MAINTENANCE TECHNICIAN

The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Maintenance Technician is also responsible for the make-ready process in a manner consistent with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.


Essential Duties & Responsibilities

  • Community Maintenance
  • Regular/daily onsite attendance is required
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
  • Ensure all repairs and replacements necessary for community common areas and units
  • Assist with the scheduling and performance of all maintenance/repair-related turn events
  • Assist in the daily clean up of the exterior of the community, including grounds, breezeways, and all common areas
  • Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs
  • Inspect grounds, buildings, and other community features daily to daily to identify, minimize and correct hazardous property conditions or liability concerns
  • Maintain preventative maintenance program that extends the life of the community while minimizing future repairs
  • Responsible for understanding and following Asset key policy
  • Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines
  • Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices
  • Participate in unit inspections as requested
  • Assist Maintenance Supervisor with monitoring inventory of equipment and supplies as requested
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
  • Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
  • Participate in on-call emergency at community
  • Utilize property resources, equipment and supplies economically
  • Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
  • Customer & Resident Relations
  • Manage excellent customer service and monitor service request turnaround and responsiveness
  • Projects a favorable image of the community to achieve property objectives and public recognition
  • Ensure consistency in dealing with residents on all matters
  • Enforce policies of the community that the immediate supervisor delegates


Education/experience

  • High School Diploma or Equivalent
  • Ability to understand and perform all on-site software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.


Physical requirements

  • While performing the duties of this job, the employee is regularly required to move about to accomplish tasks or move from one worksite to another
  • The employee is frequently required to ascend and descend ladders, stairs, ramps, step stools, etc., move self in different positions to accomplish tasks in various environments, including tight and confined spaces, traverse flat and uneven terrain, work in an overhead position and/or reaching, adjust or move objects of 100+ lbs. in all directions, lifting and placing objects of 100+ lbs., communicate with others to exchange information, repeat motions that may include wrists, hands and/or fingers, operate machinery and power tools, operate motor vehicles and/or golf carts, assess the accuracy, neatness, and thoroughness of the work assigned, identify and inspect objects and areas, exposed to outdoor weather elements (wind, precipitation) including low and high temperatures and exposed to hazardous chemicals, and able to work overtime, weekends, night hours (on-call property emergencies).
  • The employee occasionally remains in a stationary position, often standing or sitting for prolonged periods.


License/equipment

  • Must have reliable transportation due to the emergency on-call requirement.

In this role, you will perform general maintenance and repairs in company-owned oil change facilities in areas of general building systems, tire rotation lifts, pneumatic pumps, air compressors, portable equipment (transmission flush, coolant, and A/C machines), carpentry, plumbing, and painting. Responsibilities will include work order retrieval, documentation, and completion via the company's Computerized Maintenance Management System. The Maintenance Technician will rely on instruction and pre-established guidelines to perform the functions of the job. This position reports to the Maintenance Supervisor. 

How You'll Make a Difference  

  • Performing preventive maintenance work according to the assigned schedule and consistent with preventative maintenance work order tasks, company/manufacturer's recommendations, and industry standards. 
  • Completing break/fix work order assignments within specified service level time frames in compliance with company specifications, manufacturer's recommendations, and industry standards. 
  • Completing and/or providing assistance on special projects as assigned and in compliance with company standards. 
  • Assisting other Maintenance Technicians as necessary and when directed. 
  • Inventory, ordering, and organizing parts and materials in Maintenance vehicle and warehouse location. 
  • Other duties and responsibilities as determined by Valvoline from time to time in its sole discretion.

MAINTENANCE TECHNICIAN

The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Maintenance Technician is also responsible for the make-ready process in a manner consistent with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.


Essential Duties & Responsibilities

  • Community Maintenance
  • Regular/daily onsite attendance is required
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
  • Ensure all repairs and replacements necessary for community common areas and units
  • Assist with the scheduling and performance of all maintenance/repair-related turn events
  • Assist in the daily clean up of the exterior of the community, including grounds, breezeways, and all common areas
  • Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs
  • Inspect grounds, buildings, and other community features daily to daily to identify, minimize and correct hazardous property conditions or liability concerns
  • Maintain preventative maintenance program that extends the life of the community while minimizing future repairs
  • Responsible for understanding and following Asset key policy
  • Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines
  • Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices
  • Participate in unit inspections as requested
  • Assist Maintenance Supervisor with monitoring inventory of equipment and supplies as requested
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
  • Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
  • Participate in on-call emergency at community
  • Utilize property resources, equipment and supplies economically
  • Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
  • Customer & Resident Relations
  • Manage excellent customer service and monitor service request turnaround and responsiveness
  • Projects a favorable image of the community to achieve property objectives and public recognition
  • Ensure consistency in dealing with residents on all matters
  • Enforce policies of the community that the immediate supervisor delegates


Education/experience

  • High School Diploma or Equivalent
  • Ability to understand and perform all on-site software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.


Physical requirements

  • While performing the duties of this job, the employee is regularly required to move about to accomplish tasks or move from one worksite to another

  • Must have reliable transportation due to the emergency on-call requirement.

