This leader will ensure reliable, compliant, and optimized operation of third-party operated properties housing OCI's mission-critical infrastructure. The role is responsible for operational excellence, robust team leadership, strategic vendor and landlord management, and ensuring OCI sites meet the highest standards for security, uptime, and efficiency, while supporting effective community engagement and seamless site commissioning.
**Key Responsibilities:**
+ Oversee all aspects of data center facility operations at North American NNN leased sites, including preventive maintenance, incident response, environmental monitoring, and lifecycle management.
+ Develop and implement operational strategies aligned with Oracle's security, health, safety, and environmental standards, in close coordination with local and federal regulations.
+ Serve as OCI's primary point of contact with property landlords and third-party vendors under NNN lease agreements, ensuring adherence to service level agreements (SLAs) and lease obligations.

**Qualifications:**

**JOB SUMMARY**

+ Maintains current certificate of insurance and hold harmless agreements for all contracted vendors.
+ Prepares budget, profit plans, and capital requests as required.
+ Evaluates metrics and adjusts activities to meet or exceed performance expectations.
+ Suggests efficiency ideas, cost reduction measures and assists with the implementation of changes within fleet and facility maintenance duties, beverage, power industrial equipment and security.
+ Establishes preventative maintenance schedules for all systems, equipment, and buildings including: ammonia refrigeration system, Heating, Ventilation, and Air Conditioning (HVAC) systems, fire protection and security systems, electrical and energy management, dock doors/dock plate systems, power industrial equipment, building components (roof, interior and exterior floors/walls, doors, paved surfaces and landscaping).
+ Oversees, assigns and monitors all fleet and facility projects for quality and timely completion.
+ Utilizes maintenance tracking software for task management.
+ Conducts audits ensuring all required inspections and documentation are completed accurately (including but not limited to food safety documentation, DOT records, EPSM, PSM, etc.) and retained to ensure a minimum potential for loss.
+ Preserves associate relations through regular department or pre-shift meetings.
+ Maintains on-going interaction.
+ Keeps open communication channels with associates by answering questions and explaining policies and procedures.
+ Monitors associate morale.
+ Submits and responds to ideas to improve associate engagement and enablement.
+ Interprets trains and consistently enforces Company policies and procedures.
+ Organizes efforts with the Safety department to aid in training, conducting associate observations, up-dating preferred work methods, conducting accident investigations to determine root causes and routine safety inspections. **QUALIFICATIONS**

**About the role**
The Senior Project Manager provides project management consulting services for our high-profile client account in Atlanta, GA. The Sr. Project Manager will achieve the company's strategic business objectives during multi-use facility renovation projects globally including Latin America with an emphasis on corporate headquarters in Atlanta, GA. **CBRE/T&T is looking for a bilingual candidate (English/Spanish) to lead project meetings for Latin American partners.**
As part of the Project Management function leads the management of projects from initiation through completion while serving as the owner's representative. **Role requires an onsite presence up to 3-5 days/week in Atlanta.**
**CBRE/T&T may provide relocation assistance to Atlanta, GA for the right candidate.**
**What you'll do**
Manage all areas of project management for multiple real estate projects. This includes planning, design, construction, occupancy, and closeout.
Work directly with clients to prepare all elements of the project. This includes the scope of work, project delivery resource requirements, cost estimates & budget, work plan schedule & landmarks, quality control, and risk identification.
Define the project delivery resources from pre-qualified lists or through the project qualification process. Conduct complex requests for proposals, complete bid evaluations, and recommend resources to clients.
Facilitate the development of a charter and coordinated timeline.
Ensure all functions remain on schedule and issues get resolved or raised.
Facilitate bilingual (English/Spanish) update meetings to review project status for active and pending US and global renovation projects.
Collaborate to develop solutions and guide the project team through implementation and completion.
Apply sophisticated knowledge to seek and develop new, better methods for accomplishing both individual and department objectives.
Mentor others to develop in-depth knowledge and expertise in most or all areas within the function.
Lead by example and model behaviors that are consistent with CBRE RISE values (Respect, Integrity, Service, and Excellence). Anticipates potential objections and persuades others, often at senior levels and of divergent interest, to adopt a different point of view.
Impact the achievement of customer, operational, project, or service objectives across multi-discipline teams. Work is guided by functional policies which impact the design of procedures and policies.

Communicate difficult and complex ideas with the ability to influence client partners.

Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future
+ Bachelor's Degree preferred with 8-10 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.
+ Bilingual in English & Spanish. Portuguese is a plus.
+ Proficiency in Microsoft Office Suite (Word, Excel, Outlook) and MS Project, Smartsheet

We are seeking a skilled and dependable CNC Maintenance and Facility Technician to join our team in South Windsor. This individual will be responsible for maintaining, troubleshooting, and repairing CNC machines and associated equipment, as well as supporting general facility maintenance needs.
The ideal candidate has a strong background in mechanical and electrical systems, experience with CNC machinery and a proactive approach to preventative maintenance and workplace safety.
Key responsibilities (CNC Maintenance):
+ Perform preventive and corrective maintenance on CNC machines (e.g. mills, lathes, routers).
+ Replace and repair defective components, wiring and tooling as needed.
+ Diagnose mechanical, electrical, and hydraulic issues with CNC equipment and related systems.
+ Maintain accurate maintenance logs, service records and parts inventories.
+ Coordinate and assist with machine installations, relocations, and calibrations.
+ Coordinate with external suppliers and maintenance companies to ensure timely and accurate completion of work.
+ Work with a sense of urgency and accountability to support machine-down mitigation efforts.
Key responsibilities (Facility):
+ Conduct routine inspections and upkeep of building systems, including lighting, HVAC, plumbing and electrical.
+ Assist with general building repairs such as doors, walls, floors, and safety equipment.
+ Support workplace safety initiatives and ensure compliance with OSHA and EMI standards.
+ Manage vendors and service contractors for facility-related projects and repairs.
+ Maintain cleanliness and organization of maintenance areas and tool storage.
+ Maintain records and be capable of preparing reports on maintenance.
What You Bring:
+ High school diploma or GED required; technical certification or associate degree preferred.
+ Minimum 1 year of experience in CNC machine maintenance, preferably in a manufacturing environment.
+ Familiar with OWM machine controllers (i.e. FANUC) and Mazak products.
+ Strong knowledge in mechanics, electrical, electronics, hydraulics, pneumatics, and PLC.
+ Ability to read documents and drawings (i.e. blueprints, manuals, wiring diagrams, etc.).
+ Proficient in using hand tools, power tools and diagnostic equipment.
+ Strong communication and organizational skills.
+ Ability to work independently and as part of a broader team.
Physical Requirements:
+ Ability to lift up to 50 lbs.
+ Standing, walking, bending, kneeling and climbing for extended periods
