We are looking for a Working Maintenance Supervisor to join our team in Southfield, MI. This is a Monday-Friday role with occassional Saturdays. You will have a team of 2 employees and 2 contractors and will work on projects as well.
BASF's Coatings division is a global expert in the development, production and marketing of innovative and sustainable automotive OEM and refinish coatings. There is at least one BASF coating layer on every second car produced!
As a Working Maintenance Supervisor you will lead a team of professionally diverse maintenance techs to maintain and continuously improve BASF Southfield site. This is a hands-on role with time equally shared between performing work and follow up activities associated to the teams work. Your extensive experience will allow you to not only lead, but also coordinate, oversee and/or manage repair and maintenance work assignments performed by technicians, vendors and contractors performing building maintenance, construction, and other building improvement activities.
What you'll do:

Prioritize work orders and accomplish them in a timely manner.

Develop execution strategy for new constructions regarding material, labor and how to accomplish the related plans.

Ensure work is performed safely and maintain compliance with BASF RC Audit concerns.

The Facilities Maintenance Supervisor who will be responsible for the general maintenance and care of the organization’s facilities, equipment, and grounds. The Facilities Maintenance Supervisor will be a working supervisor while also overseeing and directing a team of building maintenance technicians. - Developing, continually monitoring, and appropriately evolving the preventive maintenance (PM) schedule and procedures
- Processing and follow-up with requesters daily on Facilities work orders through a work order management system
- Inventory control of Facilities supplies needed for maintenance and repair related to building and grounds, including maintaining vehicle and equipment inventory
- Working with various contractors in planning and estimating small Facilities projects
- Assisting with internal project construction support as needed, which includes estimating labor and materials
To be considered as a Facilities Maintenance Supervisor, you will need:
- Minimum high school diploma or equivalent
- Minimum 5 years of experience as a building maintenance technician in a commercial and/or industrial field including practical experience in electrical, plumbing, construction, carpentry, heating and cooling systems and building compressed air systems
- Minimum 2 years of experience as a Maintenance Supervisor leading and directing maintenance technicians
- Ability to understand and interpret technical documents including blueprints and strong knowledge of electrical, plumbing, and mechanical systems.
- Strong communication, organizational, and computer skills, including strong proficiency with Microsoft Excel, Outlook, and Word
- Skilled in the use of power tools and hand tools and must have own tools

**Job Summary:**
We are looking for a highly experienced and detail-oriented individual to join our dynamic team as the Facilities Maintenance Supervisor. This role will lead the Facilities Maintenance Team to support the development and execution of asset maintenance and reliability programs for our Facilities infrastructure. **Essential Duties:**
+ Builds, leads, and develops the Facilities Maintenance Team (6+ personnel) to ensure maintenance excellence and prompt customer service.

+ Coordinate with external contractors and vendors when needed.
+ Work with the Facilities Operations Team to develop and implement maintenance plans and schedules for all buildings and systems.

+ Team Supervision and Development: Directly supervise 5+ material handling equipment (MHE) technicians, building technicians, refrigeration technicians, battery technicians, and other maintenance team members. Oversee performance, provide technical support, ensure adequate coverage during both scheduled and unscheduled time off, and handle employee discipline, attendance tracking, and hiring processes in partnership with Manager.
+ Maintenance Coordination and Technical Support: Provide technical support and coordinate labor performance for all maintenance associates. This includes managing schedules, shop schedule realignment to meet warehouse operations needs, general maintenance, and preventative maintenance programs.
+ Vendor and Outsourced Work Management: Oversee outsourced manufacturers' representatives and vendors performing work at the facility, ensuring all external work meets required standards and is completed within agreed timelines.
+ Operational Metrics and CMMS Management: Analyze daily operation metrics including down-line monitoring, parts requisition/purchase orders, work order completion, warranty recovery, damage, preventive maintenance, and time and attendance. Manage the facility's utilization of the CMMS (Computerized Maintenance Management System), audit daily inputs, and monitor scheduled tasks.
+ Inventory and Asset Management: Monitor parts usage to ensure on-hand inventories are accurate and that proper purchase order quantities are placed when needed. Utilize CMMS reporting to analyze performance trends and communicate with corporate MHE for asset transfers and retirement.
+ Administrative and Leadership Support: Support accurate timekeeping for payroll, assign work in the CMMS, and manage other maintenance tasks as needed. Participate in Senior Leadership Team (SLT) meetings and assume responsibility for the site in the absence of the Manager.

**SUMMARY**
To supervise and direct the activities of the maintenance team in order to provide the best possible upkeep and repair of all company facilities and equipment. To monitor all maintenance activities to insure that quality work is being conducted in a safe manner and accomplished and a timely fashion.
**ESSENTIAL DUTIES** **AND** **RESPONSIBILITIES**
+ Monitor condition of all Company facilities and equipment andmake recommendations for its proper upkeep
+ Monitor quality of workbeing performed by Maintenance and Custodial personnel toinsureworkis being performed in a manner which will protect the Company's assets
+ Determine mosteffective crew size and departmental organizationtomost efficiently carry out assigned work
+ Work closely with all Production manager/supervisors in assessing the adequacy of maintenance support
+ Develop appropriate preventive maintenance schedules for all equipment and monitor conformance of personnel to these schedules Insure the health and safety of all personnel by diligent applicationof good health andsafety rules and practices
+ Assist in the planning of scheduled shutdown maintenance, special projects, and facilityconstruction and renovation
+ Toprocure, train, schedule, and supervise the Maintenance and Custodial personnel
+ Toworkclosely with Facilities and Manufacturing Engineering in prioritizing and carrying outassignedprojects and maintenance work
+ Assist Production, Manufacturing Engineering, and Facilities Engineering in the development of capital equipment budgets
+ Communicate status of critical production equipment and facilities utilities to Facilities Engineering and management
+ Strive to maintain good departmental morale through group and individual communications, and fair and equitable handling of all personnel assignments, discipline and wage issues
+ Assist in developing yearly departmental capital and expense account budgets
+ MonitorSOP's set-up by all departments for maximum equipment performance and review downtime records and work orders, thus focusing on problems and recommend correctiveaction needed
+ Review departmental responsibilitiesvs. skill levels and suggest training requirements for employees
+ Maintaining an awareness of new equipment, buildings, various systems, new polices, and management changes
+ Ensure proper use of the Confined space and lockout/ tagout programs by maintenance and custodial personnel
+ Maintain all the departments purchasing and parts ordering
+ Continually look for new energy saving ideas that can be implemented at ourcompany
**MINIMUM QUALIFICATIONS:**
+ High School Diploma or GED with three (3) or more years of manufacturing experience working in a maintenance or facilities department.
**PREFERRED QUALIFICATIONS:**
+ Bachelors degree in operations manager, or similar area.
+ Supervisory experience leading teams of 5-15 individuals.
+ Experience with preventative maintenance programs.
+ Experience with vendor management and project management.
+ Ability to plan and organize projects.

**Pay Range:**
$72,200.00 - $116,200.00
The above pay range reflects the minimum and maximum target pay for the position across all U.S. locations. Within this range, individual pay is determined by various factors, including the scope and responsibilities of the role, the candidate's experience, education and skills, as well as the equity of pay among team members in similar positions.
