Purpose of the Job
The Mortgage Processor is responsible for compilation, verification and review of first mortgage loan applications. The Mortgage Processor works closely with Mortgage Loan Officers to ensure a timely and accurate experience for our members throughout the entire mortgage process.
Essential Functions and Responsibilities
Oversees loan files received from Mortgage Loan Officers (MLOs) through Final Approval. Retrieves and reviews initial disclosures from borrowers. Works with MLOs to address inconsistencies and ensure data is accurate. Ensures that all loan documentation is complete, accurate, verified and in compliance with company and/or investor policies. Conducts weekly pipeline meetings with MLO to keep them updated on the status of loans and any outstanding issues requiring their attention. Manages pipeline to meet departmental SLAs. Focuses on pipeline management using LOS system to track dates. Reviews members' assets, liabilities, income, employment history and other factors to determine eligibility. Resubmits loans to Automated Underwriting Systems (DU and LPA) and reviews findings. Reviews application rate locks and tracks changes of circumstance with Lockdesk to ensure accuracy. Requests change of circumstance within 3 days of occurrence. Orders appraisals and completes a comprehensive review of the appraisal upon receipt. Obtains verifications of employment, mortgage, rent, insurance and other items necessary to document the loan application. Orders tax transcripts from the Internal Revenue Service. Orders titles from closing agent and reviews for exceptions upon receipt. Orders and reviews third party fraud report for non-disclosed items. Monitors loans for compliance with ECOA, TRID, and other regulatory guidelines. Prepares credit and collateral packages for submission to underwriting within 2 business days. Coordinates with MLOs and members to address underwriting conditions and prepare the file for resubmission. Acts as point of contact for members, realtors, appraisers, Truliant staff and attorneys. Keeps all parties abreast of loan progression. Coordinates loan closings with members, attorneys and Truliant closing staff. Reviews loan files to ensure completion of HMDA data. Remains informed about investor guidelines, government regulations and best practices to ensure compliance with applicable rules.

Knowledge, Skills, and Abilities
- Must have sound understanding of standard concepts, practices, procedures, regulations and compliance within the loan origination environment, as well as services offered by the Credit Union
- Must be familiar with underwriting guidelines and real estate lending compliance, including but not limited to HMDA, TRID, Fair Lending and ECOA
- Must have sound judgment, excellent critical thinking skills and the ability to manage and prioritize multiple tasks
- Must be flexible and able to shift resources and priorities as required
- Must have excellent communication skills in English, both verbal and written
- Must have intermediate knowledge of Microsoft Outlook, Excel and Word
- Must have ability to understand all business processes within the credit union
- Must have an NMLS number or meet requirements to obtain one
- Must be detail oriented and well organized
- Must be able to work in a general office environment
- Must be able to complete all assignments with minimal supervision
- Should possess a strong commitment to providing excellent service to Truliant's members
Physical Requirements
- Occasional standing, walking, bending, and stooping required
- Must be able to sit at a desk for long periods of time and use a computer
- Must be able to moderately lift or move up to 5 pounds and occasionally lift or move up to 10 pounds
Education and Background
- High School diploma or equivalent required, with 2+ years of recent mortgage lending experience preferred
- Bachelor's Degree in Business or Finance preferred
- Experience with GSE guidelines, automated underwriting systems, multiple investor correspondent lending and TRID compliance required
- Experience with Mortgage LOS system(s) required

Compensation: The base pay of the budgeted range is $25-30 per hour. Actual compensation offered may vary from the posted hiring range based on factors such as relevant experience, time in role, base salary of internal peers, prior performance, business sector, licensure requirements and/or skill level, and will be finalized at the time of offer.
FUNCTION: Responsible for performing a variety of tasks to ensure that mortgage and home equity loan applications are processed accurately and efficiently. Ensures all files are complete and compliant with Workers Credit Union policies, investor requirements, mortgage insurance standards, and applicable government loan regulations.
ESSENTIAL JOB DUTIES AND RESPONSIBILITIES:
For Both Mortgage Processor and Senior Mortgage Processor:
- Prepare and review initial disclosure packages, including Loan Estimates, ensuring accurate loan setup and compliance with loan program guidelines.
- Deliver disclosure packages to members via eSign or mail, based on their communication preferences.
- Order and track required third-party reports such as appraisals, title, flood certifications, tax transcripts, and employment verifications.
- Review borrower documentation for completeness and alignment with AUS findings; request and collect any outstanding items.
- Process home equity applications from approval to closing, including communication with members, delivering required documents, and clearing pre-closing conditions.
- Monitor and review title and property condition reports, escalating any issues to underwriting as needed.
- Ensure timely submission of loan files to underwriting; update the LOS with verified information and clear conditions as received.
- Manage government loan files, including coordination with lenders, tracking conditions, and providing updates to borrowers, MLOs, and agents.
- Track key milestones such as underwriting timelines, financing contingencies, closing dates, and rate lock expirations; communicate proactively with MLOs.
- Prepare and issue revised Loan Estimates in compliance with TRID for any changes in circumstance.
- Communicate approvals to all relevant parties and conduct pre-funding audits, including verbal employment verifications.
- Support the closing process and ensure confidentiality of all borrowers and loan information.
- Uphold the Workers Credit Union "Workers Way" culture through daily interactions and behaviors.
- Perform other duties as assigned to support departmental and organizational goals.
Additional Responsibilities for Senior Mortgage Processor:
- Serve as a subject matter expert and resource for junior processors, providing guidance on complex loan scenarios, regulatory compliance, and internal procedures.
- Support the training and onboarding of new team members and temporary staff in collaboration with processing leadership.
- Take ownership of high-volume or high-complexity pipelines, including jumbo loans, construction loans, and government-backed programs.
- Lead or participate in departmental initiatives aimed at improving processing efficiency, compliance, and member experience.
- Support the implementation of policy updates, system enhancements, and procedural changes in coordination with mortgage processing leadership
Other Duties:
- May be asked to provide coverage in other WCU branches or departments.
