Position Summary
Leads the day-to-day activities of the leasing staff and performs functions related to the leasing of the apartment community. As a leader, they will motivate, develop and support the leasing team. This position is normally associated with a highly complex apartment community with multiple units and/or buildings. Responsible for functions related to maintaining a high and stable occupancy of the property.
Essential Job Functions
1. Meets with prospective residents, identifies their housing needs, interviews them to determine eligibility based on established criteria, shows vacant and model suites and property amenities based on established techniques specified by the company. Quotes established rental rates and promotions. Makes follow-up calls, sends follow-up literature and pursues rental status. Collects funds related to applications, security deposits and rentals. Completes applicant screening process and prepares appropriate correspondence based upon the result. Maintains social media activities on different platforms and strives to increase engagement through postings and responses to reviews and ratings. (10%)
2. Prepares leases and related leasing addendums. Maintains lease records and files. Maintains property waiting list and other updates to various records and reports in accordance with policy and procedures, applicable affordable housing programs and HUD/Agency regulations. (10%)
3. Ensures accuracy of leasing data entered into the property software by all leasing employees. Reviews move-in files to ensure completion of assembly and accuracy. Processes and inspects weekly occupancy reports and ensures that all traffic data is entered. Reviews and critiques weekly call source recordings. Works with Leasing Consultants to increase effectiveness of techniques as needed. Prepares an analysis of call source for property management. Reviews all leasing employee files prior to move-ins and after. (15%)
4. Ensures that the leasing office, models and target apartments are in a presentable condition. Ensures that all leasing personnel meets with prospective residents, identifies their housing needs, interviews them to determine eligibility based on established criteria, shows vacant and model apartments and property amenities based on established techniques specified by the company. Quotes established rental rates and promotions. Makes follow-up calls, sends follow-up literature and pursues rental status. Collects funds related to applications, security deposits and rentals. Monitors and makes pricing recommendations on a weekly basis. Visits competitor properties to better understand their product, marketing and sales techniques. (15%)
5. Ensures apartments are ready for occupancy by inspecting, placing move-in products and last minute touches when necessary. Distributes keys, move-in package, safety video and other appropriate paperwork at time of lease signing. (10%)
6. Trains new leasing employees and ensures all policy and procedures are followed with. Trains and coaches new employees on the property and day to day functions of office. (15%)
7. Monitors closing ratios of the leasing team. Monitors the occupancy of the property and strategizes and leads the leasing team towards meeting budgeted goals. (15%)
8. Assists with resident retention. Provides on going customer service to residents after moving in. Process work order requests, package collection, assists with day to day operations of the property and resident satisfaction. (10%)
Education
This position requires a(n) Associate Degree in Property Management.
Additional degree(s) that are preferred for this position include:
Undergraduate (Bachelor) Degree in General studies

1-2 Years: Supervisory experience - Required

The Position: The Leasing Manager is primarily responsible for coordinating the sales and marketing strategy of the leasing department to ensure maximum occupancy of the community. A successful Leasing Manager will provide high quality customer service to our residents, focus on the management and implementation of the leasing processes and systems, and understand this role is critical to the reputation of the property.
The Property: The Beacon is a unique housing community consisting of 180 units and 576 beds, designed with Auburn University students in mind. We are also excited to kick-off property renovations and launch our new branding in the coming months, now that the property is under new ownership.
This is a full-time position working a standard schedule, Monday - Friday from 8:30am to 5:00pm. Nights or weekends may be required from time to time dependent on business needs.
The compensation range for this position is $44,000.00 - $52,000.00 plus bonus potential. This range is determined by current market data based on the position requirements and complexities. Final offers of employment will be based on multiple factors including candidate education, skills, experience, and location.

Responsibilities & Duties
- Lead the property team to achieve a minimum of 95% occupancy each year.
- Utilize effective sales strategies to maximize revenues while keeping concession spend at or below budget.
- Act as lead salesperson by conducting all tours, responding to leasing inquiries, and completing follow-up with the prospective residents.
- Train and develop the Leasing Specialists and/or Community Assistant to perform all above responsibilities when the Leasing Manager is unable to be onsite.
- Demonstrate excellent customer service during each encounter with residents, prospects, vendors, officials, and community members.
- Participate and assist with the execution and development of marketing efforts on campus and in the community, customer appreciation events, and other special events.
- Be an expert on current market conditions, trends, and local competitors.
- Manage all administrative, inventory and reporting related tasks within the department.
- Bachelor’s Degree in Sales, Marketing, Business Administration, or related field, and/or one or more years of progressive experience in student housing.
- Relevant property management, student housing, or sales/marketing experience is a plus.
Knowledge, Skills, & Abilities
- Demonstrate a high level of integrity and professionalism.
- Possess strong administrative, organization and communication skills.
- Be a self-motivated individual and excel at working in a team environment.
- Understand basic standards of property management including Fair Housing laws, Tenant/Landlord rights, and general real estate principles.

Job Title: Leasing Manager
Division: Multifamily
Status: Non-Exempt
JOB SUMMARY : In the Leasing Manager role, you will develop and implement a leasing plan to attract new and retain current residents.
ESSENTIAL DUTIES AND RESPONSIBILITIES : include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by Harbor Group Management Company.
- Assist in developing programs to ensure the community meets or exceeds occupancy goals
- Supervise the staff of Leasing Specialists (not applicable at all properties)
- Provide manager with all leasing and renewal information for monthly reporting
- Ensure all notices, move-ins, traffic, etc is entered into MRI system
- Plan and implement leasing promotions
- Review guest cards and ensure property follow-up
- Responsible for showing and leasing apartments to prospective residents
QUALIFICATIONS : To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required. - High School Diploma or equivalent
- Minimum 2 years of experience in conventional multifamily apartment leasing
- Proficiency in using social media platforms such as Facebook, Instagram, Twitter, LinkedIn, and YouTube is preferred.
- Excellent sales and customer service experience
- High level of interpersonal and communication skills
- Superior lead management skills
- Knowledge and experience with MRI, a plus
- Comfort with Microsoft Office Suite
- Availability to work weekends required
