3. Ensures accuracy of leasing data entered into the property software by all leasing employees. Reviews move-in files to ensure completion of assembly and accuracy. Processes and inspects weekly occupancy reports and ensures that all traffic data is entered. Reviews and critiques weekly call source recordings. Works with Leasing Consultants to increase effectiveness of techniques as needed. Prepares an analysis of call source for property management. Reviews all leasing employee files prior to move-ins and after. (15%)
4. Ensures that the leasing office, models and target apartments are in a presentable condition. Ensures that all leasing personnel meets with prospective residents, identifies their housing needs, interviews them to determine eligibility based on established criteria, shows vacant and model apartments and property amenities based on established techniques specified by the company. Quotes established rental rates and promotions. Makes follow-up calls, sends follow-up literature and pursues rental status. Collects funds related to applications, security deposits and rentals. Monitors and makes pricing recommendations on a weekly basis. Visits competitor properties to better understand their product, marketing and sales techniques. (15%)
5. Ensures apartments are ready for occupancy by inspecting, placing move-in products and last minute touches when necessary. Distributes keys, move-in package, safety video and other appropriate paperwork at time of lease signing. (10%)
6. Trains new leasing employees and ensures all policy and procedures are followed with. Trains and coaches new employees on the property and day to day functions of office. (15%)
7. Monitors closing ratios of the leasing team. Monitors the occupancy of the property and strategizes and leads the leasing team towards meeting budgeted goals. (15%)
8. Assists with resident retention. Provides on going customer service to residents after moving in. Process work order requests, package collection, assists with day to day operations of the property and resident satisfaction. (10%)

Your Responsibilities as a Leasing Manager

  • Marketing– You will arrange for professional photos and be trained on how to take them yourself. You will prepare the advertising for the internet and monitor the lead activity. You will advise the property owner on market rates, trends, and the listing activity. 
  • Inspect and Prepare Homes for Rent - As the Manager, you will visit the homes and make recommendations on the condition of the property so we have a great property to market for rent.
  • Nurture Applicant Prospects– As the first point of contact for incoming applicants, you will work with your team analyst to screen application. You will oversee the process and make the final recommendation for approval. The goal is a successfully signed lease and a resident who rents from us again and again. 
  • Get Leases – Follow our process to ensure the lead submits an application. Keep the applicant informed throughout the process and get them all the way to a signed lease agreement and moved in. 
  • Solicit Feedback and Make Recommendations – As the primary point of contact for the applicants, you will get the direct feedback on rent pricing, features, and amenities. You will bring your observations back to help influence listed rent prices. 
  • Service with A Smile – You are the applicants guide through the application and move-in process. You will help answer their questions, put them at ease, and make their first few impressions of us a great experience.

    • Ensures appropriate resolution of customer service issues and empowers effective sales and customer service interactions that result in high levels of customer loyalty and satisfaction as measured by prospect and resident surveys
    • Provide pricing recommendations to the Senior Community Manager and assist in completing the Market Survey Reports, which the management team will use to assess the community's competitiveness.
    • Participates in Revenue Management calls/discussions as

Work Environment

While performing the duties of this job, the associate is occasionally exposed to outside weather conditions. Job Responsibilities:

    • Generate qualified traffic (documenting all inquiries and denials)

  • Responsibilities:
    • Ensure resident applications are being processed in a timely manner and in accordance with company policy.
    • Review and prepare for approval, new/existing resident applications/certifications.
    • Maintain excellent client relations by working directly with site staff as needed.
    • Review supporting financial documentation in files, ranging from bank statements, pay stubs, retirement statements, etc.
    • Utilize a keen mind to identify irregularities in the case documents and on site and communicate those oddities to supervisors.
    • Strong follow-up and multitasking skills that will lead to successful completion/approval of files/final files within tight deadlines.
    • Adhere to defined procedures, guidelines, and performance standards.
  • Requirements:
    • Ability to multi-task at a high level.
    • Ability to develop effective solutions to problems or situations.
    • Must be able to communicate effectively via email, Microsoft Teams, and the telephone.
    • Proficient understanding of the English language and accurate usage of grammar and punctuation is required.
    • Comfortable working in a consistently deadline-oriented environment that requires a true sense of urgency.

Minimum Requirements

  • College degree, required
  • 100% travel required (assignments at different locations can last 3-5 months on average). Once assignment completed Leasing Managers then travel to their next out of town assignment.
  • 1+ years leasing, property management, hospitality and/or retail experience a plus
  • Sales and marketing skillset, entrepreneurial spirit and drive, organized with attention to detail.
  • Flexibility with schedule
  • Proficiency in use of technology, i.e. Microsoft Office products and social media
  • Must have a personal vehicle available for travel

Position Overview
The Leasing Manager will oversee all aspects of the leasing process for a growing portfolio of residential properties across New York and New Jersey. This newly created role is critical to maintaining our 98% occupancy rate and delivering exceptional tenant experiences. The Leasing Manager will lead a team of leasing agents, develop marketing strategies, manage leasing performance metrics, and ensure full compliance with housing regulations. This is a hands-on, on-site leadership role, with full responsibility for driving occupancy, maximizing rental income, and upholding the company’s commitment to treating every property as if it were their own. 

Location: East Orange, NJ 
Employment Type: Full-Time, Exempt 
Schedule: Onsite,

  • 5 days/week (Monday to Friday)
  • 9:00 AM – 5:00 PM or 8:00 AM – 4:00 PM 

Salary Range: $50,000 – $60,000 USD/Annually 
 

Key Responsibilities 

  • Lead and manage daily leasing operations to achieve occupancy and revenue targets. 
  • Supervise, mentor, and coordinate the activities of leasing agents. 
  • Oversee the full leasing cycle including tours, applications, screening, approvals, and lease signings. 
  • Design and implement creative marketing strategies to drive tenant engagement and lead generation. 
  • Analyze leasing metrics and prepare traffic, renewal, and occupancy reports. 
  • Monitor local rental market trends and advise on pricing strategies and concessions. 
  • Act as a primary point of contact for tenant concerns, ensuring swift and professional resolution. 
  • Partner with property management and maintenance teams to ensure optimal unit readiness and tenant experiences. 
  • Maintain strict compliance with Fair Housing laws and internal policies. 

Qualifications 

  • Must have prior experience managing leasing operations within residential or commercial property environments. 
  • Must have proven ability to lead and motivate teams. 
  • Must have familiarity with property management software and leasing tools. 
  • Must have knowledge of Fair Housing laws and leasing compliance requirements. 
  • Must have itrong interpersonal and problem-solving skills. 
  • Experience in a fast-paced or growing real estate environment. 
  • Bilingual capabilities are a plus. 
  • Energetic, organized, and highly self-motivated. 
  • Excellent communicator with both prospective tenants and internal teams 
  • Highly organized and deadline-oriented

Compensation
The published salary range is used as a guide to provide prospective candidates with a level of compensation that is competitive with today’s market. The salary range for this position is a good faith estimate that allows for flexibility to align with various levels of experience, education, and performance.

Leasing Manager

The Leasing Manager supports the leasing efforts and promotes occupancy and revenue goals of the community.
