**Responsibilities**

+ Negotiate lease agreements, easements, and other necessary documents with property owners and stakeholders

+ Maintain accurate records and documentation throughout the site acquisition process
+ Assist in modification projects, including site upgrades, expansions, and equipment installations
+ Stay up to date on industry regulations, trends, and best practices

**Qualifications**
+ Bachelor's degree in real estate, urban planning, or a related field preferred
+ Minimum of 6 years of experience in site acquisition within the telecommunications industry

+ Excellent negotiation and communication skills, with the ability to build and maintain relationships with property owners and stakeholders
+ Proficiency in Microsoft Office Suite and database management
+ Ability to work independently and manage multiple projects simultaneously
+ Willingness to travel as needed

We have an outstanding Contract to Hire position for aConstruction Project Manager to join a leading Company located in theYork, PA surrounding area.

Facilities is responsible for the planning, management , and execution of facility construction, renovation, and infrastructure projects across the organization. This role ensures projects are delivered safely, on schedule, within budget, and in compliance with corporate standards, regulatory requirements, and operational objectives. The Construction Project Manager partners with Facilities Engineering & Maintenance, Operations, IT, SHE, Security, and external design and construction partners to manage projects that support manufacturing, engineering, and office environments. The role requires strong leadership, financial oversight, and technical knowledge to deliver projects that support mission-critical operations while minimizing disruption to business activities.
Job Responsibilities:
+ Manage the full lifecycle of facility construction and renovation projects including planning, design, procurement, construction, and closeout.
+ Develop project scopes, schedules, budgets, and execution strategies aligned with operational priorities.
+ Coordinate with internal stakeholders including Facilities, Engineering, Manufacturing, SHE, Security, and IT to define project requirements.
+ Ensure project activities are planned and executed with minimal impact to production and operational activities.
+ Facilitate permitting and regulatory approvals with federal, state, and local agencies as required.
+ Manage capital improvement projects including facility expansions, infrastructure upgrades, laboratory and manufacturing buildouts, and workplace renovations.
+ Track project budgets, forecasts, and financial performance to ensure adherence to approved capital allocations.

**Position Purpose**
The Project Manager III leads the end-to-end delivery of complex, multidimensional internal product and technology development projects, owning the full project lifecycle from planning and discovery through execution, validation, launch readiness, and final delivery. **Position Purpose**
Project Managers (PM's) play the lead role in planning, developing, executing, monitoring, and delivering projects. + Act as a "client-care officer" through direct contact with every client and partner in connection with the assigned project.
+ Partner with Project Estimators to ensure a complete scope of work is defined.
+ Monitor project budgets and labor costs.
+ Prepare and present computer-generated spreadsheets and reports.
+ Maintain regular communication and collaboration with project superintendents by spending time on assigned job sites.
+ Report and resolve employee concerns and/or grievances as needed.

**Work Shift: 7:00 a.m. to 4:00 p.m. / Mon. - Fri.**

**SUMMARY**
The Project Manager assists the company in meeting its objectives and goals by overseeing and directing assigned commercial construction projects taking appropriate actions to ensure projects are completed on time, within budget and with defined resources. The Project Manager will ensure a safe working environment for all employees.
**ESSENTIAL DUTIES AND RESPONSIBILITIES**
Include the following:
+ Provide day-to-day leadership and management in the execution of the assigned project in a manner with the mission and core values of the company.
+ Independently oversees all aspects of the assigned project through completion.
+ Independently oversees, directs and leads risk mitigation for matters arising out of project performance.
+ Responsible for driving the project to achieve and surpass sales, profitability, cash flow in alignment with business goals and objectives. Professional
+ Provides timely, accurate and complete reports to the Executive Officers on the operating condition of the project.
+ Communicates and collaborates with the PreConstruction, Scheduling, Purchasing, Prefabrication, Drafting and Executive team members in the performance of the project to achieve deliverables for the project within or ahead of schedule.
+ Act as a "client-care officer" through direct contact with every client and partner in connection with the assigned project.
+ Partner with Project Estimators to ensure a complete scope of work is defined.
+ Monitor project budgets and labor costs.
+ Prepare and present computer-generated spreadsheets and reports.
+ Maintain regular communication and collaboration with project superintendents by spending time on assigned job sites.
+ Report and resolve employee concerns and/or grievances as needed.
+ Ensure job site employees maintain a safe work environment by conducting safety audits.
+ Conduct Toolbox Talks and other company training on assigned job sites as needed.
+ Attend and conduct meetings as required.
+ Comply with all company operating policies, procedures, and safety programs as established
**SUPERVISORY RESPONSIBILITIES**
Lead, direct and manage project personnel.
**QUALIFICATIONS**

**PREFERRED EDUCATION AND EXPERIENCE**
BS degree in Mechanical Engineering, Architecture, Construction Management.
Ten years direct and independent experience in managing large commercial construction projects, successfully.
**COMPUTER SKILLS**
+ Direct experience with increasing expertise in Microsoft Office Word and Excel applications.
+ Direct experience with financial management software in connection with project management accounting.
+ As applicable software applications utilized in the Commercial Mechanical Contracting industry
