Overview
**POSITION PURPOSE:**
The Lead Field Technician will be responsible for managing various processes in the absence of a Field Tech Supervisor. They will be the lead for their remote/satellite markets and will provide leadership and effective coordination in order to ensure efficient business operations and customer satisfaction. The HVAC Certified Maintenance Technician provides support and is accountable for delivering on our commitments to our residents. Key Responsibilities

  • Prepares Market Ready apartments, which may include painting, carpet repairs, cleaning, general repairs, housekeeping duties, and any necessary duties to provide our residents with that quality move in experience.
  • Perform routine interior and exterior community maintenance as scheduled and requested; may include painting, snow/ice removal, gutter cleaning, replacing filters, working with trash compactor, etc.
  • Perform routine maintenance and repair on community equipment to include plumbing, light bulb replacement, A/C maintenance, electrical, carpentry and mechanical repair.
  • Respond to all repair requests and maintenance concerns from residents and staff in a timely manner and with a professional attitude.
  • Reports any maintenance concerns on vacant units, models, common areas, as well as equipment malfunctions, breakdowns and any hazardous conditions to the Maintenance Supervisor in a timely manner.
  • Maintain resident privacy and receive proper authority prior to entering resident apartments.
  • Ensure that all maintenance items are kept in a safe area to prevent injuries to residents, associates, and visitors.
  • Delivers superior customer service and always represents the company in a professional manner
  • Attend in-service training and education sessions, as assigned.
  • Work with vendors as instructed, such vendors for landscaping, painting asphalt, etc.
  • Knowledgeable of state, local, and federal fair housing laws and must follow all safety/OSHA requirements.

Qualifications & Skills

  • Must be at least 18 years old.
  • Advanced knowledge of HVAC, plumbing, electrical, carpentry, and mechanical systems. Must be HVAC certified.
  • Strong customer service skills with a passion for assisting residents.
  • Excellent communication, problem-solving, and interpersonal abilities.
  • Ability to multitask, prioritize, and work efficiently in a fast-paced environment.
  • Detail-oriented with strong organizational and time management skills.
  • Willingness to work a flexible schedule, including on-call hours, weekends, and holidays.

Education & Experience (Preferred but Not Required)

  • 3+ years of prior maintenance experience.
  • HVAC, EPA, and/or CPO certifications are preferred.
  • A valid driver's license and reliable transportation may be required, depending on property needs.
  • High school diploma or equivalent is required.

Troubleshoot, diagnose, rebuild, replace and complete all required repairs on diesel equipment (i.e., tractors, trailers, bobtails, reefers, lift gates, etc.).

  • Perform preventative maintenance within company standards.
  • Complete documentation of all repair orders, PM list and parts accountability.
  • Handle road service calls; perform road rescue/transport equipment as needed.
  • Keep track of assigned repairs by logging in and out of the Shop Fax system.
  • Maintain a clean and safe work environment in compliance with workplace safety rules and regulations and government guidelines.
  • Maintain inventory and proper recordkeeping.
  • Backup to other maintenance shop personnel.
  • Willingness and capacity to assume increased responsibility and Certifications.
  • Performs other duties as assigned.

  • Internal: All Fleet Technicians, Drivers, Coordinators and Manager

  • External: Dealer Service Managers

WORK ENVIRONMENT

  • Onsite : The associate in this role is expected to perform assigned responsibilities inside a US Foods maintenance facility.

MINIMUM QUALIFICATIONS

  • Must have 5 years of verifiable hands-on experience as a heavy-duty commercial diesel mechanic.

  • Diagnostic and troubleshooting ability using fleet maintenance software.

  • Successfully demonstrated independent analytical and problem-solving skills.

  • Must furnish own personal hand tools.

  • Ability to comply with EPA and OSHA regulations pertaining to the shop and fleet.

  • Ability to read and understand technical and service manuals.

  • Excellent communication skills; able to communicate with co-workers and drivers with demonstrated teamwork skills.

  • Ability to manage multiple functions simultaneously in a fast-paced environment with minimal supervision.

  • Ability to adapt to changing organizational and operational needs.
