MIM's Global Real Estate and Agricultural Investments maintains a portfolio invested in commercial real estate and agricultural mortgages, as well as real estate equities. In addition to sourcing and managing these investments, the groups are responsible for developing and maintaining relationships with key industry contacts and referral sources. The mortgage portfolio and equity portfolio units are organized according to specialty, and they actively manage MetLife's portfolio of mortgage loans and equity investments in agricultural, office, apartment, retail, industrial, and hotel properties. The portfolio units are responsible for overall portfolio strategy, pricing, transaction approval and credit approval on new loans, as well as the active management of the overall mortgage and equity portfolios. Real Estate Investments sources and manages commercial real estate investments through seven regional field offices (Atlanta, Chicago, Dallas, Los Angeles, San Francisco, Washington, DC, and Whippany, NJ) and four international offices (London, Mexico City, Tokyo and Santiago).
This role will be responsible for loan asset management, servicing, surveillance, and mortgage ratings for a portfolio of commercial real estate loans managed by MetLife Investment Management's Chicago Regional Office. In addition, this role will also assist loan producers with closing new loan originations.
Key Responsibilities:
Loan Asset Management
* Responsible for loan asset management and servicing matters including payoffs, prepayments, lease reviews, SNDA's, reserves/draw requests, escrows, cash management, loan assumptions, substitutions, property releases, financial reporting, inspections, post-closing items, and other borrower requests on assigned loan portfolio.
* Coordinate and assist with mortgage modifications and restructurings.
Loan Closings
* Support mortgage originators on new loan transactions and manage the closing process, including allocation, rate lock, coordinating third party consultants, due diligence, reviewing loan documents, etc.
* Complete loan set up and confirm data accuracy across accounting, third party servicing and management information systems.
Surveillance
* Monitor loan/property performance, monitoring problem loans and assist on note sales.
* Prepare annual mortgage ratings including OSAR financial analysis, market research, and valuation of commercial real estate.
Communication
* Partner with mortgage originators, loan managers, analysts, risk management (internal and external), internal departments, third-party servicers, appraisers, regional architects, third party vendors, and legal counsel (in-house and external) on routine tasks and ad-hoc requests.
Essential Business Experience and Technical Skills:
Required:
* 5+ years of experience with loan documents including loan agreements, promissory notes, deed of trust, guarantees, escrow agreements, leases and SNDA's.
* 5+ years of experience with commercial real estate valuation and market fundamentals.
* Proficiency with ARGUS, Word, Excel, and PowerPoint.
* Team oriented with excellent communication, organizational and time management skills.

Job Summary 


The Credit Analyst is responsible for assessing the creditworthiness of applicants across a variety of loan types, including commercial, real estate, agricultural (ideally, an emphasis on ag loan underwriting), and consumer. This role involves analyzing financial statements, tax returns, and cash flow to identify repayment capacity, financial trends, and peer performance year over year. The analyst will prepare detailed credit presentations that highlight the strengths, weaknesses, and risks of each loan relationship, provide collateral evaluations and loan-to-value calculations, and recommend appropriate risk ratings. While collaborating with loan officers throughout the underwriting process, the Credit Analyst must maintain independence in analysis, identify potential credit issues, and ensure compliance with internal policies and regulatory requirements. 

Primary Duties and Responsibilities 

  1. Analyze the overall credit quality and risk of applicants by reviewing financial statements, tax returns, credit reports, collateral values, and other relevant information including independent online research.  
  2. Prepare accurate financial spreads, ratio analyses, and cash flow models using spreadsheet and word processing tools.  
  3. Develop comprehensive credit presentations that include repayment capacity of the borrowers and guarantors, collateral descriptions, loan-to value calculations, and a clear summary of strengths, weaknesses, and risks. 
  4. Collaborate and communicate clearly with loan officers to assess client needs, loan structure, and pricing. Communicate directly with clients, as needed. 
  5. Ensure credit analysis and presentations reflect adherence to internal credit policies, loan administration procedures, and regulatory requirements.  
  6. Document policy or documentation exceptions, as well as prior-to-close conditions.  
  7. Assign and recommend credit risk ratings in accordance with Loan Policy guidelines.  
  8. Participate as a non-voting member of the Loan Committee meetings, exercising sound judgement and maintaining constructive communication. 
  9. Determine whether requests for information should be furnished or refused based on confidentiality, requiring strong judgment and quick decision-making. 
  10. Recognize irregular or suspicious transactions and take appropriate steps to prevent loss. Help ensure compliance with BSA/AML/OFAC regulations. 
  11. Assist with annual loan reviews and portfolio monitoring as requested, including providing support to the Auditor during internal and external audits.  
  12. Additional responsibilities as needed to support departmental and organizational goals.

Essential Job Functions:
+ Be able to manage a large accounts receivable portfolio which includes negotiating, financial review, and creating plans of action with customers and the Division Credit Manager.
+ Recommend best method of collection on delinquent accounts in collaboration with the Division Credit Manager and PC Manager.
+ Ability to review credit applications for credit granting, and establishing six figure credit limits.
+ Escalating collection activities as required by business circumstances.
+ Assisting the Division Credit Manager to maintain and enforce CED's lien and bond rights for secured projects.
+ Using experience and customer knowledge to determine the proper time to place accounts on credit hold in collaboration with the Division Credit Manager and PC Manager.
+ Face-to-face customer meetings to establish and maintain strong relationships with customers and PC Managers.
+ Negotiating differences with customers and making arrangements for payment and dispute resolution.
+ Presenting payment, status, plan, reports, and information to management for quarterly credit meetings.
+ Maintaining professional relationships with Managers and external customers.