**Location: OH, PA, Remote**

**Job Summary**

Responsible for maximizing the profitability of Talen's gas power generation assets located in PJM by achieving key objectives. As a member of the business unit's asset management team, this position reports to the VP-Asset Management East, and under general guidance, plans, organizes, integrates, fiscally controls, directs, administers, reviews and evaluates the activities, operations, and services of the company's PJM Gas combined cycle assets. The Director (or Senior Director), Asset Management recommends strategic plans and ensures that execution of short- and long-term goals and objectives are consistent with Talen's strategic plan, vision and values, while complying with applicable laws and regulations; and performs related duties as assigned.

Depending on the skills, qualifications, and experience of the successful candidate and the discretion of the hiring manager, this position may be filled at either a director or senior director level.

**Essential Functions**

With responsibility for the overall profit and loss (P&L) of Talen's PJM combined cycle assets, this role manages the contractual arrangements necessary to physically commercialize the assets and coordinates between the plant operations team and Talen Energy Marketing's commercial team, which manages Talen's short- and long-term energy market operations. As such, this position is responsible for duties that include, but are not limited to the following:

+ Integrates, organizes, and evaluates the work of plant operations, Talen Energy Marketing's commercial team, and related service providers to ensure that they comply with the policies and strategic direction set by management team.

+ Manages facility contractual agreements and relationships related to fuel and electrical interconnections, water purchase and delivery, and property leases, including oversight of existing agreements and negotiation of new agreements as necessary.

+ Analyze and/or oversee the analysis of how contractual, market, and regulatory changes will affect Talen's PJM Gas and ISO-NE assets or business, formulate sound recommendations on how to address, and advise business unit and executive leadership accordingly.

+ As a member of the asset management team,

+ Develops and implements Talen strategic plan regarding its assets;

+ Provides day-to-day leadership to ensure continued implementation of managements systems and practices; and

+ Establishes quantitative performance standards for the key objectives and implement processes to achieve such standards.

+ Works with Talen plant operations to

+ Develop operating and capital budgets for approval and then implement approved budgets;

+ Meet regulatory standards established for Talen facilities.

+ Develops and implements initiatives/projects to improve facility and/or overall business profitability.

+ Assesses regional, industry, service area, community and customer needs and ensures objectives and priorities are focused on meeting those needs effectively, efficiently, and with high quality service.

+ Ensures daily optimization of Talen's assets in the market through frequent communication with Talen Energy Marketing's commercial team and related service providers.

+ Works with other company departments to support Talen's growth initiatives.

+ Support accurate and timely financial reporting by working in conjunction with the finance team, Corporate FP&A, and Corporate Accounting/Settlements.

+ Supports successful implementation of and compliance with Talen's financing arrangements.

+ Works with Talen's regulatory and external affairs team to

+ Manage relationships between Talen and state and local governments and other stakeholders;

+ Participate in relevant stakeholder processes as necessary to support Talen's business objectives; and

+ Ensure that all requisite filings or other submittals are made on time.

+ Participates in professional and community organizations on behalf of the Company

**Minimum Qualifications**

_Director, Asset Management Level:_

+ Extensive experience within the power industry, including at least ten (10) years in progressively responsible facility and/or corporate management position(s).,

+ Proven success in commercializing power generation assets, including managing facility contractual agreements and relationships, working with plant operations, and optimizing the market position of assets.

+ A high level of self-management, commitment, trust, with an affinity with Talen Energy's underlying values and the stature to operate effectively at a senior level are all essential.

+ Bachelor's Degree in a relevant engineering, business administration or closely related field.

+ MBA or other advanced business-related degree desired.

_Senior Director, Asset Management Level:_

+ Extensive experience within the power industry, including at least fifteen (10) years in progressively responsible facility and/or corporate management position(s), five (5) years in an asset management role.

+ Proven success in commercializing power generation assets, including managing facility contractual agreements and relationships, working with plant operations, and optimizing the market position of assets.

+ A high level of self-management, commitment, trust, with an affinity with Talen Energy's underlying values and the stature to operate effectively at a senior level are all essential.

+ Bachelor's Degree in a relevant engineering, business administration or closely related field.

+ MBA or other advanced business-related degree desired.

**Knowledge, Skills and Abilities**

+ Proficient understanding of business aspects of power generation with ability to

+ Analyze and make sound recommendations on complex commercial, management, and administrative issues;

+ Exercise sound, expert independent judgment within broad general policy guidelines;

+ Present proposals and recommendations clearly, logically and persuasively in meetings;

+ Establish and maintain effective working relationships at all levels; and

+ Exercise tact and diplomacy in dealing with sensitive, complex and confidential issues and situations.

+ Experienced in asset management and/or operation and maintenance of large fossil-fueled power plants, preferably gas-fired combined cycle power plants.

+ Strong leadership skills and experience leading multi-disciplinary teams.

+ Good understanding of PJM market structures and regulatory framework.

+ Good understanding of day-ahead and real-time energy markets in PJM.

+ Ability to prioritize and handle multiple tasks and projects concurrently. Ability to work safely and manage the safe work practices of others on project team.

+ Capable of preparing clear, well-structured reports and presentations.

+ Strong organization and project/work management skills.

+ Strong analytical and problem-solving skills.

+ Strong verbal and written communication skills.

+ Proficient in office and technical computer applications and software, particularly the use of spreadsheets and project scheduling/tracking software.
