Position Summary: This position is responsible for obtaining loan applications through internal and external referrals and from prospective borrowers by developing leads from real estate brokers and agents, home builders, title companies, etc. This position is responsible for structuring and closing real estate loans as well as developing new business. The position is responsible for originating conventional and government residential mortgage loans to customers who qualify based on assessment of financial and credit data. This position will provide exceptional service, timely assistance and promote the cross-selling of Bank products and services whenever possible. Represents the Bank in local community with the highest degree of professionalism and integrity through active involvement in community affairs and participates in marketing all the Bank's products and services.
Principal Responsibilities and Duties :
- Source mortgage leads and build mortgage business network by establishing relationships with realtors, builders, and developers.
- Originate conventional and government residential mortgages and participate in related business development activities.
- Act as the primary point of contact between the borrower and the Bank on mortgage originations.
- Interview applicants to gather information concerning their needs to assist in determining whether a loan will be acceptable risk.
- Structure loan financing based on risk considerations.
- Communicate with other professionals, including attorneys, county clerks and title companies, as necessary to facility the processing/closing of loans.
- Negotiate terms and conditions with applicants. Ensure the preparation and processing of forms and legal documents required for residential loans follows those terms.
- Responsible for initiating rate locks, collecting up-front fees, obtaining credit bureau, performing desk- top underwriting, etc.
- Responsible for explaining loan options and products to applicants, including disclosing terms, conditions, and explaining disclosures, etc.
- Ensure appropriate underwriting standards are followed.
- Ensure that approval falls within the established lending guidelines.
- Review loan closing documents for accuracy to facility timely loan closing.
- Manage and understand collateral perfection processes such as UCC and mortgage filings.
- Maximize bank profitability through appropriate pricing of new loan originations and fee income.
- Meet with prospects and customers in locations others than their primary office or personal residence, such as open houses, realtor and home builder events, seminars, etc.
- Communicate suspected fraud and or discrepancies to the department manager and/or fraud department as applicable.
- Recognize and maintain adherence to compliance with all banking regulations and laws, including those for consumer protection and the BSA/AML Program.
- Support the bank's strong relationship banking culture through on-going customer contact, quality customer service and superior product knowledge. Stay up to date on local trends and developments in the real estate market, as well as changing rules and regulations pertaining to both conventional and government-insured mortgages.
- Originate loans that meet minimum production levels.
- Provide support to other team members as assigned by Department Head.
- Understand and comply with Federal, State and Union State Bank rules, policies, and regulations.

Education and Experience Requirements : Bachelor's degree from a four-year college or university, or three to five years of related work experience; or equivalent combination of education and experience required. Financial services industry experience preferred. This position requires compliance with the SAFE Act Registration with the Nationwide Mortgage Licensing System & Registry (NMLS Registry) required upon hire. Good standing with the NMLS Registry must be maintained. Valid driver's license is required to travel to meet with prospects and customers.

The Commercial Lender is responsible for building long-term client relationships by understanding their needs and providing customized financial solutions. The Lender develops and executes marketing plans to generate new company accounts. The Lender also identifies functions, events to build and establish market awareness for Trustar Bank. The Lender works within a local decision-making team environment. The Commercial Lender will follow all established policies and procedures of the Bank.
Business Development: Expand existing client relationships and attract new business to achieve annual bank goals
Marketing Program : Develop and implement a marketing plan designed to identify, qualify and pursue attractive prospects. Identify and utilize opportunities for cross-selling of Bank products.
New Business : Maximize net profit contribution to Bank by producing net new customers, loans and deposits while maintaining existing portfolio and any portfolios transferred from time to time. Meet and exceed assigned goals for new business development and retention.
Referral: Refer business prospects to various bank services.
Portfolio Administration: Active management of portfolio, to include proactive relationship maintenance
and monitoring through regular dialog and correspondence. Managing compliance with reporting
requirements (financial statements, etc.). Timely credit renewals. Renewals to be accompanied by an
analysis providing concise identification of risks and an assessment of risk mitigation. Regular update of
credit file information to facilitate continuity of customer service.
Credit Quality: Timely identification and handling of defaults; timely identification and management of
Credit deterioration; development of exit strategies as appropriate; timely revision of risk ratings. Reporting
And resolution of past due payments and collateral deficiencies.
Service Quality : Understanding and anticipating customer needs, including timely response to request
Perform other duties as assigned.
Requirements:
Bachelor's Degree
5-7 years in-market commercial banking experience
Demonstrated strong credit and negotiating skills
Exceptional organizational and time management skills
Proficient computer skills in Microsoft Office: Word, Excel
Exceptional oral and written communication skills
Ability to work with no supervision while performing duties

Southwest Missouri Bank is looking for an experienced Commercial Lender to join our team! Our Lenders are responsible for developing new business, structuring, underwriting, pricing and documentation of loans, as well as maintaining and servicing an existing portfolio. This position will prepare and service commercial and consumer loans. Our Lenders are responsible for cross selling other applicable bank products and services as well as handle customer service inquires. Must be able to work Saturday rotation and available 8:30 am - 5:30 pm, Monday through Friday.
Duties
- Supports and promotes the trust that SMB is truly customer driven, assisting to assure consistent and efficient customer service excellence.

Responsibilities:- Assemble loan documentation as required necessary for verifications and underwriting such as loan files, loan packages, credit reports, and additional mortgage application paperwork
- Handle all customer and in-house inquiries about transactions so the process is smooth and customers receive excellent service
- Act as the primary contact between our clients and our company and schedule and conduct meetings to discuss any follow-up issues or items that need to be addressed
- Check all loan package documents for complete accuracy and submit any discrepancies to the loan officer/ loan originator
- Screen and make calls, book appointments and provide administrative support as needed
- NMLS license or training is not required, but is desired
- Excellent customer service and communication skills and willing to go above and beyond for customers and team
- Possess an understanding of different loan products, such as conventional loans, FHA, VA, adjustable/ fixed, commercial loans, etc.
- Proficiency in MS Office required; CRM, MLS, DU, and proprietary mortgage software preferred
- Preferably 2-3 years of administrative support in a professional office or mortgage environment
