This opportunity entails providing coordination of project execution and control in the survey and right of way section to achieve continuity of purpose within scope, budget, and time schedules from initial start-up through final design. Also accountable for handling specific design aspects on projects appropriate to discipline field. Coordinates efforts of assigned design team to ensure completeness and accuracy of design effort. Serves as technical liaison with client on project efforts as required.
**What You'll Do:**
+ Analyzes title work and record documents in conjunction with field survey data to establish property lines and existing rights of way.
+ Produces of client or project right of way engineering parcels.
+ Supervises production of client or project right of way engineering parcels and route survey plats.
+ Conducts QA/QC of right of way engineering parcels and route survey plats.
+ Monitors progress toward deliverable schedules and report project status.
+ Provides mentorship, guidance and training to earlier career survey staff.
+ Performs other duties as assigned.
**What You'll Need:**
+ Associate Degree and 8 years of relevant experience, or
+ In lieu of education, 10 years of relevant experience
**What We Prefer:**
+ Bachelor's degree
+ INDOT right of way plan development experience
+ 5 years of boundary experience
+ 10 years progressive experience on design projects with route survey and right of way engineering experience
+ All jurisdictional certifications as required

Job Summary
DDS is urgently seeking a Project Surveyor for a primarily office-based role in West Henrietta, NY (preferred), Southborough, MA, Mt Prospect, IL, Atlanta, GA or Southpointe, PA, with occasional field work. This position focuses on boundary surveys, including metes and bounds descriptions and ALTA surveys, alongside topographic and utility projects. You’ll process survey data, draft deliverables, and prepare legal descriptions using advanced applications like Leica Register 360, Pix4D, Trimble Business Center, Carlson, AutoCAD Civil 3D, AutoCAD Map 3D, and MicroStation. Reporting to the Survey Manager (MA/PA) or Senior Project Surveyor (NY), you’ll collaborate with licensed surveyors, field crews, CAD drafters, professional engineers, and clients. A Professional Land Surveyor (PLS) license is preferred but not required; strong technical skills and extensive boundary experience are essential. A college degree in surveying is preferred but not mandatory.
Key Responsibilities
- Process survey data using Trimble Business Center and Carlson for accurate boundary, topographic, and utility survey deliverables.
- Perform point cloud processing with Leica Register 360 for 3D modeling and CAD integration.
- Conduct sUAV aerial photogrammetry using Pix4D to produce orthomosaics, digital surface models, and topographic data.
- Draft survey maps, certified plats, and exhibits using AutoCAD Civil 3D, AutoCAD Map 3D, and/or MicroStation, adhering to client and regulatory standards.
- Prepare precise legal descriptions, including metes and bounds and ALTA survey descriptions, for boundary surveys and easements.
- Conduct deed research, locate and analyze monuments, and prepare certified boundary plats for complex projects.
- Collaborate with field survey crews to ensure data accuracy, occasionally supporting field tasks (e.g., quality control, site verification).
- Work with professional engineers from DDS’s Land Development and Energy Services Groups to integrate survey data into infrastructure projects.
- Engage with clients to clarify project requirements and deliver high-quality deliverables on time.
- Maintain accurate project documentation and ensure compliance with DDS quality standards.
Skills and Experience
Required
- 5–10 years of land surveying experience, with strong expertise in boundary surveys (e.g., deed research, monumentation, certified plats).
- Proficiency in survey data processing with Trimble Business Center and Carlson.
- Experience with point cloud processing (Leica Register 360) and sUAV aerial photogrammetry (Pix4D).
- Advanced CAD drafting skills with AutoCAD Civil 3D, AutoCAD Map 3D, and/or MicroStation.
- Ability to write accurate metes and bounds and ALTA survey legal descriptions.
- Knowledge of land surveying principles and deliverables (e.g., boundary, topographic, ALTA, utility surveys).

