SUMMARY:
The Facilities Maintenance Technician is responsible for daily support and execution of campus facilities maintenance, custodial services and other general campus operations. Incumbent must strive to provide a safe, clean and efficiently operating campus environment supportive of learning and growth. This role requires the familiarity with cleaning procedures, chemicals, cleaning equipment as well as a variety of trades including, but not limited to basic plumbing, carpentry, minor electrical, roofing, landscaping and various HVAC systems. Qualified applicants must perform as the main point of contact for all campus facility related requests, while adhering to all safety protocols. KEY JOB ELEMENTS:
- Clean and monitor the campus facilities to ensure a safe, clean, efficiently operating and productive work environment.
- Meet with campus vendors, contractors, security and suppliers as directed by Facilities Management.
- Coordinate and execute facilities/grounds maintenance and janitorial needs as directed by Facilities Management, may work alone or with a crew.
- Assist Facilities Management in schedule and organize any service work performed by technicians, vendors and contractors relative to repairs, cleaning and security operations.
- Perform maintenance repairs for basic plumbing, minor electrical, carpentry, HVAC systems, roofing and general landscaping.
- Consult with Facilities Management before calling in outside services or contractors.
- Conduct regular building rounds and submit reports to Facilities Management to ensure your area of responsibility is clean and that cleaning and maintenance crews are keeping their assigned facilities clean and equipment in working order.
- Respond to client inquires and complaints. Ensure timely and quality service delivery to clients. Follow up with clients to ensure customer satisfaction.
- Setup group moves and events within campus and set the example by maintaining your assigned area clean and direct cleaning staff to ensure their areas are clean and orderly.
- Maintain office and desk key inventory including inventory control and an accurate list of keys assigned to employees and contractors.
- Maintain a detailed understanding of the campus facilities systems and equipment
- Order and maintain inventory of building materials and supplies as required
- Ensure South University standards of performance and safety are maintained.
- Keep and maintain accurate work records
- Other duties as needed.
REQUIREMENTS:
- High school degree required.
- 2-5 years of solid experience in the maintenance industry preferably in a post-secondary institution.
- Understands working methods and procedures used in cleaning and minor maintenance of buildings
- Understands qualities and uses of all cleaning equipment and maintenance tools
- Excellent written and verbal communication skills. Strong interpersonal skills with a wide variety of populations.
- Superior organization, prioritization, self-motivation, and problem resolution skills.
- Ability to analyze problems and recommend solutions.
- Must be a well-rounded individual who can perform on a variety of cleaning and maintenance tasks each day.

Responsibilities:
- Performs general and advance building maintenance, routine inspections of the building's fire extinguishers, fire alarm systems, inspections, repairs and renovation work, including (but not limited to): painting, carpentry, plumbing, electrical, concrete and general task under the supervision of the Facilities Manager.
- Install, maintain, and repair heating, ventilation, and cooling units for commercial use.
- Diagnose and repair electronic, mechanical, and electrical components.
- Responsible for plumbing, changing out light bulbs and ballasts, ceiling tiles, make repairs to drywall, painting and replace electrical and plumbing fixtures.
- Operates various power and hand tools.
- Performs monthly Preventative Maintenance inspections.
- Completes assigned work orders in an accurate and timely manner.
- Conducts preventive maintenance in/on buildings and equipment.
- Conducts daily facility opening and closing activities as directed; responds to alarms as necessary.
- Completes other repairs, maintenance or construction duties as assigned.
- Performs special projects as required (Example: painting, pressure washing, minor landscaping, etc.).
- High school graduate or equivalent; technical or trade school degree is preferred
- 3 years of experience in facilities
- Be at least 18 years of age
- Able to submit to a Drug Test and Background Investigation
- Must be authorized to work in the U.S.
- Must hold a valid driver's license with a clean driving record and also have a reliable transportation.

Who You Are (Basic Qualifications)

- Three (3) years or more experience in maintenance as a lead or supervisor
- Experience in an industry with an IATF or ISO system requirements
- Experience with Centralized Maintenance Management Systems
- Experience establishing KPIs
- Experience with automation equipment
What Will Put You Ahead
- Ten (10) years or more experience in maintenance supervision
- Three (3) years or more experience in facilities as lead or supervisor
