ESSENTIAL DUTIES:

  • Provide commercial real estate analysis and debt underwriting across all markets and property types
  • Support the senior asset managers in monitoring each positions performance relative to underwriting, budget, and covenants within loan documents
  • Coordination with and/or management of various third-parties including servicers, borrowers, lenders, and construction consultants, amongst others
  • Review and approve draw requests for renovation and ground-up construction projects of varying sizes and scopes ranging from single-use, secondary market transactions to high-profile, trophy projects in major metros
  • Monitor performance of transitional/value-add operating properties including performing lease analysis, TI/LC and Renovation draw reviews, and loan covenant testing
  • Complete quarterly asset updates for various assets
  • Update and/or help create credit committee presentation memos for loan modifications
  • Work collaboratively to achieve department and firm objectives
  • Contribute to the oversight and mentorship of future junior staff members to support an expanding Asset Management platform

SKILLS, EDUCATION AND EXPERIENCE:

  • Bachelors Degree in Real Estate, Economics Finance or other related field required
  • Minimum of 3 years of experience in commercial real estate is required, including direct experience with investment management, asset management, commercial property management, loan origination and/or underwriting
  • Must be proficient in Microsoft Excel and PowerPoint; ARGUS experience preferred
  • Excellent verbal and written communication skills

Job Description

As a member of Morgan Stanley Real Estate Investing's U.S. Asset Management team, the individual will play an integral role working with all senior staff members in fulfilling specific property and/or portfolio level responsibilities. Responsibilities will focus on providing analytical support for the asset management team utilizing Argus cash flow and Excel software.

Primary Responsibilities
  • Work directly with asset managers, leasing and property management teams on approximately 30 - 35 assets
  • Prepare cash flow analyses, including: sensitivity analyses, quarterly cash flow models, annual asset valuations and in-depth valuation and hold/sell analyses
  • Review and assist in preparation of budgets and preparation of strategic plans
  • Analyze and review leases

  • Participate in ad hoc analyses

Expected base pay rates for the role will be 110,000 - 120,000 per year at the commencement of employment.     This is an executive level position which reports to the Department Director or designee. This position is responsible for assisting with the administration, management and operational aspects of the Department of Real Estate & Asset Management which include:

    • Acquisition, disposition, easements, covenants, and other property rights and recorded documents
    • Marketing, leasing, and other revenue agreements, amendments, and extensions
    • Capital projects
    • Asset management including revenue, expenses, reporting, and compliance
    • Property management, operation, and maintenance of marinas and venues
    • Department strategic plan, budget, human resources, policies, and administration
    • Briefing elected officials and responding to request for information
    • Coordinating with other City departments

    Additional responsibilities include, but are not limited to: assisting with the negotiation and coordination of contractual services for operating a commercial real estate office; assisting with the development of short and long-range planning; assisting with development of grants for City owned properties; assisting with the development and implementation of the Departments budget including capital improvements budget; supervising of subordinate staff; assisting with efforts to maximize the revenue potential and community use of municipally owned assets; coordinating the conduct of detailed inventory of existing real estate assets, including commercial property characteristics and market value and categorizes the commercial properties accordingly as to revenue potential; maintaining all real property records; providing advice on commercial real estate matters including commercial leasing, easements, and real estate transactions; assisting with promulgating and administering municipal policies and regulations pertaining to the acquisition, development of public private partnerships and asset management; assisting with performing commercial real estate functions and preparing all appropriate documents related to the acquisition, disposal, utilization, and management of government commercial real estate property, to include effective and efficient accountability and reporting for all real property; representing the Director at meetings and conducting presentations to boards, committees, and the City Commission; and performing other related duties as required.

    Bachelors degree in Real Estate, Business Administration, Public Administration, or a closely related field , and extensive eight (8) years of progressively responsible experience managing commercial real estate portfolio, overseeing, and preparing an annual budget and negotiating and managing commercial real estate transactions.

**Job Summary:**
As a Commercial Mortgage Loan Originator within J.P. Morgan Asset Management, you are responsible for sourcing, structuring, and negotiating new loans with the appropriate risk profile for various fund and separate account mandates.
