**Who You Are:**
The **Director** **, Asset Management** will play an integral role in the ongoing asset management and strategic, long-term strategy of QTS. + Leverage underwriting models from Investments and Capital Markets teams to support ongoing asset-level financing initiatives
+ Support asset-level projections, stabilized yield, and ROIC analysis
+ Key reporting responsibility associated with asset-level financings
+ Support financial reporting and tracking for bank and lender compliance and loan draws
+ Integrate information from various departments to ensure consistency with budget and FP&A reporting

+ Support cash management needs of Treasury team with asset-level budgeting and tracking of cash spend and future funding needs, with input from Development and Operations teams
**What You Will Need to be Successful:**
+ Bachelor's degree, preferably in Business, Finance, Real Estate, or other relevant area
+ Seven or more years of experience in finance and/or real estate, including three or more years of asset management experience with asset-level financing, asset recycling, and/or real estate management experience
+ Expertise in the general principles of real estate, including operations and analysis, budgeting, financial reporting, and general accounting

**I. Job Summary**
Assist the Asset Manager in day to day operations to include cross functional tasks related to other departments.
**II. Essential Duties and Responsibilities**
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Other minor duties may be assigned.
+ Create purchase orders to assist with stock moves, purchases, freight, and install.
+ Aid in conducting inventory validations and reconcile inventory reports to include updating fixed asset cards in Navision.
+ Support the warranty program. Track warranty claims & assist in follow thru of warranty claims and track cost associated/avoided by pursing warranty.
+ Coordinate high visibility installs and/or provide guidance in expediting deliverables outside of normal business timeframes.
+ Generate reports using available software tools to display performance of equipment items or inventory levels.
+ Assists with developing and implementing process improvement solutions related to vendor processes and works with operating areas to implement.
+ Addresses day-to-day issues related to the vendor orders, and works with internal partners to resolve issues in a timely manner.
+ Monitor the fixed assets system. Input data into the system, verifies information accuracy, maintains existing data.
+ Interpret site surveys to verify customer needs and clearly identify usable assets in the fixed assets system.
+ Assist in scheduling all necessary resources required to accomplish activities to include gathering pricing.
+ Ensure the uninterrupted flow of assets returning to inventory to make readily available for redeployment.
+ Provide training to others in regards to fixed asset tracking and identification. Assist other departments in managing task related to identifying, servicing, & properly annotating information related to fixed assets.
+ Submits process improvement ideas for review to enhance business processes and satisfy customer needs efficiently
+ Aid in driving the importance of product knowledge and provide resources key to technical growth related to all compaction equipment.
+ Various other projects as assigned to aid the growth and development of business projects and/or individuals.
**III. Supervisory Responsibilities**

**IV. Qualifications**

A. Education and Experience
+ Education: Associates Degree in Accounting, Business Administration or similar area of study (accredited), or in lieu of, High School Diploma or GED (accredited) and two (2) years of relevant experience.
