**What You'll Need:**

+ Education & Experience: Bachelor's degree preferred, with 3-5 years of relevant property management experience. A combination of education and equivalent experience will be considered in lieu of a degree. Prior management experience is required.

**Position Description**
Working with Flynn Group's Development Team this role will be primarily responsible for covering a restaurant brand/territory and in producing new, freestanding locations. The role will also lead deals through internal approvals, contractual negotiations, due diligence information, and working with construction to ensure restaurant opening. In short, the Real Estate Manager will be involved with the projects from inception through restaurant opening.
**Responsibilities**
+ Develop, maintain, and implement a comprehensive, strategic market plan for specific brand and territory and handle bold new store growth goals.
+ Maintain strong market knowledge and an understanding of the specific brands coverage gaps, target markets, trends, projected home/work/shop growth, competition, and other factors that build real estate opportunities
+ Handle network of real estate brokers to identify potential sites for new restaurant development and relocations.
+ Conduct sites tours with operations and real estate team as needed as well as working with Real Estate Director to obtain executive approval on new projects.
+ Prepare new restaurant site packages for presentation to the Real Estate Committee; Presentation shall include a decision logic, maps, aerials, demographics, competitor analysis, sales forecast, return metrics, impact analysis, and real estate deal points.
+ Partner with coordination and construction teams to ensure project moves efficiently through due diligence, entitlements, and construction phases. Real estate stays with the project through opening and beyond.
+ Be responsible for lease renewal negotiations for the brands existing portfolio.
+ Participate in weekly development department project status meetings and lead associated critical dates.
**Qualifications**
+ 5+ years' retail deal-making experience preferred
+ Comprehensive and proficient understanding of single-tenant real estate site selection and acquisition
+ Resourceful at identifying and evaluating restaurant site locations (availability, access, population trends, sales potential, and competition.)
+ Very strong computer skills, including Microsoft Office Suite a must.
+ BA/BS degree in a real estate or business subject area strongly preferred
+ Ability to travel up to 50% of time
+ Proven abilities in legal contract negotiation and administration
+ Proactive, innovative, and critical thinking/project manager
+ Strong written and verbal communication
+ Excellent interpersonal, persuasion and partnership skills.
+ Willingness to be flexible, adaptive, and to operate in a multifaceted, fast paced environment.

This position manages all real estate market activities including monitoring site identification, leasing, permitting, renewal lease negotiations, easement negotiations, vegetation control, variance and ordinance presentations and other related matters as deemed necessary by management.

ESSENTIAL FUNCTIONS:

  • Supervises and insures the maintenance of the leaseholds of all key existing locations within the geographic area using lease renewal and lease-rent-reduction programs as mandated by management.
  • Identifies new locations and all new leases and sites for subsequent sign development.
  • Oversees negotiations for leasing of properties on equitable terms as prescribed by Company X lease renewal guidelines.
  • Monitors all renewal leases on equitable terms as prescribed by Company X lease renewal guidelines.
  • Oversees the settlement of any discrepancies (property-line disputes, ingress-egress problems, roof damage, etc.) to the satisfaction of the concerned parties.
  • Directs the processes to secure all permits (both new and renewal), variances, re-zoning, annexations, etc.
  • Develops and implements a continuing community relations program in each market, including grassroots program for state and federal political action.
  • Serves as a liaison with operations, other internal departments and subcontractors to assure the quality and accuracy of installation of the signs.
  • Serves as public affairs representative striving to positively impact the ordinances and regulations which control the outdoor advertising industry by building community coalitions.
  • Oversees the maintenance of all lease files and records for optimum accuracy and completeness.
  • Supervises and implements any department budgets, including lease rents, capital expenditures, etc.
  • Directs the preparation of all reports and analyses emanating from the Real Estate Department.
  • Supervises the preparation of any requisite work orders for the development of sign sites, vegetation control and assists on finical analysis for capital expenditures.
  • Completes projects as directed.
  • Negotiates leasing of properties on equitable terms for a significant duration, and then services each lease through its duration, always communicating directly with each landowner.
  • Travels as needed to meet with property owners throughout market area.
  • Identifies organic sites for sign development.

ADDITIONAL FUNCTIONS:

  • Supports and exhibits behavior consistent with the sales and service philosophy of Company X
  • Acts with diplomacy as a representative of Company X and the Real Estate Department.
