuring that expenditure authority and level are adhered to; and forwarding, in a timely manner, all appropriate PO's, invoices and financial details to the appropriate sources
+ Assures continued accreditation, renewal of licenses, and adherence to rules and guidelines set forth by applicable regulatory agencies
+ Supports and coordinates construction related activities with regional capital construction resources including an advisory role in the development and implementation of the Master Facility Plan, as required
+ Contributes to technical support by: forecasting and ensuring organization wide strategies on a wide range of complex issues including infrastructure equipment, HVAC equipment and facilities, video conferencing equipment, telephone, and network installation in partnership with technical teams for network problems; and driving state-of the-art solutions used by others to test newly installed machines and equipment to ensure contracting specifications are fulfilled
+ Supports facility improvement and budget management by: developing strategies and defining metrics used to gain efficiencies in and prioritize program budget for improvement projects; identifying specific facility, renovation, and operational programs that will support the strategic direction of their organization; overseeing the maintenance projects across their organization such as designing, remodeling, renovating, and equipping facilities with capabilities to reduce costs and improve service; and driving long-term plans to track their organization-wide maintenance projects and methods to track project equipment
+ Develops and oversees Facility audits to identify compliance gaps and ensures physical life safety measures are in place
+ Develops and oversees facility documentation requirements for regulatory readiness
+ Supports the standardization of the system level Environment of Care and report out requirements
**Licensure/Certification Qualifications:**

+ Bachelors degree from an accredited school of civil, mechanical or electrical engineering or equivalent field of study or equivalent years of experience in field

**Purpose:**
The Sr. Director of Engineering and Maintenance is responsible for planning, organizing, directing and controlling Maintenance and Engineering functions.
**Responsibilities:**
+ Responsible for providing comprehensive reporting of capital needs, infrastructure conditions and compliance regulations specific to facilities engineering.
+ Provide hospital(s) emergency management representation and provide leadership in both preparations and responding to emergencies as they may arise.
+ Support construction activity and project management both in collaboration with Construction Management and facilities operational perspective, including ILSM, ICRA and compliance with direct project management responsibilities when logistically appropriate or advantageous in concert with Senior Regional or AVP of Facilities for the region.
+ Manage comprehensive facilities activity, conditions, risk reports and communicate these activities to the Corporate VP of Facilities Engineering.
+ Analyze the cross support and opportunity among the regional hospitals and facilities and initiate action to support those opportunities.
+ Oversee the systems operating goals and objectives administering all programs within the System meeting standards set forth by JCAHO, federal codes, state codes and city codes. Understanding that failure to meet these standards may place the facility and/or its employees in jeopardy and/or risk.
+ Establish and maintain departmental organization through the development of a sound organizational structure, policies and procedures for operational standards, safety, training, energy management, information systems, working standards, etc. noting quantifiable expectations for quality and quantity of work.
+ Responsible for all personnel reporting to or through his designees. This is to include the development of proper and timely performance appraisals, the establishment of annual review and job descriptions, the establishment of a training and educational program including monthly in-services to meet JCAHO, safety and departmental needs, as well as craft in-services on specific hospital equipment as required for the proper performance of all craftsmen and staff.
+ Directly responsible for the timely and accurate development of annual capital offering budgets for those hospitals he maintains direct responsibility for and shall participate and assist other UPMC Hospitals in the development of annual operating budgets.
+ Directly responsible for the timely development and implementation of an operating plan for Engineering and Maintenance to include energy management, product and service acquisition and organizational redesign and structure.
+ Directly responsible for the establishment and maintenance of all hospital and facilities maintenance. This is to include, but not limited to, hospital wide preventive maintenance program, all powerhouse operations, all grounds maintenance, the repair of all facilities, as well as the management of in-house maintenance staff and responsibility for renovations and facelifts.
+ Directly responsible for the management of all Engineering and Maintenance information systems as required to meet JCAHO codes, etc. This is to include, but not be limited to, maintenance information systems, preventive maintenance systems, building automated control systems, material management systems and financial systems.
+ Develop and maintain an organizational structure appropriate to achieve the organizational objectives of the Engineering and Maintenance Department.
+ Achieve economic and efficient operations consistent with various hospitals' missions, goals and objectives maintaining the principles of cost containment.
+ Maintains UPMC Hospital's comprehensive preventive maintenance program to ensure it provides reliable and economical operations and promotes patient, employee safety while complying with all standards.

+ Initiate and manage the corporate maintenance programs based on best practices in the FMGC industry, with an emphasis on equipment criticality, time-based maintenance & condition-based maintenance, effective planning, and scheduling, completing high quality maintenance repairs, and safety, health & environmental policies and procedures.
+ Analyze operational data and equipment performance history to deliver improvements in critical maintenance related metrics including unplanned downtime, PM compliance, schedule compliance, Mean-Time-Between-Failures, and maintenance related costs.
+ Partner with HR to develop criteria, testing protocol, and partnerships to accelerate the identification and hiring of highly skilled maintenance associates.
+ Identifies technical training and development of mechanical/electrical talent throughout the organization; works with plant management to recommend training programs.
+ Develop and deliver comprehensive maintenance and reliability tactical training to maintenance resources; conduct workshops, benchmarking trips and effectively measure results tied to activities that enhance the plant's asset reliability.
