Job Responsibilities:
+ Performs minor electrical maintenance to include but not be limited to replacement or repair of fixtures ( e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools.
+ Performs minor plumbing maintenance ( e.g. replacement or repair of leaks in drains and faucet , unclogging of drains, replacing drain hoses buildings , etc.).
+ Performs minor painting, carpentry and masonry work (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc.).
+ Prepares the surfaces and paints various structures and equipment ( e.g. walls, heavy equipment, evaporative coolers, floors, roofs, doors, restroom facilities, etc.) to preserve wood and metal parts from corrosion and maintain a safe, comfortable working environment using various painting equipment and related tools ( e.g. sprayers , rollers, brushes, thinners, etc.).
+ Order parts and maintain required documents.
+ Performs other work-related duties as assigned.

+ Basic understanding of electrical, plumbing and carpentry.

**JOB SUMMARY**
This is an Operations position responsible for assisting facility technician II & III with maintenance activities associated with general maintenance and repair of the facility, automatic retrieval systems, dock equipment, minor repair of electrical devices, light plumbing, fleet shop, and security.
**RESPONSIBILITIES**
+ Demonstrate an understanding and adherence to all work safety policies, procedures, and governing requirements
+ Learn/gain knowledge of controls and electric (high and low voltage)
+ Learn/complete small electrical repairs and welding projects as needed.
+ Learn/gain knowledge of refrigeration operator I
+ Completes all special projects associated with building or grounds, as requested. Includes but not limited to moving furniture or fixtures
+ Changing lights
+ Completing basic maintenance and repair needs to ensure the timely completion of all maintenance needs.
+ Maintains facility assets through scheduled preventative maintenance and repair activities which includes but not limited to roof inspections and minor repairs
+ Concrete and asphalt paving inspections and minor repairs
+ Concrete industrial wear-slab inspections and minor repairs including joint cleaning, routing, and filling
+ Product racking inspections and minor repairs
+ Automatic Storage and Retrieval System (ASRS) inspections and minor repairs
+ Dock equipment (IE: Mechanical, electrical, hydraulic pit or vertical dock levelers; manual or electric dock doors; manual, electric, or hydraulic truck restraints; dock seals or shelters), inspections and repairs
+ Performs all other duties as assigned
+ Responsible for logging time and materials into the computerized maintenance management system (CMMS) on a daily basis in the form of work orders, P.M.s, etc.
+ Assist Facility II or III with ePSM inspections and logs
+ Participate in departmental on-call program, as designated
+ Process work requests and turn in completed work requests in a timely and professional manner
+ Maintain all tools and equipment in clean, safe, working order
+ Adhere to all safety requirements and wear the proper Personal Protective Equipment required by the job
+ Respond to emergency situations to ensure employee and facility safety
+ Champion overall safety in the department
+ Comply with OSHA, and other local, state and federal regulations
+ Adhere to Organization and the Facilities Department policies and procedures including appropriate attire, grooming, and attendance
+ Interact effectively, build relationships, and demonstrate a high level of cooperation
**QUALIFICATIONS**
**Education**
+ High School diploma or general education degree (GED);

Qualifications
Possession of a State of Maryland Journeyman's Electrician License

**General Summary**
The Facility Manager (FFP - Shops) is responsible for managing day-to-day operations, maintenance, and service delivery within government-owned or leased facilities under a Firm-Fixed-Price (FFP) contract. The role oversees skilled trade shops (HVAC, electrical, plumbing, structural, etc.) to ensure tasks are completed safely, on time, within budget, and in compliance with contractual obligations.
**Essential Duties and Responsibilities**
+ Oversee the execution of scheduled and unscheduled maintenance, service calls, and repairs within the scope of the FFP contract.
+ Supervise and coordinate daily activities of shop leads and trade personnel, ensuring efficient workflow across multiple facilities and systems.
+ Ensure all work is performed in accordance with contract requirements, technical specifications, and applicable codes.
+ Implement and manage preventive maintenance programs using CMMS or other systems as directed.
+ Monitor and report performance metrics, labor utilization, and material usage to support compliance and invoicing.
+ Enforce safety procedures and standards across all shops and work areas.
+ Coordinate with government representatives, subcontractors, and internal teams to schedule and deliver work without disruption to facility operations.
+ Support quality assurance (QA) efforts by conducting routine inspections and addressing deficiencies promptly.
+ Maintain documentation for work orders, inspections, permits, and deliverables as required under the FFP contract.
+ Assist with budget tracking, material procurement, and inventory management.
+ Respond to emergencies and manage after-hours calls or escalations as needed.
**Knowledge, Experience and Skill Requirements**
+ Graduation from a standard high school or possession of a high school equivalency certificate. Associate's or Bachelor's degree in Facilities Management, Engineering, or a related field preferred.
+ Minimum 5 years of experience managing O&M (Operations & Maintenance) or shop operations in a government, commercial, or institutional setting.
+ Experience working under Firm-Fixed-Price (FFP) or IDIQ federal contracts is highly preferred.
+ Strong leadership skills with proven experience managing multi-disciplinary maintenance teams.
+ Familiarity with CMMS software, facility codes, and trade practices (electrical, mechanical, plumbing, carpentry, etc.).
+ Proficient in Microsoft Office Suite (Excel, Word, Outlook); ability to generate reports and schedules.
+ Must pass a background check and be eligible for access to federal facilities or secure sites.
**Preferred Certifications**
+ Facility Management Professional (FMP) or Certified Facility Manager (CFM)
+ OSHA 30-Hour Construction or General Industry
+ USACE CQM-C (Construction Quality Management for Contractors)
+ Trade-specific certifications (HVAC, Electrical, Plumbing, etc.)
**Physical, Environmental and Sensory Requirements**
+ Combination of office and field-based supervision.
+ Exposure to mechanical/electrical systems, shop environments, and routine physical activity.
+ Must be able to occasionally lift up to 50 lbs. and navigate facility infrastructure (crawlspaces, rooftops, etc.).
+ Physical demands include intermittent sitting, standing, and walking, and occasional bending, reaching and lifting.
+ Limited exposure to elements such as heat, cold, noise, dust, dirt, chemicals, etc. but generally not to the point of being disagreeable.

