**Overview:**
Responsible for managing the Bank's commercial corporate real estate portfolio in assigned Region(s). Provides effective solutions to the Bank's space requirements, while efficiently utilizing the Bank's resources to maximize shareholder value.
**Primary Responsibilities:**
+ Negotiate and execute contracts for various commercial corporate real estate transactions, such as, leases, subleases, assignments, and purchase and sale agreements for the Corporation and its subsidiaries in assigned Region(s).
+ Analyze network consolidations, assist in due diligence for acquisitions and expansion decisions, supported by preparation of financial models and analysis of various real estate contracts; present recommendations to management.
+ Facilitate disposition of excess corporate real estate property via sales, sale/leasebacks, lease buy-outs, and subleases.
+ Work closely with internal Bank business customers (i.e., internal departments requiring acquisition or disposition of corporate office and retail real estate), as well as internal Bank partners, such as Property Management, Space Planning and Construction.
+ Reduce occupancy expense by identifying and implementing cost reduction opportunities (e.g., negotiating aggressive market lease renewals and extensions and participating in lease audits to identify savings, tax assessment reductions).
+ Develop and maintain, through frequent travel and other research sourcing, a thorough understanding of commercial real estate markets and general economic conditions in assigned Region(s).
+ Develop an in depth understanding of applicable laws and regulations in assigned Regions, as well as legal and accounting procedures.
+ Understand and adhere to the Company's risk and regulatory standards, policies and controls in accordance with the Company's Risk Appetite. Identify risk-related issues needing escalation to management.
+ Promote an environment that supports belonging and reflects the M&T Bank brand.
+ Maintain M&T internal control standards, including timely implementation of internal and external audit points together with any issues raised by external regulators as applicable.
+ Complete other related duties as assigned.
**Education and Experience** **Required:**
Bachelor's degree and a minimum of 3 years' commercial corporate real estate sales, leasing and contract negotiations experience, or in lieu of a degree, a combined minimum of 7 years' higher education and/or work experience, including a minimum of 3 years' commercial corporate real estate sales, leasing and contract negotiations experience
Ability to travel frequently to assigned Regions
Strong personal computer skills, including pertinent presentation, spreadsheet, and word processing software
**Education and Experience Preferred:**

  • Coordinate work activities and services from construction team, vendors, and other contractors, as needed. Maintain open communication between construction team members, vendors, and contractors.
  • Follow the firm’s established policies and procedures, monitors and ensures portfolio compliance with regulatory requirements (HCIDLA, LAMC and RSO/SCEP), operational processes, and takes appropriate action to report, address, and correct policy violations or infractions.
  • Attend meetings or inspections with upper management, investors, and government agencies.
  • Perform property due diligence. Assist and coordinate planning for property transition.

**How** **Yo** **u'** **ll** **Make a Difference**
As a **Regional** **Manager** , you will oversee practice operations for a group of 6-10 Aspen Dental branded practices. You will play a critical role spearheading growth and process improvement initiatives, own full profit and loss responsibility, and develop close working partnerships with the entire practice staff.
+ Travel to nearby offices to support practice operations*
+ Provide training and development support to ensure all practice staff demonstrate knowledge of the business model, operating procedures, and protocols
+ In partnership with the talent acquisition team and the office manager, evaluate and communicate staffing needs to enable effective hiring and onboarding experiences for new team members
+ Support daily office operations within the region as necessary
**Qualifications:**
+ Bachelor's degree preferred
+ Management experience over seeing multiple locations in the retail or health care industry
+ Prior profit and loss responsibility and the ability to interpret and act upon financial statements
+ Knowledge of Microsoft Office business applications
+ Strong communication and interpersonal skills, with the ability to build rapport with patients and employees of all ages and backgrounds
+ Commitment to ongoing learning and professional development for yourself and your team
