IronRoad is conducting a confidential search for a full-time hourly Commercial Property Management Maintenance Technician ($23.00 - $5.00 per hour based on candidates' skill & experience) focused on Building Maintenance for a Property Management Company. This is a direct hire position that will be providing service to the Cincinnati & Dayton, Ohio area. We are looking for an individual that takes ownership of each opportunity that a client calls in for assistance. We are looking for a talented individual that has a great vibe that clients and team members love to be around. Excellent Customer Service and fixing a client's issues correctly is top priority!
Attendance:
Regular attendance is required during normal working hours to accomplish goals for the Maintenance Technician position below. Work beyond 40 hours per week may be required on occasion and overtime will be paid.
Qualifications & Experience:
• 3+ years' experience in general building maintenance, equipment maintenance or construction.
• Customer-service oriented IS AN ABSOLUTE MUST as this position will interface with clients daily.
• Must know how to use Outlook
• Good written and verbal communication skills
• Local travel (Dayton & Cincinnati and other locations as needed) is required in company provided vehicle; must maintain a valid driver's license.
• High School diploma or equivalent required. Prefer courses and workshops related to property and building equipment maintenance and the care of grounds. (If you have such courses, please highlight them on your resume.)
• No direct supervisory skills required; however, candidate must possess keen sense of ownership of the assigned portfolio and ability to intervene with vendors, contractors or others who are damaging or otherwise creating a problem or disruption on or about the properties.
Tasks:
Physical Maintenance:
• Complete all assigned maintenance requests through a work order process
• Changing of HVAC filters
• Changing of light bulbs
• Correcting plumbing stoppages and minor leaks
• Basic electrical repairs
• Reading gas, water, irrigation, and generator meters
• Controlling litter - sweeping sidewalks as needed
• Perform man door maintenance
• Light furniture moving
• Assisting contractors with various tasks
• Occasional assistance with snow removal
• Performing light carpentry work as assigned
• Monitoring and changing out medical gasses
Inspections:
• Exterior of buildings, vacancies, common areas, mechanical rooms, penthouses, cooling towers and sprinkler pits
• Safety inspections - assist in annual fire inspections, sprinkler system tests, fire panel tests, elevator checks and backflow tests
• Monitor all equipment rooms for safety and cleanliness
• Periodic roof inspection
• Periodic systems (Life, HVAC, Plumbing, Electrical, etc.) inspection
• Exterior of buildings, vacancies, common areas, signage, dumpster corral, trash containers, mechanical rooms, penthouses, cooling towers and sprinkler pits
• Arrange for preventative maintenance for maintenance vehicles, as suggested by the manufacturer.

The full-time Maintenance Technician will support the Maintenance Supervisor or serve as a lead role in their absence, performing technical, repair, maintenance, and mechanical work at the property while ensuring the company’s standards for cleanliness, appearance, safety, and overall functionality are met. The role involves hands-on maintenance of apartment communities, including inspection, repair, and general maintenance of interiors and exteriors.
Primary Duties and Responsibilities:
- Work with the Maintenance Supervisor and Property Manager to develop cleanliness and appearance standards for grounds, amenities, building exteriors, market-ready units, hallways, elevators, signage, common areas, and more.
- Assist in preparing vacant apartment homes for leasing and move-ins, including move-out inspections, creating punch lists, scheduling contractors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
- Schedule and respond to and management requests for service.
- Maintain excellent communication with the Maintenance Supervisor and Property Manager.
- Conduct daily inspections of the property for maintenance issues, cleanliness, and hazardous conditions.

The Property Maintenance Technician will be responsible for daily upkeep of the property, which includes monitoring, maintaining, repairing, and preforming preventative maintenance on hotel property and equipment. He/She is required to live on property, must be on call for emergency situations, and will also work as the Property Attendant one or two days a week, as determined by the General Manager/Regional Operations Manager. Job Responsibilities
- Ensure that the building and grounds are clean, properly maintained, and free of clutter by picking up trash/debris and by cleaning siding and walkways
- Ensure that vacant rooms are in good repair, including but not limited to walls, appliances, furniture, carpet, and cabinets
- Conduct maintenance room punch including but not limited to drywall repairs, paint, general repairs, shampoo carpets
- Perform preventive maintenance of guest rooms on a scheduled basis
- Ensure service request are performed in a timely manner
- Respond to all emergency calls in a timely manner
- Maintain interior hallway carpets
- Notify Supervisor immediately of any safety or security violations
- Notify Supervisor of any guest concerns
- Reconcile daily paperwork with supervisor prior to end of shift
- Perform functions as outlined in Property Attendant Job Description, Guest Agreement, and Property Maintenance Technician Resident and On-Call Agreement.

- Possess working knowledge of air conditioning systems and equipment, including installation, maintenance and repair.

- Possess working knowledge of electrical systems and components, electrical supplies and materials and the proper application of the same, which includes selecting proper wire and fuse sizes, and visually discern various colors of electrical wiring
- Possess skill and ability to operate hand and power tools (drills, volt-OHM meter, amprobe, etc.); dial indicators and testing equipment for air, water balancing and control calibration.
- Work on uneven surfaces in hot, cold and wet conditions, climb and stand on ladders at heights of up to approximately 30 feet
- Work indoors with carpeted surfaces and work outdoors with concrete surfaces, as well as exposure to extreme weather conditions (cold and heat)
- Ability to work long hours on a regular basis (which may include weekends), as business conditions demand
- Frequent walking, standing, climbing, balancing, stooping, kneeling, bending, crouching and/or crawling throughout the day, and reaching with arms that are overstretched or overhead.
- Lifting and carrying over 50 lbs. and occasionally up to 100 lbs.
