Project Cost Estimation
- Knowledge and familiarity with related fields of work such as electrical, mechanical, structural, environmental, civil engineering, filling & packaging, and chemical industry to sufficiently create either high-level budgetary estimates or specific line-item estimates.
- Expert Level knowledge in at least two of the abovementioned fields or high-level experience in 4 areas.
- Ability to create detailed line-item (Class 3 to Class 4) cost estimates, reviews work orders, programming documents, design documents, or similar project documentation.
- Highly Proficient in use of cost estimating software. RS Means and ProEst shall be the preferred software, while Procore and others shall be considered.
- Highly proficient in Computer Aided Design (CAD) Programs.
- Ability to navigate and use AutoCAD Plant 3D, AutoCAD P&ID, Revit, Navisworks and Inventor
- Highly proficient in the use of the Autodesk Construction Cloud and use of Cost Module within the ACC.
- Expert level proficiency with MS Office/Excel software.
- Proficiency in On Screen Take-off OST)
- Proficiency with Bluebeam REVU and familiarity with Matterport software.
- Performs economic analyses as required. Ability to calculate NPV, IRR along with understanding of various depreciation methodologies (Straight line, Double Declining, MACRS).
- The primary responsibility of a cost estimator; provide accurate cost estimates for a manufacturing projects. Expertise and knowledge of industry standards to calculate the anticipated expenses, including material costs, labor costs, equipment costs, subcontractor fees, and overhead expenses. Utilize cost estimating software or create detailed spreadsheets to break down costs item by item and division utilizing MasterFromat, CSI codes of divisions, section and subsections
- Conduct research to gather data on material prices, labor rates, equipment costs, and other relevant factors. Stay updated with market trends, supplier prices, and industry benchmarks to ensure their estimates reflect current market conditions.
- Determine the quantities of materials, equipment, and labor required for a project.
- Read and interpret architectural and engineering drawings, perform take-offs, and use measurement tools to quantify the number of resources needed accurately.
- Evaluate potential risks and uncertainties that may impact the project's cost. Consider factors such as market volatility, unforeseen circumstances, and changes in regulations to incorporate appropriate contingencies in their estimates. Development of a geographical pricing strategy is a practice of adjusting the price of a product or service depending on the geographical location.
Project Management
- This role includes the use of a variety of problem solving and Project Management methodologies.
- Incumbent participates in division-level programs and is a key member of project teams to ensure the successful completion of project objectives while pursuing improvement projects.

- Take the lead in all Lump Sum Competitive Bidding for select projects.
- This position requires a strong understanding and connection with the Subcontractor community in the office's region, and the surrounding communities. Established relationships and the ability to establish relationships with Subcontractors is essential to success.
- You will be helping owners validate and manage their budget through the design process with the objective of determining a responsible subcontractor bid day cost.
- Perform quantity takeoff and pricing of all system components, inclusive of labor, material, and subcontractor overhead and profit.
- Use On-Screen Takeoff and Office Suite products to prepare estimates.
- Develop and maintain relationships with vendors and subcontractors to validate and confirm costs and unit costs.
- Assist the design team with value added suggestions and pricing exercises.
- Support the Project Managers with detailed scopes of work for bidding and post bid scope reviews with subcontractors.
- Review subcontractor bids and submittals for conformance with the specifications.

- No one can be a subject matter expert in all aspects of construction. We are looking for a candidate who has a passion for construction and can demonstrate they understand the sequence and techniques used in the construction industry.

The successful candidate should be able to quantify all the designed components of the systems but also reasonably "fill in" the gaps and include cost allowances for the incomplete components of the systems.

POSITION SUMMARY
Demonstrates proficiency in all core estimating technical skills. Assists Lead Estimator on projects and leads smaller projects. Trains entry-level Estimators. Identifies design gaps and provides complete estimate. Assists with leading the preconstruction process.
PRIMARY RESPONSIBILITIES
Preconstruction
- Manages project estimates and coordinates with project team to manage the preconstruction process in a smooth and efficient manner.
- Assists or leads communication with design team and compiles questions and discusses with architect and client in written communication to clarify any unknown areas in the project.
- Participates in owner and project meetings.
- Develops understanding of planning, permitting, utilities, and sequence of the entire project (preconstruction through warranty) with project scheduling.
- Assists with development and coordination of preconstruction schedules to coordinate preconstruction tasks.
- Develops ability to understand, create, and implement PFP plan and overall project strategy.
- Understands and creates master budget and manages project team.
- Coordinates with and presents information to internal departments efficiently.
- Obtains exposure to tracking individual project preconstruction costs.
- If desired, cross-trains within McCownGordon (field engineer or project engineer).
- Assists or leads the estimate development, including quantities and initial pricing as required by the contract or project team and reviews with Lead Estimator.
- Reviews, understands, and communicates risks, scopes, design gaps of project documents (specifications, plans, and front-end documents).
- Develops scopes of work to convey to the design team and client what has been included in the proposal.
- Works with Lead Estimator to define un-designed items that need to quantified or priced.
- Assists in establishing required estimate reports for review of McCownGordon team prior to submittal.
- Completes clarifications as appropriate for each budget update or bid.
- Prepares estimates, including reviewing what is required to build a complete project.
- Identifies risk items associated with project and discusses them with the project team and identifies ways to mitigate the risk.
- Gains knowledge to review the quantity survey performed by others.
- Checks and reviews accuracy of quantities.
- Assists with development of cost strategy.
- Masters knowledge of waste factors and understands labor productivity based on project conditions.
- Sets up bid tab sheets for trade partner bid process and analysis.
- Reviews the complete set of documents for items to be quantified, priced, and included in the proposal. Relays pertinent information to the project team.
- Leads bid and trade partner selection process.
- Coordinates with Senior Leadership for development and approval of GMP.
- Plays an active role in pre-bid meetings.
- Develops and manages trade partner bid list.
- Follows up with trade partners prior to bidding to verify phasing requirements and, determine whether they are participating in the bid and to answer questions.
- Confirms schedule with trade partners and material vendors to ensure materials and manpower is available to meet the client's and McCownGordon's schedule.
- Identifies long lead items and risks.
- Ensures that materials are available for the project and included in bids by coordinating with trade partners market and suppliers.
- Leverages trade partner relationships in requesting and obtaining proposals.
- Attends networking events and continues to develop new and existing contacts with trade partners and design teams.
- Develops strategic relationships with industry professionals.
- Develops strong relationships with trade partners through work and professional outings.
- Bachelor's Degree in Construction Management, Engineering, or related field, or equivalent combination of education, training, and experience.
- 3+ years' experience in Estimating or Preconstruction role.
- Proficiency in computer applications, including Sage/Timberline Estimating, MS Project, Microsoft Office applications, On-Screen Take Off, and any other company standard software appropriate for the position.
- Demonstrated ability to take a leadership role on projects.
- Proven track record of proactive approach to issues/management.
- Strong fundamental knowledge of establishing and maintaining a budget.
