**Job Summary**
Under general supervision, leads construction projects as the Owner's representative. Provides extraordinary customer service and management of building construction and renovation projects. Responsible for timely completion and financial outcome of construction projects in a team environment that includes the Owner, design professionals (architects/engineers), general contractors, sub-contractors, Owner's departmental personnel, project inspectors and other team members. Ensures Owner satisfaction and overall success of assigned projects.
**Job Responsibilities**
- Provides effective construction management of assigned projects by coordinating all pre-construction and construction activity on these projects, including project design, development of construction documents, preparation of project estimates and budgets, receipt and evaluation of project proposals, site observation of construction, budget and schedule management, project close-out and post construction issues such as warranty or latent defect claims
- Ensures Federal, State, and local laws and codes concerning health, safety, accessibility, and the environment are rigorously adhered to in the programming, design, and construction of facilities projects
- Provides project oversight and quality assurance inspections to ensure construction work aligns with contract documents, safety requirements, scheduling and budget requirements
- Leads internal and external customers, contractors, professional service providers and project collaborators
- Committed to continuously improving the quality and value of service provided to customers. Strives to exceed customer expectations by ensuring all communication to customers is responsive, and respectful
- Must be able to work safely in a construction environment and be able to fully tour construction sites in order to monitor progress and adherence to the projects' construction documents

Qualifications:
- Bachelor's degree or equivalent

Position Overview
Performs tasks involving physical labor at building construction projects. May operate a variety of hand and power tools. May clean and prepare sites, dig trenches, set braces to support the sides of excavations, erect scaffolding, clean up rubble and debris and remove waste materials.

- Perform a variety of tasks involving strenuous manual labor in heavy construction projects.
- Unload, carry, place, and secure with tie wire concrete reinforcing steel and accessories.

- Assist in demolishing activities.

- Follow safety rules.
- High school education or equivalent preferred.
- 6 months to one year of construction experience.
- Willingness and ability to perform manual work following verbal and written instructions.
- Some knowledge of the proper use of equipment, materials, and supplies used in heavy construction work.

The Community Assistant (CA)/Resident Assistant (RA), helps offer current residents and parents a dynamic and academically-conducive living experience through excellent customer service and dedication to American Campus Communities (ACC) Basic Operating Standards and Systems (BOSS). A degree or certificate program must be in progress from an accredited college or university while in this position.
Critical Duties:
- Understand, support, and abide by all American Campus Communities policies and procedures while providing unparalleled customer service and respect for residents.
- As directed by management, conduct and participate in all functions related to filling and/or leasing bed spaces within the community as directed. This may include, but is not limited to, making appointments, generating new leads, social media initiatives, conducting tours and closing sales, maintaining show rooms, and completing any required and/or necessary prospect follow-up in a timely and accurate manner.
- Work a structured administrative shift each week as determined by your supervisor which may include evenings, weekdays, weekends, and/or holidays through one or more areas in the office, leasing or business center.
- Work assigned "Community Assistant On-Call" shifts, which may include, weekdays, weekends, and/or holidays. These shifts may take place at any point during the day, evening, and/or overnight and are a required part of the Community Assistant position.

- Plan, attend, document and evaluate community wide social, recreational, and educational events.
- Enthusiastically participate in and promote ACC programming and initiatives.
- Understand, support, and abide by all American Campus Communities policies and procedures while providing unparalleled customer service and respect for residents.
- Respond to and document behaviors of residents that violate the law or the ACC lease agreement and take appropriate action to stop the behavior.
- Understand, communicate, and enforce community safety, emergency, and fire evacuation policies and procedures, providing emergency response and referral services and resources.

- Mediate conflict and help residents to create a respectful living community.
