GK Real Estate is seeking a HVAC/Maintenance Technician to operate, maintain and repair all equipment used for heating, ventilation and air conditioning for the shopping mall. This includes operations of a central plant utilizing a central chilled water plant to provide cooling to all buildings. Will also supplement general building maintenance tasks as needed.
Key Responsibilities:
• Learn locations of all HVAC equipment and how they relate to each building.
• Maintain and repair all HVAC equipment and components to manufactures
recommendation, i.e. valves, motors, belts, bearings, filters, and lubrication etc.
• Learn basics of equipment management controls to be able to start, stop, seek status or change conditions on HVAC systems.
• Make rounds of all equipment rooms identifying and repairing any potential problems.
• Works with outside vendors, engineers and consultants on projects affecting HVAC systems
• Must be able to replace bearings and seals on centrifugal pumps, change bearings on fan systems, motors and pumps shafts.
• Need to be able to run the Chiller plant to maintain system temperatures and equipment runtimes.
• Must be familiar with cooling tower operations and repair potential problems.
• Must be able to service, install, repair and replace refrigeration systems including split systems, chillers, packaged units, etc.
• Planning and scheduling repairs.
• Conducting periodic quality checks on equipment and systems to ensure everything is up to standard.
• Respond to fire alarms systems and be familiar with fire panels.
• Performing general maintenance tasks including landscaping, painting, and carpentry.
• Must have 4-6+ years direct experience in HVAC and chiller/boiler operation and maintenance.
• Must have basic knowledge of computer operation for use on our energy management system.
• Understanding of the different types of air distribution systems such as VAV, Double duct, etc.
• In-depth knowledge of electrical and hydraulic systems.
• Advanced understanding of general maintenance procedures and techniques.
• Effective problem-solving abilities.
• Excellent written and verbal communication skills.
• Must be well-organized and have the ability to prioritize tasks.
• Physically capable and available to work overtime including weekends, public holidays, and evenings.
• Must be able to work from a ladder.

About the Opportunity

As an HVAC Maintenance Technician, your responsibilities will include:
- Performing maintenance tasks in various trades, including
