Position Summary
Hannon Armstrong is seeking a Manager to join our Portfolio Management team in New York, NY or Annapolis, MD.
The Manager of Portfolio Management (PM) will support in managing several of HASIs investments in growing portfolio of portfolio in Behind-The-Meter (BTM) solar, which includes residential, commercial & industrial, and community solar. In addition, the individual would support due diligence in underwriting new debt / equity investments in the same space and other emerging areas. The Manager will play a pivotal role in ensuring that HASIs portfolios are able to deliver on their performance targets by leading value optimization initiatives, solving problems, monitoring and managing risks, establishing and measuring key portfolio indicators (KPIs) to proactively understand performance, and maintaining strong and collaborative relationships with clients. The Manager PM will be responsible for the forecasting and tracking of portfolio performance, providing frequent (monthly/quarterly) performance updates to management and external investors, and overseeing junior members in the team. The Manager is expected to support portfolio optimization and syndication efforts.
SALARY RANGE:
Expected salary range of 140,000 - 180,000, based on experience and location. EDUCATION AND PRIOR WORK EXPERIENCE:
- 5-7 years of overall professional experience, with at least 3 years experience in investing, financing, and/or portfolio management in the North American energy sector,
- Bachelors degree in a business or technical discipline (i.e. engineering or finance/business). Relevant Masters degree, CFA or other certification is preferred
- The Manager PM will be part of a team responsible for maximizing the financial performance of HASIs portfolio investments. The position requires maintaining a deep understanding of the underlying project assets and investment structures (financial, technical, and contractual)
- The Manager PM should be familiar with the deal documents, governance rights, HASIs rights/obligations, and financial models of the portfolios they are helping to oversee
- The Manager PM should be able to support investment restructurings, workouts, modifications, and dispositions. Associated commercial responsibilities include, but are not limited to, developing workplans that facilitates the various workstreams for the internal cross-functional team across the enterprise to achieve the desired outcomes, assessing the corresponding value and risk, supporting the negotiations with counterparties, and reviewing final deal documents
- Provide and manage financial modeling and other necessary support for valuation updates to existing portfolios and support the internal accounting and treasury teams for corporate reporting requirements and cash flow forecasting
- Act as a liaison with HASIs external stakeholders - sponsors (owner/operators) and lenders/co-equity investors
- Support due diligence on new investments including, but is not limited to, reviewing key commercial contract terms and working with the Investment Team to negotiate acceptable outcomes, opining on revenue and expense assumptions, and analyzing the underlying market and regulatory value drivers and risks of the investment
- Provide feedback to the Investment Team leveraging the experience gained from the existing portfolio to strengthen future underwriting
- Monitor and analyze operating and financial performance across the portfolio, and conduct variance analysis of project and investment performance
- Support portfolio optimization initiatives by identifying key metrics and levers to enhance portfolio performance and reduce risk
- Develop commodity and environmental attribute market intelligence that drives portfolio revenue growth
- Understand and internally communicate deal and transaction specifics and field ad-hoc requests from the business around investment data, performance and processes
- Work closely with cross-functional teams to facilitate the complete, accurate, and timely onboarding of new transactions and ongoing monitoring of investments
- Assist in preparation and presentation of periodic internal, leadership, and Board materials
- Lead and support portfolio syndication processes, including preparation of marketing materials, oversight of data room setup, coordination with potential investors, and management of due diligence workflows
- Previous direct investment/financing experience in energy/renewable assets and related financial investments (i.e. project finance debt and equity) from either an owner/operator or financial investor perspective

