Job Description
Summary: Searches public records and examines titles to determine legal condition of property title by performing the following duties.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
Examines and analyzes chains of title and records such as deeds, mortgages, liens, judgments, easements, and plat and map books to determine ownership and legal restrictions and to verify legal description of property.

Reviews documents and performs "date-down" prior to approving the recording of original documents.
Prepares appropriate write-ups for title insurance policies.
Participates in business development activities to maintain existing customers and acquire new customers.
May supervise and provide direction to title assistants and/or examiners.
Conducts training classes for team members, internal and, external customers on title related products and services.

As a Title Officer, you are responsible for analyzing and evaluating public real estate records in relation to titles of homes in identified states and counties. You will review the compiled information and create various title products based off of company and underwriting guidelines. Additionally, you will assist in reviewing, revising and implementing overall production and process strategies and personnel activities for the Title Unit, including: Title Production, Resolution and Review, and participate with the development of the overall leadership structure and strategic planning.

- Review Search Results to Ensure Compliance with all Requirements
- Properly prices commitments, endorsements, policies and guarantees using appropriate schedule of fees and charges based on property location
- Develops and implements policies, procedures and management controls to maximize operational efficiencies while maintaining sound internal controls
- Monitors staff adherence for Title Production, Resolution and Review groups in order to establish policies and procedures, including deadlines and allowable exceptions
- Acts as liaison between various internal departments and outside third parties, providing information, decisions and guidance as needed
- Analyzes changes in the business mix and the impact on Title Production and Title Review operating procedures and staffing

Job Responsibilities
- Compiles, investigates and examines public and tax records to determine liabilities and legal condition of the title and insurability of primarily commercial or industrial property title

Pay Range & Benefits
$52,568.03 - $87,613.38 Annually
The base salary range provided is consistent with similar roles at the Company. The base salary range is not an absolute, but a guide, and actual offers will be based on the individual candidate's knowledge, skills, education, experience, location, market conditions, and other compensation components. Depending upon all of the preceding considerations, the base salary may be lower or higher than the stated range.

The Title Officer in Residential provides advanced expertise in the Title Examiner function and is relied upon by internal team members, segment partners, and external customers to be a higher-level decision-maker and to provide technical guidance during the production examination process and during the course of transactions. A Title Officer is expected to interact with leadership, support teams, segment partners, and underwriters as necessary to navigate and articulate explanations and solutions for complex issues that may be a barrier to closing and the issuance of a policy of title insurance. Additionally, a Title Officer may be called upon as a technical resource for the preparation and/or instruction of educational materials for both internal and external use, and other duties that assist in the development of team members.
This is an in-office position, Monday - Friday, 8:00am - 5:00pm.
Your Day-to-Day Responsibilities
- Receive and respond to customer telephone, and email inquiries. Provide technical expertise to customer inquiries adhering to company and underwriting guidelines without assistance from the manager.

- Serve as a mentor to examiners, searchers, and title assistants by providing technical guidance and answers to questions regarding all closing and post-closing matters.
- Review the contents of a file for accuracy; perform any additional searches for all documents affecting property according to standard underwriting searching guideline stopping points.
- Examine the chain of title to underwriting stopping point; identify problems and note requirements for correcting title to assure timely issuance of title products.
- Consult with internal customers for verification of facts and details involving the property; take responsibility for customer satisfaction.
- Request corrections to close documents according to company and underwriting guidelines.
- Maintain communication with working relationships with all customers, departments, and underwriter(s) for file completion.
- Attend training for knowledge and skill opportunities.
- Attend department meetings to establish teamwork and gather technical and corporate information.
- Maintain and protect corporate security by applying cybersecurity practices in daily decision-making and processes.
- Active Colorado Title License or the expectation of obtaining a Colorado Title Producers License in 90 days with the company.
- Seven to ten years title examination experience preferred.
- A High School diploma or equivalent. College degree preferred.
- Advanced knowledge of legal and real estate terminology, underwriting practices and related title insurance processes used in the preparation of title insurance products.
- Excellent oral, written, and listening communication skills
- Solid working knowledge of business software suites such as Microsoft or Google.
- Solid working knowledge of title production software such as TIMS, TIMS imaging, Tub Card View, MapDraw, PropertySync, Value Check, Property Search, Apollo, and Blueprint.
- Advanced knowledge of legal and real estate terminology.
- The salary for this position is $65,000 - $87,000 annually.
- In accordance with Colorado state law, this position is non-exempt and all overtime will be paid at time and a half.
