**Job Description:**
We are seeking a skilled Maintenance Technician to support our preventative maintenance program by conducting effective maintenance routines and repairs to prolong the useful life and optimize the efficiency of production equipment.
**Key Responsibilities:**
+ Conduct routine planned maintenance as outlined by the Computerized Maintenance Management System (CMMS).
+ Support production activities by ensuring minimal response times to equipment breakdowns and achieving equipment availability targets.
+ Maintain safety and regulatory equipment, reporting any defects promptly.
+ Log maintenance activities on equipment, including hours worked and spare parts used, utilizing the site CMMS.
+ Provide maintenance coverage for production areas, demonstrating flexibility to work overtime as needed for holidays, sick leave, or busy periods.
+ Support the Utilities function to ensure continuous production-critical utility supply.
+ Comply with all aspects of the Company's Health, Safety, and Environmental procedures.
+ Ensure compliance with Good Manufacturing Practices (GMP) and maintain quality standards.
+ Collaborate closely with other groups within the Engineering and Operations departments.
+ Adhere to EHS Regulations and Policies.
**Quality-Specific Goals:**
+ Comply with QA Facilities requirements, Preventative Maintenance, Calibration, Good Documentation Practices, and Material Segregation.
+ Follow the GEHC Quality Manual and Quality Management System, fulfilling all training requirements within defined deadlines.
+ Identify and report any quality or compliance concerns, taking immediate corrective action as necessary.
**Required Qualifications:**
+ High school diploma or equivalent.
+ Minimum of 3 years of experience in machine maintenance within a manufacturing environment.
+ Strong electrical and electronic repair and diagnostic skills.
+ General expertise in maintenance and facilities activities.
+ Theoretical knowledge with practical application.
+ Relevant working knowledge of a regulated industry and GMP.
+ Basic computer skills.
**Preferred Qualifications:**
+ Experience in pneumatic and hydraulic fault finding and repair.

Principal Duties/Responsibilities:
· Performs expert level break-fix & preventative maintenance. This includes but is not limited to: observing devises in operation to locate root cause of problem; dismantling devices to gain access to and remove defective parts; examining parts to detect imperfections; adjustment of functional parts of devices and control instruments; repair and/or replacement of defective parts; testing of device to observe performance; and performing tests for electrical circuitry and mechanical systems; reconditioning and repairing machine tools.
· Identifies and sources parts, supplies and repair items as necessary. Performs evaluations of alternatives to improve cost and / or reliability of equipment.
· Independently performs maintenance as per industry standards.
· Works with Planner Scheduler to optimize preventative maintenance procedures.
· May be required to setup and operate multiple machining operations including but not limited to: lathe, drill press, grinder, and other metalworking tools to make and repair parts. May perform welding tasks.
· Complies with 5S and housekeeping standards.
· Leads, drives and participates in CI activities--processes, results and cost savings using CI tools and methodology.
· Provides assistance to lower level technicians and leadership to project teams. Performs expert functions as a part of training and development.
· Troubleshoots and analyzes complex control systems to resolve in-depth software/ hardware and configuration problems.
· Utilizes predictive maintenance technologies to collect equipment performance data. Observes trends and makes recommendations.
· Updates records and reviews CMMS history and analyzes data.
· Completes and conducts on-the-job training and technical self-study programs for career development.
· Follows all safety related policies, rules, regulations, technical instructions and guidelines. Situational awareness and identify unsafe behaviors and conditions.
Knowledge, Skills, Abilities, & Behaviors Required:
· High School Graduate or equivalent (GED).
· Associates degree with a Technical focus and 5 years of related experience in specific industry; or, 7 years of experience in specific industry.
· Experience in predictive technologies, precision alignments, and general maintenance of applicable process equipment.
· Understands electrical, mechanical, fluid power and control systems. Can analyze the problem, synthesize alternative solutions, and perform repairs.
· Must be able to use basic hand tools and specialized tools as appropriate.
· Experience in vibration analysis or laser interferometer operations, precision alignments, and maintenance of applicable process equipment.
· May be required to travel.

MAINTENANCE TECHNICIAN
The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Maintenance Technician is also responsible for the make-ready process in a manner consistent with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities
- Community Maintenance
- Regular/daily onsite attendance is required
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- Ensure all repairs and replacements necessary for community common areas and units
- Assist with the scheduling and performance of all maintenance/repair-related turn events
- Assist in the daily clean up of the exterior of the community, including grounds, breezeways, and all common areas
- Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs
- Inspect grounds, buildings, and other community features daily to daily to identify, minimize and correct hazardous property conditions or liability concerns
- Maintain preventative maintenance program that extends the life of the community while minimizing future repairs
- Responsible for understanding and following Asset key policy
- Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices
- Participate in unit inspections as requested
- Assist Maintenance Supervisor with monitoring inventory of equipment and supplies as requested
- Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
- Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- Participate in on-call emergency at community
- Utilize property resources, equipment and supplies economically
- Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
- Customer & Resident Relations
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Projects a favorable image of the community to achieve property objectives and public recognition
- Ensure consistency in dealing with residents on all matters
- Enforce policies of the community that the immediate supervisor delegates
Education/experience
- High School Diploma or Equivalent
- Ability to understand and perform all on-site software functions; basic computer skills required.
- Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical requirements