Summary/Objective: The Director of Portfolio Management will oversee the strategic and operational performance of a diverse portfolio of affordable housing properties. Essential function/Responsibilities: duties include but are not limited to the following:
Strategic and Financial Oversight:
- Oversee monthly, quarterly, annual, and ad hoc financial reporting for investors and lenders, ensuring accuracy and timeliness.
- Lead asset- and portfolio-level analytics, including variance analysis, KPI tracking, and benchmarking, to assess performance and inform strategic decisions.
- Develop and execute initiatives to enhance portfolio value, including rent-setting strategies, vacancy and credit loss reduction, expense optimization, and capital improvement planning.
- Partner with internal teams across asset management, property operations, finance, compliance, development and construction to align asset and portfolio strategy and implement value and performance enhancing opportunities.
- Ensure full compliance with lender debt covenants by managing financial reporting obligations and proactively mitigating risks of breach or default.
- Work in conjunction with CFO to develop annual comprehensive budgets for each property, ensuring alignment with financial goals and organizational objectives. Facilitate investor budget review and approval.
- Generate monthly budget-to-actual variance analysis and provide detailed reports comparing actual financial performance against budgeted figures, identifying key variances and recommending corrective actions.
- Conduct Monthly Operating Reviews (MOR) and facilitate regular reviews with Regional Managers to assess operational performance, address challenges, and implement improvements.
- Develop and maintain financial and operational dashboard reporting to enable in-the-month and proactive asset and portfolio performance management.
- Conduct bi-annual financial and operational asset and portfolio benchmark assessments and identify / implement revenue, labor, and non-labor improvement opportunities.
- Develop and implement opportunities to optimize labor productivity while reducing or mitigating costly overtime. Analyze overtime data at property levels to identify trends and variances and develop strategies to optimize labor costs.
- Oversee the Head of Procurement, responsible for property-level, corporate, and construction-related procurement.
- Responsible for leading and managing the procurement function, including developing sourcing strategies, negotiating vendor contracts, and ensuring cost-effective purchasing of goods and services.
- Collaborates cross-functionally with Property Operations, Accounting & Finance, IT, Development, Construction, Legal, and other relevant Paths departments to optimize supply chain performance and mitigate risk.
- Oversee vendor selection, performance evaluation, and compliance with policies and generally accepted industry practices.
- Maximize discounts, volume-based spend, and rebates.
- Ensure procurement activities align with organizational goals, budgetary constraints, and project timelines.
- Ensure Paths Procurement is aligned with the investor's impact vision and mission.
- Minimum of 10 years' experience in investor reporting and relationship management, portfolio management, asset management, or property management.
- In-depth understanding of real estate markets, including trends, cap rates, and financial metrics such as NOI, IRR, and cash-on-cash return.
- In-depth understanding of operations and capital budgeting, procurement strategy, and end-to-end supply chain management.
- Proven ability to lead cross-functional budgeting processes, develop cost-optimized procurement plans, and drive savings through vendor negotiations, volume-based pricing, and rebate structures.
- Advanced proficiency in financial analysis, budgeting, financial modeling, and performance tracking.
- Bachelor's degree in finance, real estate, business administration, or a related field. Advanced degree preferred.
- Highly proficient in Microsoft Office Suite, especially Excel and PowerPoint. Familiarity with Yardi Voyager platform.

Base Pay Salary
The estimated rate for this role is $5,200 - 90,000 per year. We have a pay-for-performance compensation philosophy. The Opportunity:
This role is a member of a team that comprises the critical portfolio management and reporting foundation of all lending origination and underwriting activity.
As a Vice President in this team your primary responsibility will be the ongoing management of the Project Finance loan portfolio, with an emphasis on credit monitoring, analytics and internal reporting. You will have portfolio management responsibilities for a portfolio of project finance loans. This is a leadership position and will require coordination between sector specialists, off-shore portfolio support teams, risk management and junior members of the team.
Main Duties and Responsibilities of Role:
- Actively manage all facets of the daily operations of the identified portfolio, including but not limited to:
- Routinely analyze the credit migration trends of the portfolio and individual names;
- Idea generation for value added cross buy or client opportunities;
- Quarterly and annual credit reviews;
- Prepare quarterly Credit Risk Management ("CRM") portfolio reviews;
- Process amendment and waiver requests, write or review credit modifications, submit to risk and address Q&A, follow-up on the required legal amendments to the documentation until execution;
- Track compliance of financial covenants and other reporting covenants such as construction/ operating reports, insurance, etc.;
- Review annual risk rating updates prepared by an administrative support team;
- Oversee and prepare collateral monitoring reports;
- Prepare and maintain reports as requested by regulators, rating agencies and other external parties;
- Maintain various department and industry databases/trackers;
- Maintain internal portfolio tracking metrics;
- Respond to ad hoc internal requests on portfolio composition and exposure;
- Coordinate and work with offshore portfolio support teams
- Diligent and proactive credit monitoring through the review of all covenanted financial and project information (e.g. financial models, Borrower and Adviser operational / construction progress reports) as well as compliance with all regular reporting activities in line with the bank's policy and procedures
- Take an acive role in oversight and development of the junior project finance team members
- Interface with relationship managers and sector specialists to ensure an active dialogue on credit trends, challenges and opportunities with individual borrowers
- Responsible for the accurate internal system processing (Vantage) including GRID, FINAN, TSC, Risk Rater
- Monitor and identify market developments and proactively manage their potential impact on the portfolio
- Support Team Lead and coordinate between Portfolio Management/ Origination in order to ensure timely and accurate response to internal (CAS) and external regulatory controls and audits by providing the required insights, reports and samples and by participating in the dialogue if so requested
- Stay up-to-date on organizational operating policies and procedures (i.e. Risk, Legal, etc.) to ensure appropriate protocols are implemented and followed, and facilitate accordingly

- Assist the team in the execution of new transactions, amendments and refinancings on an as-needed basis
Qualifications / Education:
BA/BS in finance/economics/accounting/management/engineering (or similar); CFA a plus
