POSITION SUMMARY
Responsible for originating, coordinating, and implementing all aspects of the development of affordable housing projects. Projects may include new construction, rehabilitation, Eden-owned re-syndications, and joint ventures with other developers. Project developers are expected to manage a workload of multiple projects in a collaborative environment.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Helps evaluate potential project sites and properties.
- Prepare written report material including grant and financing applications and new business proposals.
- Organize critical community support. Make presentations before public bodies and community groups.
- Research and secure sources of predevelopment, construction, and permanent financing from public and private sources.
- Work with public agency staff to assure timely public review and approval including environmental and other entitlement reviews.
- Solicit and coordinate the work of non-construction-related project consultants, including legal, finance and other special consultants; negotiate contracts.
- Coordinate bid and qualifications processes to select construction-related consultants, including architects, general contractors, and construction consultants; prepare and negotiate contracts; and monitor contract compliance.
- Negotiate contracts.
- Organize, coordinate, document and facilitate escrow closings.

- Perform outreach duties and public relations work as needed; attend neighborhood and community meetings and public hearings; act as liaison between Eden, its consultants, vendors, partners, and the community; and participate in local, state and federal policy planning and advocacy efforts.
- Represent Eden externally at industry forums and groups within identified geographic areas.
- Attend Eden's Board meetings as required.
- Undertake tasks as may be assigned by the Associate Director of Development or Director of Development.

EDUCATION and/or EXPERIENCE
Master's degree (M. A.) or equivalent; or four years related experience and/or training; or equivalent combination of education and experience. A background in planning, business, community development, public policy or a field related to housing is highly desirable as is a passion for housing justice and equity.

Job Description
The Developer, Project Development, will be involved in site diligence and project development efforts. The individual will support ongoing site development efforts, assess solar sites for critical issues related to project development, and create and secure land lease amendments with landowners for solar development. In addition, the Developer will be responsible for creating permitting documents, supporting, and leading project development tasks for assigned projects. The Developer will also manage third-party contractors, prepare and execute land use permits, plan and organize public outreach, and represent Pivot at land use hearings.
This role will lead site diligence and permitting for renewable energy facilities and other major capital development projects, including battery energy storage systems. There are many moving pieces to develop solar projects and take them through financial closing, and the ability to prioritize, multitask, and effectively communicate internally and externally is paramount.
The individual will be provided with the tools and resources for successful delivery of this role, which will lead to growth for both the individual and Pivot Energy.
Primary ResponsibilitiesMeet with landowners, manage to lease terms, and amend leases for solar development
Manage and lead the creation and submission of permitting documents for energy/industrial facility development, expansion, and maintenance with a focus on local permitting
Organize and maintain files, budgets, and project records using Pivot's internal processes, databases, and project management software
Manage third-party consultants and contractors to complete required diligence items related to a portfolio of projects
Manage and work within quality/budget/schedule expectations and scope-specific assignments
Attend community events to discuss solar with stakeholders; periodically participate in local policy working groups to ensure market success
Complete title curative items for project finance requirements, in collaboration with the legal team
Prepare project deliverables for and work closely with Pivot's Structured Finance team to ensure qualifying projects are ready for financial closings

Compensation and benefits include an estimated base salary range of $75,000-$20,000, along with eligibility for the company's substantial bonus plan and commission plan with a target bonus of 20% of annual salary (prorated in first year based on start date). - Lead project development of utility scale solar assets from site origination through financial close/start of construction.

This role includes working with internal teams and customers to identify and develop turnkey design-build solutions and energy savings contracting projects, including scope of work development, cost estimating, working with Energy Engineers to quantify energy savings, and proposal support as part of an industry leading Energy Services Company (ESCO). The Project Developer is responsible for Acquisition Support of both Design-Build Turnkey and Energy Performance Contracting project work. This position requires mastery of acquisition, technical aptitude and project management skills.
**ESSENTIAL DUTIES AND RESPONSIBILITIES**
· Develop HVAC systems and solutions using a combination of Trane equipment and controls and other leading HVAC equipment and systems that include project scoping, concept development, engineering analysis, and system validation.
· Supports Account Managers in developing and establishing project installation budgets, and preparing the sub-contractor request for quotation's (RFQ) including: scope statements; plans and milestone dates; specs; permitting and bonding requirements.
+ Provide key technical support in pursuit of Trane business, including participation on strategic job acquisition teams.
+ Manage the design including conceptual site plans and preliminary engineering documents through construction documents.
+ Continually validate the effectiveness of the Design-Build Turnkey and ESPC processes and identify and develop improvements.
+ Responsible for secured customers from Project Development through project transition.

**QUALIFICATIONS**
· Four-year degree in Engineering, Technical, or Business field or equivalent experience required
· Working knowledge of cost and savings studies incorporating energy conversation measures (ECM).
+ Working knowledge of energy rebate programs, utility tariffs and utility bill analysis.
+ Ability to audit existing mechanical and building systems and recommend solutions to improve.
+ Understanding of construction methods/practices and ability to communicate with and direct subcontractors in an effort to obtain critical proposal information.
+ Project Management and Performance Contracting/ESCO experience required.
+ Must have a general knowledge of basic engineering, electricity, mechanical HVAC systems and the building construction industry.

Base Pay Range: $74,000 to $155,000
