We are looking for someone to join the most active multifamily acquisitions team in the industry. As an Analyst - Investments, you will work with the LivCor/Blackstone deal teams to identify/underwrite/acquire/sell multifamily assets for Blackstone's investment vehicles. Since 2018, the platform has transacted more than $21 billion in multifamily assets. In addition to unmatched transaction experience, you will gain direct exposure and mentorship from seasoned real estate investors across the LivCor/Blackstone teams. Furthermore, you will have the opportunity to leverage the platform's competitive advantage via proprietary business intelligence and a suite of in-house specialist teams, including Redevelopment, Revenue Management, Asset Management, CapEx, Operations, Financial Planning & Analysis, Marketing, Strategic Initiatives, as well as access to industry leading technology solutions. This role will report to a Market Leader on the Investments Team.

What you will do:
  • Real estate investment underwriting including detailed financial models and analysis to determine viability of potential acquisition opportunities for yield, value-add, and opportunistic investment vehicles.
  • Detailed market research and analysis, including economic, demographic, capital markets, and locational (submarket/micro-location) to identify key investment drivers and potential impacts.
  • Investment Committee presentation preparation and support.
  • Disposition analytical support, including OM review and preparation of pricing matrices.
  • Collaboration with internal partners/stakeholders including the Blackstone investment team and various specialist teams within LivCor (Transaction Management, Asset Management, Redevelopment, Revenue Management, and Capital).
  • Communication with external parties, including brokerage firms, operators, appraisers, third party vendors, etc.
  • Ad-hoc and special projects related to team infrastructure improvements, industry research, and potential investment opportunities.
What you should have:
  • Bachelor's degree in finance, real estate, or related technical field.
  • 1-2+ years of experience (underwriting / acquisitions / investment analysis) working at a real estate investment company or financial services firm.
  • Financial modeling expertise in multifamily transactions and an in-depth understanding of real estate fundamentals.
  • Excellent communication skills, both written and oral, with the ability to convey complex information clearly and concisely.
  • Strong organizational skills and attention to detail with the ability to manage multiple projects under tight timelines simultaneously.

Kilroy Realty Corporation is seeking an individual interested in pursuing a career in real estate with a focus on investments and finance at a premier publicly traded REIT (NYSE: KRC). The Analyst, Investments and Portfolio Management will work directly with both a locally focused team and senior management at all levels within the organization. The opportunity provides extensive experience and exposure to real estate development and investment; including the financial modeling of all perspective acquisitions, development, disposition, and reposition projects.

Opportunity Requirements

  • Bachelors degree from a top-tier university with coursework in business, finance, and ideally, real estate

Summary of Responsibilities

The core responsibilities of this position include, but are not limited to the following:

  • Directly assisting Bay Area and Pacific Northwest investment team in building ARGUS/Excel cash flow models for all prospective acquisitions, developments, dispositions, and asset repositioning projects
  • Assisting in all aspects of the underwriting process, including initial investment analysis, preparation of investment memos, comparative analysis, vetting of corporate finance and accounting issues, etc.
  • Working with Kilroys leasing and asset management teams to analyze strategic decisions including leasing analysis, return on capital investment evaluation, and other portfolio management analysis to assist in the decision making process
  • Evaluating, through Argus, NPV and IRR analyses, the financial impact of lease proposals, terminations, and renewals for active and pipeline development projects
  • Assisting with execution and proforma modeling of large mixed-use projects with office, retail and multi-family components
  • Creating clear and concise presentations directed towards senior management and Investment Committee

At Kilroy, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within the role. The core objective of the Director is to support the Chief Investment Officer in the management of the overall investment program, including manager selection, portfolio strategy, and management of staff in the Investment Office. In addition to the roles and responsibilities of the Associate Director role, the Director also contributes to the development of portfolio-level strategy, and will implement investment strategies more independently. The core objective of the Director is to support the Chief Investment Officer in the management of the overall investment program, including manager selection, portfolio strategy, and management of staff in the Investment Office. In addition to the roles and responsibilities of the Associate Director role, the Director also contributes to the development of portfolio-level strategy, and will implement investment strategies more independently. The Director is also expected to lead discussions with the Investment Committee on matters of strategy and participate in the feedback loop between stakeholders and the Investment Office. Finally, Directors are expected to serve on the Internal Investment Committee (“IIC”) of the Investment Office. Essential Job Duties Investment Research (55%) Advise the Chief Investment Officer on portfolio needs and propose well-defined investment strategies that can meet those needs. Strategy definition includes the development of return and risk expectations, benchmarking approaches, and the creation of comprehensive market maps highlighting key differences between market participants that drive manager selection decisions. Maintain a pipeline of investment opportunities that can meet the portfolio’s defined needs. Lead primary research efforts to advance ideas through the investment process. Portfolio Management & Asset Allocation (25%) Analyze and synthesize data relating to general investment concepts, as well as performance and risk exposures of individual managers, asset classes, and the overall portfolio. Offer insights into market opportunities and risks. Articulate key findings to the broader team. Create models of returns, liquidity, cash flows, and portfolio management scenarios as needed to recommend specific actions related to portfolio management, risk management, and asset allocation. Managing Processes & Relationships (20%) Lead the preparation of materials for staff meetings, IIC meetings, and meetings of the external Investment Committee of the Board of Trustees. Complete special research projects as required, including thematic research, risk management and portfolio reviews for the Investment Committee of the Board of Trustees. Suggest process improvements and new vendors to enhance the organizational effectiveness of the Investment Office. Provide leadership, guidance, and supervision to staff. Essential Job Functions:

