**Job Description**
PS Commercial Real Estate is seeking to hire a Commercial Leasing Manager based in Plano, TX. This role is responsible for overseeing the leasing operations of commercial real estate properties in the assigned territory, including identifying potential tenants, negotiating lease terms, managing tenant relationships and maximizing occupancy rates by strategically marketing available spaces, all while ensuring compliance with relevant regulations and company policies. This includes prompt return calls to all perspective inquiries and sending out the PS standard leasing packages to all leasing prospects. Taking lead on all lease/renewal negotiations and achieving goals as set as well as creating marketing material, competitive sets, and asset plans for all properties.
The leasing manager coordinates leasing activities and supports the execution of strategies related to the annual leasing plan. The position takes the lead on screening prospective tenants, conducting tours or facilitating access to vacant units. The leasing manager supports the operations in the initial phases of lease ready work or tenant buildout process.
The Commercial Leasing Manager responsibilities include but are not limited to the following:
+ Manage the marketing of each site including flyers on the PS website as well as updates on both LoopNet, CoStar, CREXi, CityFeet and other websites focused on commercial real estate availability.
+ Secure qualified tenants for vacant units at or above plan.
+ Work with accounting on any tenant rent or collection issues.
+ Assist with the annual budget process and contribute accurate market knowledge of rents and competition for each property.
+ Manage third party brokers as needed.
+ Create, maintain and distribute leasing activity reports on an ongoing basis.
+ Manage and negotiate the renewal process for existing tenants at or above plan.
+ Implement creative marketing and advertising plans including updating and maintaining an online presence for vacant spaces.
+ In collaboration with operations/property management team, maintain appearance of available commercial spaces in a move-in condition.
+ Visit all vacant units once quarterly and all properties at least once annually.
+ Special projects as required.

- Assist in preparing purchase and sale contracts. Work on due diligence requirements in preparing for closings.
- Negotiate ancillary lease forms, such as waivers, subordination agreements, estoppels, termination agreements, rental agreements, etc.
- Maintain awareness of lease terms, obligations and responsibilities required in each lease (such as meeting penalty and dead dates), and exclusives and restrictions to avoid violations of existing leases.
