Your Role on the Team
As a Maintenance Technician at Invitation Homes, you will be performing high-quality maintenance work in our single-family rental homes while providing outstanding customer service to our residents. This includes but is not limited to the following tasks:
Completing maintenance service requests across multiple trades
Providing excellent customer service and promoting a quality living experience for all residents
Completing regular ProCare visits in residents’ homes to perform proactive maintenance and repairs

Completing general property condition assessments at all property visits and alerting the property management team when items require immediate attention

Performing repairs in vacant properties while they are on-the-market or during the turn process

Your Experience Includes
High School diploma or equivalent
OSHA 10 is required (new hires will have up to 90 days to complete OSHA 10 certification if not already certified).
Proven experience in residential repairs and maintenance, other building maintenance or related experience.
Understanding of residential construction and mechanical systems and ability to perform general repairs in some of the following: plumbing, electrical, carpentry, sheetrock, exterior structural, HVAC (minor) and appliances. Some training will be provided.
Excellent customer service and interpersonal skills as well as strong verbal and written communication skills; multi-lingual a plus
Comfortability using mobile devices (i.e. iPad and/or iPhone) and various mobile applications
Must possess a current driver's license, automobile insurance, and any other licenses and/or certification as required by state law
The following certifications are preferred but not required:
EPA Certification, Type I and II
HVAC Certification
CPO certification (pool)
Ability to be at work on a regular and consistent basis including weekends and holidays as needed
Ability to provide basic hand and power tools
Ability to perform work that requires the following:
Frequent climbing, reaching, use of fingers, stooping, kneeling, crawling, pushing, pulling, lifting, talking, and hearing

RESIDENTIAL MAINTENANCE TECHNICIAN
The Residential Maintenance Technician is responsible for the appearance, maintenance and/or repairs at our residential multi-family real estate properties. This position is responsible for maintaining those properties to the highest standards of appearance and cleanliness in the most cost-effective manner possible. As requested and needed, the Maintenance Technician also provides support to the facility team servicing our Commercial Real Estate properties.
Duties and Responsibilities:
- Ensure all necessary repairs, service, cleaning, and adjustments are completed during routine inspections
- Perform required repair or service when work orders are initiated, and communicate work order status to the Residential Sales and Leasing Manager
- Perform and log preventive maintenance procedures on building equipment at all locations on a scheduled basis
- Conduct daily inspections of property grounds and building interiors for damage, unsafe conditions, and general cleanliness
- Perform outside grounds maintenance duties such as snow removal, lawn care, and landscaping as required
- Perform turnover maintenance in residential units, including but not limited to, drywall repair, painting, minor plumbing, electrical, and mechanical. Turnover responsibilities also may include, but not be limited to, vacuuming, mopping, shampooing carpet, cleaning appliances, cabinets, bathrooms, closets, and windows.
- Obtain estimates when authorized for supplies or outside vendor services when time/skill constraints don't allow self-performance
Required Skills:
- Knowledgeable of and proficient in the use and care of all hand and power tools, lawn mowers, snowblowers, etc.
- Good mechanical maintenance skills
- Basic carpentry/construction skills to include painting and varnishing, vinyl wall covering repair and replacement, sheet rock repair and replacement, carpet repair, vinyl and ceramic flooring repair/replacement
- Basic plumbing and electrical skills
- Basic understanding of HVAC and hydraulics systems
- Basic grounds maintenance skills

- Direct experience and understanding in the diagnosis, repair, servicing, and maintenance of kitchen appliances, plumbing and bathroom fixtures, trash compactors, Packaged Terminal Air Conditioner (PTAC) units / Heat Pumps / RTU units and other common area split system units.
- Experience using Building Link and Key Link to track building activity and develop management reports on staff utilizations and tenant interactions.
Experience
- Ideal candidate will have previous experience as Handyman at a large scale luxury rental building or commercial office building.
- References from relevant previous employers will be sought.
