LEASING CONSULTANT

The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations of a property.


Essential Duties & Responsibilities

  • Property Leasing and Administration
  • Regular/daily onsite attendance is required
  • Effectively show, lease, and move in prospective residents; greet, qualify, tour the community, and sign a lease.
  • Conducts all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and all necessary follow-up needed.
  • Completes all leasing paperwork needed before move-in
  • Assisting with lease audits, walking units, and turn process
  • Maintain accurate prospect traffic and leasing data, responding to prospect leads within 24 hours.

Education/experience

  • High School Diploma or Equivalent

  • Previous leasing or related sales experience preferred.

  • Must attend compliance training both at corporate office and additional training provided by an outside vendor. If located in another state training could be provided via teams.
  • Ability to perform essential duties.
  • Ability to communicate effectively, both verbally and in writing.
  • Excellent organizational skills and the ability to multi-task/meet deadlines.
  • Intermediate proficiency with Microsoft Office applications, Yardi and Knock experience desired.

Purpose: Take ownership of leasing apartments to continually maintain a competitive occupancy for the community in the marketplace.

Job Duties and Responsibilities:

  • Meet or exceed budgeted occupancy requirements by:
    1. Creating a positive prospect experience.
    2. Managing Knock leasing platform by following up with leads and keeping a consistent engagement score of 85% or higher.
    3. Scheduling tours, showing apartments and follow up with prospects.
    4. Respond to leasing inquiries via email, if applicable.
    5. Process prospect background check.
    6. Ensure prospect meets or exceeds Company screening requirements.
    7. Process paperwork required to determine household eligibility for affordable housing programs.
  • Process resident applications and follow up with residents to get necessary paperwork to lease and or renew resident leases.
  • Complete a monthly pricing analysis of competitive buildings to optimize pricing and promotions.
  • Provide residents and applicants with exceptional customer service and foster good resident relations.
  • Report any issues with vacant apartments that would deter the ability to rent.
  • Guide residents to the appropriate staff member to address issues. You may address if the above items are complete.
  • Attend Compliance training in person at corporate office, via video conference or provided by a vendor.
  • Attend regularly held training and meetings as necessary.
  • Participate in resident activities and outreach programs.
  • Be a valuable part of an effective on-site team.
  • Perform other duties as assigned.

Position Requirements:

  • Previous leasing or related sales experience preferred.
  • Yardi experience preferred.
  • Knock experience preferred.
  • Previous affordable housing experience with Section 8, LITHC and Tax Credit preferred.
  • Ability to communicate effectively, both verbally and in writing.
  • Excellent organizational skills and the ability to multi-task/meet deadlines.
  • Intermediate proficiency with Microsoft Office suite.
  • Maintain a professional office environment and treat fellow coworkers and residents with respect.
  • Ability to understand and follow instructions.
  • Knowledge of Fair Housing Laws and the ability to apply them in your daily interactions with residents, applicants, and prospects.
  • Consistently follow, enforce and support Company screening criteria as required by the Fair Housing Laws and Company.

Physical Requirements:

  • Ability to sit for long periods of time at a computer.
  • Ability to lift up to 10 pounds.
  • Ability to twist, turn, bend, stoop and walk up and down stairs as necessary.


Monday thru Friday some nights and weekends as necessary.

Key Responsibilities
  • Lease a variety of residential rental properties across the Twin Cities metro

  • Market and advertise available listings across digital platforms

  • Respond to tenant inquiries and schedule showings

  • Process rental applications, screen tenants, and verify qualifications

  • Prepare and execute lease agreements in compliance with MN laws

  • Provide excellent service to prospective and current tenants

  • Collaborate with internal teams and uphold Housing Hub’s standards

  • Build and manage your own book of business for ongoing growth


What We’re Looking For
  • Active MN Real Estate Salesperson License (required)

  • At least 1 year of experience in leasing, real estate, or property management

  • Strong communication and customer service skills

  • Ability to manage multiple listings and tenant interactions simultaneously

  • Knowledge of fair housing regulations and MN rental law preferred

  • Positive, proactive attitude with a genuine interest in helping people find homes

  • Reliable transportation and a valid driver’s license


Compensation & Structure
  • 100% commission-based – you control your income

  • Earn 45–100% of the first month’s rent , based on the source of the lead

  • Bonus opportunities for leasing properties that convert to management contracts

  • High earning potential: $50,000 to $15 ,000+ annually

  • Flexible schedule – set your own hours and workflow


Schedule & Location
  • Typical schedule: Monday–Friday , with evenings and weekends as needed

  • Candidates must be able to reliably commute to or reside near St. Paul, MN
