About the Role:

The Design Project Manager will be responsible for managing the design process from campus planning/basis of design stage through issuance of construction drawings. This includes building matrixed design teams from the client's internal design and external design services partners/providers, facilitating the creation of a shared plan for the execution, and oversight of construction administration services provided by the external design team in support of construction activities. The ideal candidate will have a strong understanding of design and building construction, in addition to excellent communication and interpersonal skills.

Travel expected 15%-25% of the time to site in Richmond, VA

What You'll Do:

  • Facilitate planning and kickoff workshops with internal & external stakeholders

  • Facilitate design reviews in partnership with external partners

  • Facilitate large scale workshops as necessary

  • Author scopes of work for contracts and gain buy-in from internal stakeholders

  • Issue and administer contracts

  • Define and track deliverables from various parties

  • Track of cost, schedule, progress and scope

  • Provide health reporting on cost, schedule, scope and progress

What You'll Need:

  • Bachelor's Degree preferred with 5-8 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered. LEED AP, PMP, and/or CCM designation(s) preferred.

  • Prior experience with data center design and/or construction preferred. Examples of non-data center projects: healthcare (hospitals), large commercial (high rise), laboratory, manufacturing facilities (fabs), high power (power plants)

  • Minimum 1 years of design project management experience is required

  • Professional licensure (PE, NCARB, RA, or equivalent) is preferred.

  • General knowledge of leases, contracts and construction practices and the ability to read architectural drawings.

  • Ability to exercise judgment based on the analysis of multiple sources of information with a willingness to take a new perspective on existing solutions.

  • In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, PowerPoint, etc.

  • Interpersonal skills with an advanced inquisitive mentality.

  • Sophisticated math skills and the ability to calculate mildly complex figures such as percentages, fractions, and other financial-related calculations.

  • Ability to work independently and as part of a team.

Responsibilities:

? Project Management

  • Define and manage project scope, timelines, deliverables, and resource plans.

The Project Manager leads the project team with a focus on the customer, utilizing open communication, setting clear direction, and establishing high levels of expectations.

This position requires passion, dedication, and a strong sense of accountability with the ability to align with the executive team to optimize growth potential and contribute to the strategic objectives of the Company.

Project Manager Responsibilities:
  • Collaborate with Estimating during the Preconstruction phase
  • Read and Interpret Construction Plans and Specifications
  • Mentor less experienced Project Management staff on the daily duties required to effectively manage a construction project
  • Work with your Team's existing Owners, Architects, Engineers, and Subcontractors to establish long-term relationships to identify and obtain future project opportunities
  • Oversee the Subcontractor and Vendor procurement by supervising the completion of buyout, scope of work review, contract writing, insurance and bonding reviews, etc.
  • Guide the research and recommendation of resolutions to drawing interpretation problems, conflicts and errors
  • Manage the Team that processes all Submittals, RFI's, Change Order Proposals, Owner Billings, Time Sheet Management, Subcontractor/Vendor Billings, Monthly Reports, etc.
  • Ensure the preparation of timely Owner Billings via the verification of work-in-place quantities/billings from Subcontractors and Suppliers
  • Verify the production of accurate monthly cost projections which forecast total estimated costs at completion
  • Oversight of the creation and monitoring of Project Schedules and production of progress updates
Qualifications
  • Bachelor's degrees in Construction Management, Engineering, Architecture, or related field preferred. Applicants with relevant certifications or equivalent experience will also be considered
  • 5+ years experience managing commercial/light industrial projects
  • Broad knowledge of building systems and construction methods
  • Strong financial management skills and the ability to independently manage all aspects of a project from start to finish
