Responsibilities will include:
• Maintaining indoor and outdoor maintenance and clean presentation of this community.
• Indoor maintenance will include completing routine painting, carpentry, dry wall, cleaning, minor plumbing, basic electrical, flooring, and other maintenance activities in response to work orders; will also prep vacant units for new residents to move-in.
• Outdoor grounds maintenance will involve trash management, mowing, trimming shrubbery, cultivating flower beds along with snow, ice, salting and debris removal as needed.
• Timely communication with team members for immediate follow-up on work orders.
• Responding to emergency on-call duties on a rotational basis, within 30 minutes of on-call notification as required or assigned. May be assigned to also cover other properties for on-call coverage as needed.
• Must be adaptable to changing work priorities to meet required project/work task deadlines.
• Flexibility to work Overtime when assigned.
• Must work well independently as well as on a team.
• Takes pride in performing quality work and meeting our residents’ needs.
Your Job Skills/Experience should include:
• Minimum 2+ years prior apartment or home repair maintenance skills such as drywall repair, painting, light plumbing, basic electrical, flooring, cleaning; HVAC experience helpful or will train.
• Ability to lift to a maximum 100 lbs. on occasion with frequent lifting and carrying up to 50 lbs.
• Minimum High School diploma/GED required.
• Some computer skills helpful for timekeeping, emails, online training modules, and work order processing or willing to train.
• Reliable transportation.
• Strong time management, problem solving, communication, and customer service skills to interact with internal and external customers.
• Bilingual Spanish-speaking a plus.

The Industrial Maintenance Technician will play a crucial role in aligning the Maintenance Organization with our Core Purpose. The focus will be on supporting daily operations by preventing machine breakdowns and enhancing maintenance processes and associate skills. This position will transition from reactive to planned maintenance by building and continuously improving maintenance behaviors and systems aligned with our Continuous Improvement culture.
Responsibilities

Work under limited supervision to maintain production and quality by ensuring the operation of machinery and mechanical equipment.

Perform skilled work in mechanical, electrical, pneumatic, plumbing, boiler, wastewater, and general maintenance of equipment and structures.

Resolve emergency situations by taking corrective action and completing necessary repairs to ensure systems function safely and efficiently.

Ensure operation of machinery by completing preventive maintenance on motors, pneumatic systems, conveyor systems, and production machines, following diagrams, sketches, operations manuals, manufacturer's instructions, and engineering specifications.

Troubleshoot malfunctions and replace defective parts using hoists, cranes, and hand and power tools.

Essential Skills

Typically requires accreditation from a technical school or applicable skilled trades program and 4 to 8 years of industrial maintenance experience or equivalent.

PRIMARY PURPOSE OF POSITION
The position will be within the Mobile Turbine/Rotating Department and is responsible for performing all general mechanical maintenance on power plant equipment. The Mobile Turbine/Rotating team supports a culture of continuous improvement by participating in training, reinforcing standards, reporting, and mitigating unsafe or undesirable conditions, and utilizing the corrective action program. This position regularly requires 80% travel.
PRIMARY DUTIES AND ACCOUNTABILITIES
- Demonstrates strong maintenance skill on steam or gas turbines, turbine valves, reactor feed pump turbines (RFPT), terry turbines, various pumps, balance of plan (BOP) equipment in a safe and reliable manor using the correct tools, equipment such as rigging, fork trucks and cranes
- Perform maintenance and repair work on plant equipment such as pumps, gearboxes, fans, turbines, bearings, boilers, pipe systems, valves and limit torque operators. (disassembly, part repair or replacement, assembly) using sound technical decisions regarding maintenance on complex mechanical equipment.
- Perform assigned tasks in a safe and efficient manner at the direction of Maintenance Management.
- Ability to work on cross-functional teams on major projects while adhering to the conduct of maintenance and established maintenance standards and practices
- Execute work package when assigned to the level of training received.
- Coordinates activities with other plant personnel, work groups and vendors, including communicating with station departments involving the maintenance and troubleshooting of equipment.
- Uses, reviews and recommends revisions to procedures, prints, technical manuals and other documents as required as well as supporting development of written troubleshooting plans to analyze malfunctions of equipment and repair plans
- Interpret and understand power plant prints.
- Provide technical support to plant operations, maintenance staff and engineering to the level of training received.
- Perform alignment on Rotating equipment. Perform fitting and welding tasks when qualified.
- Perform verification checks on maintenance items covered in maintenance technician training.
Associates Degree in Power Plant Technology, Engineering Technology, or Electronics OR • HS Diploma with minimum of 12 - 18 months of trade or technical experience in Power Plant Technology or relevant field experience
Successfully complete the training requirements and time in job requirements for the position including previously passing the MASS test
Level II starting salary $39.52 based on experience, along with comprehensive benefits package that includes bonus and 401k
MINIMUM QUALIFICATIONS for Maintenance Technician II
Associates Degree in Power Plant Technology, Engineering Technology, or Electronics with minimum of 18 months of trade or technical training in Power Plant Technology OR • 3 - 5 years' experience in Maintenance Tech I or equivalent years of experience with trade or technical training in Power Plant Technology or relevant field experience
Level III starting salary $47.90 based on experience, along with comprehensive benefits package that includes bonus and 401k
MINIMUM QUALIFICATIONS for Maintenance Technician III
Associate degree in Power Plant Technology, Engineering Technology, or Electronics with minimum of 3 years of trade or technical training in Power Plant Technology OR
• 5 years' experience in Maintenance Tech II or equivalent years of experience with trade or technical training in Power Plant Technology or relevant field experience. Previous Foreman or supervisory experience
• Previous trade union experience (millwright or pipefitting)
• Welding qualifications
• Machinist experience.