-Support the investment accounting process of TMNAS, specifically as it relates to IFRS, GAAP, STAT and Management reporting and works closely with internal/external auditors and other financial professionals.

-Assists with the final stages of adoption of IFRS #9 Financial Instruments for the TMNA Group Companies. Includes the monthly, quarterly, and annual monitoring of results under IFRS. Monitoring activities include building journal entries, management reports, and financial statement disclosures.

-Coordinate and work closely with the Investment Managers, NEAM and Delphi Capital Management on performance, management reporting, forecasting and financial disclosures under IFRS.

-Prepare monthly, quarterly, and annual investment account reconciliations and Statutory reporting schedules.

-Support the Investment Accounting team at our third-party accounting administrator - NEAM.

-Assist the Investment Accounting team produce accurate and timely financial reports, for internal and external use, in accordance with GAAP, STAT and IFRS financial accounting standards and in compliance with Japanese Sarbanes-Oxley (J-SOX).

-Prepares or assists the accounting manager with preparation of reports which summarize and forecast business activity and financial position in areas of income, expenses, and earning based on past, present and expected performance of the investment portfolios.

Qualifications:

Bachelor's degree in finance or accounting preferred. 2+ years' relevant accounting/finance experience. Certified Public Accountant (CPA) preferred. Knowledge of processes, methods, and tools for creating and maintaining accurate and thorough financial records. Knowledge of investment accounting concepts and financial reporting requirements. Knowledge of investment policies, practices, and concepts including complex financial instruments, such as derivatives, Interest Only strips, foreign denominated securities, securitized assets, etc. Working knowledge of Microsoft Office, and strong knowledge in Microsoft Excel preferred. Team Description

CPP Investments’ Infrastructure division directly invests in large-scale assets that provide defensive long-term returns, substantial inflation protection and possess minimal substitution risks. The division typically targets investments in regulated utilities, transportation, telecommunication, datacenters and energy sectors with an equity investment size from $500 million up to several billion dollars. The division completed its first active investment in 2006, currently possesses more than 30 direct investments valued at approximately $0 billion and employs over 50 professionals across 6 global offices.

Accountabilities:

** Analyze Investment Opportunities: **

  • Research, analyze and evaluate a variety of infrastructure investment opportunities
  • Build complex dynamic financial models to analyze investment opportunities (including testing assumptions and sensitivities)
  • Perform due diligence on opportunities including past and projected financial performance, quality of management teams, investment merits and risks, expected returns, regulatory environment, industry dynamics and other relevant factors
  • Review 3rd party due diligence reports (legal, accounting, industry strategic reviews, environmental, etc.)
  • Perform valuation analysis, including DCF, precedent transactions and comparable company analysis
  • Meet with company management and review past performance, strategy, outlook, regulatory and industry issues, and other relevant topics as required
  • Attend and participate in Infrastructure investment recommendation meetings
  • Assist in presenting investment recommendations to investment committees

** Execute Infrastructure Investments: **

  • Assist with the overall execution of infrastructure investments

** Monitor Infrastructure Investments: **

  • Monitor ongoing financial and operational performance of infrastructure investments
  • Identify and help implement performance improvement initiatives at portfolio companies
  • Assist in performing valuation reviews for Infrastructure Investments
  • Assist in building and leveraging relationships with portfolio company management teams

** Build the Team: **

  • Participate in and contribute to weekly departmental meetings
  • Share knowledge by coordinating and entering information into knowledge management databases

The base salary range shown here is a reasonable expectation for the posted role and is part of a competitive total rewards package which includes comprehensive benefits, a performance-based incentive plan, a 401 (k) plan and paid time off.
