Job Description Summary
Responsible to assist with the operation troubleshooting, diagnostics, housekeeping, and repairs on commercial buildings, industrial systems, vehicles, grounds, and maintenance equipment for assigned properties/facilities.
***The route includes, but is not limited to: Mesa, Tempe, Phoenix, Goodyear.
You will be reimbursed for mileage and gas to commute to these locations.***
Job Description
• Assist with troubleshooting and repairs of buildings and installed systems to include: packaging and handling machinery, plumbing systems, kitchen equipment, roofs, drains, shop, grounds equipment, and HVAC
• Clean, lubricate, and service a wide variety of pumps, valves, pneumatic controls, electrical, mechanical, and hydraulic devices
• Assist with installation and modification of building equipment and systems
• Replace and repair building finishes such as ceiling tiles, door hardware, wall paper, and can paint walls, piping, floors and equipment
• Troubleshoot, evaluate, and make recommendations to upgrade maintenance operations and/or implement savings opportunities
• Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance
• Respond immediately to emergency situations and customer service requests as assigned.
• Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions, preventative maintenance, etc.
• Maintain and operate fire and life safety systems such as; Fire alarm systems, fire pumps and related fire protection system equipment as assigned
• Perform carpentry and snow removal when necessary
• Comply with all applicable codes, regulations, governmental agency, and Company directives as related to building operations and practice safe work habits
• Ability to use technology such as; smart phones, tablets, computers, web-based applications, building automation systems, etc.
• Complete all required C&W Safety Training as scheduled annually.
• Comply with C&W Uniform Dress Code while working and maintain a neat and clean appearance while on the property at times other than working hours

• Basic Computing Skills in Outlook, Excel & Word
May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments); may require shift work and/or stand-by on-call duties

Knowledge & Skills
- Travel to customer locations to perform oil changes, fluid checks, and other preventative maintenance on Class 6,7,8 trucks
- Inspect vehicle systems including engine, transmission, drive line, brake and cooling systems for potential maintenance issues.

The Mobile Maintenance (MM) Technician is responsible for performing a variety of trailer Preventative Maintenance (PMs), DOT inspections, troubleshooting, repairs including trailer body damage repairs from the mobile maintenance truck on customer yards, drop yards, and distribution centers.
Essential Job Duties/Functions:
- Performs PM inspection
- Greases trucks and trailers.
- Performs tire services.
- Conducts electrical, brake, wheel end/seal evaluation and repair
- Performs all minor repairs.
- Conducts trailer body work including replacing panels, posts, cross rails, side rails (top and bottom) and roof sections.
- Completes complex welding like rail section repairs of aluminum rails, setting, welding scam bushing and brake chamber brackets in place.
- Performs CSA/DOT inspections according to outlined regulations.
- Ensures the mobile maintenance vehicle is clean, uncluttered, and stocked at all times.
- Ensures all service equipment (jacks, tools, trucks, etc.) are in proper working order, clean, and repaired when needed.
- Sells tires and parts, ensuring profit margins are maintained and trade guidelines are followed.
- Responsible for all parts, tires, etc., being put away in proper places.
- Completes work orders by providing the necessary customer information, labor performed, parts used, and any other information for warranty purposes providing photos when necessary.
- Ensures total customer satisfaction and the integrity of Boss Truck Shops.
- Practices and adheres to all company safety policies and procedures to ensure a safe environment for employees and customers.
- Stays current on LMS training.
- Provides friendly and competent customer service.
- Reports for work in a timely manner when scheduled.
Additional Job Duties:

Supervisory Responsibilities:

Job Description Summary
This associate is responsible for maintaining customer satisfaction while performing a variety of general carpentry and maintenance tasks. These tasks are to be performed with great attention to detail and safe work practices.
Requirements may consist of minor carpentry/drywall repairs/painting, basic mechanical repairs such as door hinges/latches, lock removals, etc., minor plumbing repairs &/or installations such as misting systems, floor scrubber/electric mart cart repairs, minor glass replacements, etc.
Job Description
FUNCTION :
· Complete assigned work orders in a timely fashion using CMMS-Computerized Maintenance Management System
· Respond to Emergency and after-hours requests
· Maintain a professional, safe, and clean work environment; including your company work truck/van, and company owned tools
· Comply with all C&W Services, OSHA, and customer specific safety policies and regulations
· Perform other duties as assigned by Supervisor
· Assist other team members as needed, work well in a team and unaccompanied
· Track and reconcile all assigned work orders with associated labor and materials costs via real-time iPhone access
· Procure materials necessary to perform required tasks; maintain sales receipt accuracy; sustain truck/van inventory accuracy
· Maintain company vehicle maintenance and records of same; work with fleet mgmt
REQUIRED :
· Must pass comprehensive background check and drug/alcohol screening
· Must hold a current state issued driver's license and maintain a good driving record
· High School, Vocational/Technical School graduate or General Education Diploma
· Working knowledge of basic Plumbing, Carpentry & Electro-mechanical skills, with troubleshooting abilities
· Familiarity with basic maintenance repairs and skilled with hand tools
· Self-Starter, motivated, ability to effectively manage your own daily time/scheduling
· Ability to follow written and verbal directions, with attention to detail; willingness to learn
DESIRED :
· 3-5 years' experience in the commercial/retail facilities maintenance industry
· Post high school education / trade school / professional certifications
· History practicing basic-to-mid level Plumbing, Carpentry, and Electro-mechanical maintenance, with excellent troubleshooting skills

Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices

Ability to read and understand information presented orally and in writing
Regularly read and interpret printed materials, drawings, and schematics.

Reports to: Manager of Real Estate Facilities Operations
Status: Full Time/Non-Supervisor/Non-Exempt
Job Summary
Our maintenance technician will be a critical member of our team, keeping our facilities running smoothly to increase customer safety and satisfaction. This will include preventive maintenance, corrective repair, and miscellaneous duties at multiple facilities. You will assist in monitoring building system operations and performance, interact with facility team members and its customers while utilizing trade skills including carpentry, plumbing, electrical, painting, roofing, heating, and cooling.
Essential Duties and Responsibilities
· Complete assigned work orders related to repairs and upkeep of facilities. This includes areas of heating, plumbing, electrical, appliances, carpentry, flooring, and other general repairs, recommending replacement or repair as necessary.
· Complete work in a clean and professional manner.
· Maintain an organized inventory of routine parts & supplies.
· Complete preventative maintenance duties and record keeping.
· Complete special projects and other duties as assigned.
· Travel to multiple locations as necessary.
Essential Behavior Requirements

· Reasoning Skills: requires basic analytical skills. Ability to understand and carry out general instructions. Identify and resolve maintenance and mechanical problems.
Minimum Qualifications
· Two years’ related experience and/or training is preferred.
· High school diploma or general education degree (GED)
· Prefer experience and working knowledge of plumbing, drywall, painting, and flooring.
· Must have a valid driver’s license.
· HVAC Certification is preferred.
· Interpersonal and communication skills required.
Physical Demands
· Must be able to lift anywhere from 5 to 20 pounds on a regular basis; on occasion will lift up to 50 pounds.
· Stooping, standing, walking, occasionally climbing stairs/ladders, and ability to lift.
· Requires kneeling, bending, or twisting.
· Requires using hands to handle, control, or feel objects, tools, or controls.