**Job Summary**
We are seeking a Facility Attendant to join our Insourcing Solutions team, located in Gaithersburg, MD.
As the Facility Attendant, you will perform general housekeeping to maintain a clean SOP-compliant facility and provides as-needed support of vivarium operations
Additional responsibilities include:
+ Remove trash, sweeps, mops and provides general cleaning and sanitization of all areas, including floors, corridors, stairwells, restrooms, necropsy, facility surgery clinic and procedure rooms. Performs said duties in other facilities as needed.
+ Clean and re-supplies bathrooms as needed.
+ Scrub down and sanitize rooms.
+ Transports equipment and supplies between rooms and facilities.
+ Assists in the repair and maintenance of cage wash equipment according to applicable SOPs.

**Job Qualifications**
The minimum qualifications for the Facility Attendant are as follows:
+ High school diploma or GED.
+ Minimum of 6 months previous experience with housekeeping/sanitization duties and equipment; experience with the receipt and safe handling of chemicals, detergents, and disinfectants.
+ Experience with cagewash equipment and other large machinery preferred.

- Consistently reports promptly for work, utilizes time wisely, and maintains an acceptable pattern of attendance that must not adversely affect the overall productivity of the group, infringe on coworkers, or adversely impact the overall cleanliness of the facility
- Perform seasonal tasks including: snow and ice removal, salt spreading, grass mowing, line trimming, mulching, raking, policing grounds for trash, and weeding.
- Perform deep cleaning tasks including: refinishing tile floors, refinishing wood floors, high cleaning from a ladder or man lift, washing furniture, and deep cleaning carpet.
- Perform as-needed custodial tasks including: graffiti removal, replacing light bulbs and ceiling tiles, unclogging plumbing fixtures, painting, minor repairs on custodial equipment, and minor maintenance and repair of building furniture and equipment.
- Consistently respond positively to change while showing a willingness to learn new ways to accomplish work.
Safety Duties:
- Maintain work areas in a clean, safe, and sanitary manner and ensure all work is performed in accordance with OSHA, trade specific, and FCPS standards/policies/procedures.
- Monitor activities in and around all work areas for the purpose of preventing injuries and insuring site safety.
- Operate powered work platforms, man lifts, forklifts, tractors, snow blowers, lawn mowers, and string trimmers according to applicable regulations and safety procedures.
- Operate, inspect, and maintain tools and equipment for the purpose of insuring availability in safe operating condition.
- Communicate immediately any unsafe working condition, broken equipment, or any issue requiring the submission of a work order.
- Works in a safe and efficient manner at all times and reports all incidents to the lead or assistant lead where conditions or working habits of others may be unsafe for staff, students or others.

- Able to walk, sit, stand, climb, balance, stoop, kneel, twist, reach above shoulders, crouch, or crawl for varying periods of time.
- Able to access elevated workspaces via ladders and man lifts.
- Able to work in environments subject to hot and cold temperatures along with hazards such as: airborne particulates, chemical exposure, plant pollens, blood borne pathogens, and falling.
- Must be able to employ the personal protective equipment necessary to protect against these situations.
- The employee must regularly lift and/or move up to 50 pounds and occasionally lift and/or move over 50 pounds.

- The work environment requirements of this position include: exposure to inclement weather, exposure to dust/fumes, exposure to hazardous equipment, work around moving mechanical parts, work on and off moving equipment, work on slippery surfaces, and exposure to high noise levels.