We are looking for a dedicated Project Surveyor to grow with our collaborative team and work on a variety of land development projects.
As a Project Surveyor, you will do the following:
Perform or oversee technical tasks to ensure all elements of the scope of work are completed, including field crew coordination, geodetic control network planning and design, control survey processing and adjustment, feature processing of topographic field data, LiDAR registration and feature extraction, generate, edit and QC Digital Terrain Models (DTM), title commitment review , public records research, COGO calculations, determination of Land and Right of Way boundaries, drafting of Land Survey Plats, ALTA Surveys, and Topographic Maps, write property descriptions, obtain permits and Right of Entry, ensure all QC plans are followed, and work with PM's to establish estimate of hours to complete each task.

Work with the PM to prepare, monitor, and adjust the project quality plan.

+ Write, read, and interpret descriptions of property boundary surveys for use in deeds, leases, or other legal documents.

**Qualifications**
+ Associate's degree in land surveying or related field required.

+ Experience using COGO applications, AutoCAD, Civil 3D, Carlson and other design software principles.

**Position Overview**
The Project Surveyor position plays a critical role in ensuring the precision and integrity of construction projects within Kiewit's Southeast District. This role is centered on conducting and overseeing all surveying tasks, from initial site layout to ongoing control measures, to provide dependable data that guides construction activities. The Project Surveyor partners closely with project engineers, site superintendents, and subcontractors to ensure that the measurements and controls align with project requirements. Time in this role is predominantly spent in the field performing surveys, validating data accuracy, and delivering real-time support to construction crews to facilitate smooth and safe operations.
**District Overview**
Kiewit's Southeast District specializes in heavy civil, transportation and water resource markets, and has played a significant role in building infrastructure throughout the fast-growing southeastern United States. Since the 1970s, we have built projects from Maryland to Florida and west to Louisiana. **Location**
The Project Surveyor will be based across key project sites in Florida, including Naples, Fort Lauderdale, Fort Pierce, Port St. Lucie, Orlando, Tampa, and Jacksonville. These locations offer a wide range of dynamic construction opportunities aligned with the region's rapid infrastructure growth.
**Responsibilities**
+ Conduct comprehensive field surveys to establish precise control points, layout reference lines, and verify elevation benchmarks in alignment with project specifications and construction drawings.
+ Lead and coordinate surveying operations on site, ensuring compliance with company standards, safety protocols, and regulatory requirements for construction surveying.
+ Collaborate extensively with project management, engineering teams, and subcontractors to interpret technical plans and deliver timely survey data critical for construction progress and quality control.
+ Set up and maintain reliable control networks across project sites, including the calibration and care of advanced surveying instruments such as total stations, GPS/GNSS receivers, and digital levels.
+ Monitor and document as-built conditions throughout construction stages, producing detailed reports and digital data sets to support project documentation and audits.
+ Troubleshoot technical challenges and adapt surveying methodologies in response to changing site conditions to minimize operational disruptions.
+ Assist in training and guiding junior survey staff or subcontractors to uphold measurement accuracy and safety standards.
+ Maintain meticulous records of survey activities, including data backups and report generation using specialized surveying software and reporting tools.
+ Participate proactively in safety meetings and ensure all surveying activities prioritize crew safety and environmental stewardship on site.
**Qualifications**
+ At least 3 to 5 years' hands-on experience in construction surveying or related disciplines such as dimensional control or industrial metrology, preferably in infrastructure projects.
+ Proficiency with Trimble surveying technology and associated software platforms to accurately capture and process survey data.
+ Strong foundational skills in mathematics, including algebra and geometry, to perform spatial calculations related to area, volume, coordinates, and elevation offsets directly in the field.
+ Ability to independently organize work priorities and manage multiple survey tasks effectively within a fast-paced construction setting.
+ Excellent communication skills to liaise clearly and professionally with multi-disciplinary teams, including the preparation of written reports and verbal briefings.
