Core Responsibilities- Partner with Mortgage Loan Officers and Mortgage Sales Assistants to process Mortgage Loans in the most efficient way.

A Look into Your Day
As a Mortgage Loan Processor at Mercantile Bank, you will play a key role in supporting 3-6 Loan Officers by overseeing the production of mortgage files from application to closing. Your responsibilities will include ordering, obtaining, and validating various documents critical to the loan process, ensuring regulatory timelines are met, and collaborating with customers and Loan Officers to collect necessary documentation. You will learn more about portfolio, secondary market, and investor guidelines as you submit loans through an Automated Underwriting System, analyze findings, and clear basic underwriting conditions. You may also assist in resolving loan file exceptions and obtaining final loan approvals.

Summary: The Mortgage Processor Role will be responsible for performing a variety of documentation duties related to both agency and portfolio loans while ensuring compliance with policies and procedures for all loan products. - Ability to calculate complex income streams and assist in restructuring of loan files.
- Maintain daily workflow prioritization to ensure closing dates are met.
- Adhere to published SLAs to promote effective pipeline management.
- Order all required verifications and documentation as required by product guidelines and underwriting.
- Analyze and ensure all documentation received are accurate and meets product guidelines and underwriting conditions.
- Responsible for monitoring rate locks and initiating any Change of Circumstances for re-disclosure requirements.
- Ensure follow-up to all Pre-Funding and Post-Closing Audits as requested.
- Provide excellent customer service to both internal and external clients.
- Communicate effectively with all parties to the transaction to keep them informed of file status.
- Mentor and provide assistance to Mortgage Processors I and II.

Tomo is growing our mortgage operations team, and were looking for our next GOAT! A Mortgage Loan Processor leverages established guidelines to ensure loan applications are thorough and accurate with supporting documentation.

We are looking for resourceful Processors with proactive pipeline management skills and excellent intuition about customer needs. This role is based in our office Monday- Wednesday, and is remote optional on Thursdays and Fridays. This role is based in New York City, NY, Seattle, WA, or Detroit, MI.
You will
- Serve as the primary relationship manager and point of contact for the customer from when they enter processing to closing, keeping them informed and collaborating with other functions to make this happen.
- Perform all processing, pre-underwriting, and pre-closing tasks required to proactively manage mortgage loan files from receipt in processing to final disposition.
- Verify accuracy and adherence to investor guidelines of all documents required for a complete submission to underwriting (including appraisal and title).
- Collaborate with the agent to obtain necessary documentation (if needed) for approval and keep him or her informed of the status of the application.
- Consistently meet target service level objectives including quality submissions to underwriting.
- Coordinate closings with all parties and assist with post-closing follow-ups, as necessary.
- Identify opportunities for process and product improvements and serve as a resource in the implementation of system enhancements.
- When Closing Disclosure is sent to customer, offer option to review and answer questions.

The Mortgage Loan Processor provides support and backup to the Mortgage and Lending Department. The Mortgage Loan Processor processes loan files in preparation of underwriting and prepares and coordinates loan documentation for loan closings. They ensure that all activities, functions and relationships are handled in compliance with the mission, goals and standard operating procedures of the credit union. Mortgage Loan Processors must be familiar with the Truth-In-Lending Act and Regulation Z, the Real Estate Settlement Procedures Act, HUD's Regulation X, and the Home Mortgage Disclosure Act and Regulation C. The Mortgage Loan Processor I also provides back up support for home equity loan processing and may perform other duties as assigned.
Duties and Responsibilities
Assists members with their first mortgage needs:
- Accepts initial mortgage loan applications from the Mortgage Loan Officer. Orders appropriate verifications, appraisals, flood certifications, title work, insurance binders, etc.
- Ensures that all required disclosures are accurate and are delivered to the member within regulated time frames according to Federal Regulations B, C and Z.
- Maintains loan files by filing loan folders and supporting documents in an orderly fashion while awaiting submission to underwriting.
- Reviews all residential mortgage loan applications received from the Mortgage Loan Officer to verify that application data is complete and meets established standards to include type and amount of mortgage, borrower assets, liabilities, and length of employment.
- Ensures receipt of all necessary verifications from third parties to corroborate information the member has stated in the application (i.e., verification of employment, verification of deposit, debt obligations, etc.).
- Follows up with third parties not completing required verifications in a timely manner.
- Ensures written documentation is obtained for any derogatory credit history.
- Schedules closings on all residential mortgages in accordance with the policies and procedures.
- Responds to questions regarding closings and servicing from borrowers, settlement agents, real estate agents, or any other principal parties to the loan transaction.
- Reviews all preliminary information sent by the closing agent such as title binder, survey, etc. for accuracy.
- Ensures that the closing papers are complete and forwarded to the closing agent in a timely manner.
- Reviews all closing papers after settlement to ensure that all documents have been properly received and executed in accordance with the closing instructions and the requirements of the secondary market and/or the third-party investor.

Education and Experience Requirements
A high school diploma or equivalent AND two years of experience working in a financial institution.
All employees must be bondable by MEFCU's insurance policy. Continued employment is subject to maintaining a favorable bondable status per insurance standards.

Employees in this position are expected to possess and demonstrate the following knowledge, skills, and abilities throughout their employment:
Knowledge of : Truth-In-Lending Act and Regulation Z, the Real Estate Settlement Procedures Act, HUD's Regulation X, and the Home Mortgage Disclosure Act and Regulation C, overall credit union philosophy and operations, credit union products and promotions
Skill in : interpersonal communication, time management, organization, providing superior customer service
Ability to : manage time efficiently, perform multiple tasks simultaneously with a high degree of accuracy, be flexible to support work volumes, keep current on economic environment factors that may impact lending, work independently and as part of a team
Physical and Environmental Criteria
This physical effort required to perform this position is best described as: Sedentary. Exerting up to 10 pounds of force occasionally and/or a negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body. Sedentary work involves sitting most of the time. The majority of this position involves computer work, which requires fine dexterity in the continuous movement of the wrist and fingers.
Sensory requirements necessary in the performance of the essential functions of this position include: sight, hearing, touch.

Job Description
Summary:
The primary function of the Mortgage Processor is to ensure the timely and accurate packaging of all loans originated by loan officers, while ensuring that the applicant's documents are accurate for processing and underwriting. The processor assumes responsibility as the point person from qualification to the final approval.
Essential Functions:
- Strong knowledge of compliance rules and regulations
- Proficiency in Encompass (LOS)
- Follows specific guidelines for Fannie Mae and Freddie Mac investor regulations
- Reviews loan applications for accuracy and completeness, ensuring standards are met.
- Proficiency in understanding the loan profile to pre-underwrite conditions, with the goal set to manage and streamline the loan process with underwriting
- Process documents, including income, assets, and employment, and analyze liabilities in a paperless work environment
- Minimum of 2 years of experience as a Mortgage Loan Processor
- Previous experience with Conv, FHA, VA, VHDA, and USDA loans is required
- Detail-oriented, ability to prioritize, and outstanding service are critical to succeed
- Self-motivated with a strong sense of urgency-meet deadlines
- Excellent verbal and written communication skills - be consistent and proactive with communicating with borrowers, loan originators, and other parties to the transaction while striving to maintain a high level of customer service
