Specific Responsibilities:

  • Complete small to medium repairs, remodeling, and home improvement projects including doors, fences, gutter cleaning, caulking, etc
  • Complete carpentry projects including cabinetry, countertops, shelving etc
  • Communicate with customers about scope of work and cost estimates
  • Insure the efficient use of materials and maintain adequate stock of necessary equipment
  • Collect payment and/or payment information from customers for work performed
  • Keep company vehicle and equipment properly serviced, clean, and in good working order and condition
  • Complete invoices, daily route sheets, and weekly reports as required
  • Perform other duties as needed which may include cross-training in related positions
Job Requirements:
  • Skilled tradesman with 5-10 years of experience in home maintenance/repair and remodeling
  • Strong carpentry background

BUILDING MAINTENANCE TECHNICIAN

MINIMAL REQUIREMENTS/JOB PERFORMANCE:

  1. Possess skills to organize, plan and implement assigned duties.
  2. Possess strong assessment skills, sound judgment, discretion, stability and dependability.
  3. Ability to address tenant work-order requests, and exhibit initiative in problem solving.
  4. Have an understanding in construction, and minimal plumbing, electrical and HVAC.
  5. Ability to communicate and provide services in a professional manner with diverse populations.
  6. Exhibit sensitivity to low-income and diverse populations.
  7. Operate large body pick-up truck for transportation.
  8. Ability to work with minimal supervision.
  9. Ability to maintain an effective working relationship with co-workers and supervisor.
  10. Ability to report to work at assigned hours of duty and provide assistance for after-hours maintenance emergencies.
  11. Ability to perform manual labor and cleaning tasks.

EDUCATION/EXPERIENCE REQUIREMENTS:

  1. Possess a High School Diploma or GED.
  2. One or more years of proven experience in maintenance or building trades is required or have an equivalent combination of technical training and work experience to meet the required knowledge, skills and abilities.

OTHER REQUIREMENTS:

  1. Must possess a valid South Dakota Driver’s License and proof of liability insurance.
  2. Willingness to rotate weekly emergency on-call work with other property management staff.

PHYSICAL DEMANDS:
The physical demands described here are representative of those that must be met by
an employee to successfully perform the essential functions of this job. This position is a
physically strenuous and demanding job. Individual will be lifting, pulling and managing equipment and objects. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

POSITION SUMMARY:

Maintains and oversees electrical, general, and preventative maintenance, and resolves immediate operational and safety concerns.

ESSENTIAL FUNCTIONS:

  • Installation and maintenance of 9- Volt to 480- Volt Electrical Systems and equipment.
  • Maintenance activities include but not limited to equipment operational condition readings and adjustments, light bulb, and ballast replacement, plumbing repairs, preventative maintenance on HVAC systems and controls, filter replacements, general equipment lubrication, maintain machinery equipment and other materials, painting, locksmith work, basic carpentry, and construction.
  • Ability to read and understand drawings, diagrams, schematics, and equipment manuals.
  • Follow all applicable workplace laws, regulations, and standards, including the understanding and use of workplace chemicals, SDS/MSDS sheets, personal protective equipment, safe storage usage, and disposal of hazardous materials.
  • Document and record all completed work orders in a neat and organized manner.
  • Available to work extended shift periods, weekends, non-regular work periods, and/or holidays as needed, be "on call", and respond to emergency situations.
  • Must be able to travel to other business locations, as needed.
  • Must be able to drive a motorized vehicle (Forklift, Car, etc.).
  • Interacts with and works with contractors/ vendors who help operate and maintain the facility.
  • Responsible for maintaining department records and information as required by city, county, and state regulations.
  • Conduct Custodial duties, as needed.
  • Conduct other tasks and projects as assigned by the Facilities Manager.
  • Commitment to URM (Union Rescue Mission) mission, vision, and core values.
  • Encourage guests in their faith and growth in Jesus Christ.

EXPERIENCE, EDUCATION AND LICENSURES:

  • High school diploma or equivalent.
  • Minimum 5 years of related experience
  • Valid driver’s license and the ability to be added to the company’s auto insurance policy.

KNOWLEDGE, SKILLS, AND ABILITIES:

  • Ability to communicate effectively both orally and in writing
  • Working knowledge of Microsoft Office programs.
  • Excellent organization skills and project management skills.
  • Electrical and mechanical aptitude.
  • Ability to use a variety of hand and power tools, effectively.
  • Basic carpentry and construction skills.
  • Relatable certifications, preferred.
  • Ability to operate a Pallet Jack and a Forklift.

Key Responsibilities

  • Performs preventative maintenance in accordance with preventative maintenance procedures. Performs visual inspections, checks fluid levels, lubricates, and cleans parts, tightens, and adjusts components, replaces parts, calibrates sensors and gauges.
  • Assists with troubleshooting and repairs of failing equipment.
  • Performs bench work by following basic instructions to complete component repairs, machine sub sectional repair/ rebuilds, gearbox and motor rebuild/ repairs.
  • Documents maintenance and repair activities, including recording parts used and work performed.
  • Maintains tools and equipment used in the workshop, ensuring they're in good working condition.
  • Keeps supplies ready by inventorying stock, placing replacement orders, and receiving and verifying against receipt.
  • Assists with projects involving the installation, modification, or relocation of machinery and equipment.
  • Follows technical documents, diagrams, sketches, operations manuals, manufacturer's instructions, blueprints, schematics, Process and Instrumentation Diagrams (P&IDs).
  • Completes all paperwork associated with role, including but not limited to work orders, parts request forms, RCA reports, PM inspection sheets, runtime inspection sheets, downtime reports.
  • Follows guidance from more senior level mechanics.
  • Follows the operations and company safety procedures and practices.
  • Performs other duties as assigned.

Education and Experience

  • Typically possesses High School diploma (or equivalent) and 0-2 years of experience.

Compensation Range:

The pay range for this position is $18.94 - $2.21. Typically, a competitive wage for new hires will fall between 18.94 to 32.21. Offers for this position may vary based on market data and other factors such as job-related knowledge, skills, experience, and geographic location. If the competitive wage is equal in both fields, the starting rate is the same for all applicants that apply for this role. The starting rate is not representative of future compensation increases. The position may also be eligible for a short-term incentive.
