Job Overview
We are seeking a dynamic Digital Transformation Lead to spearhead the modernization of our financial systems, operational workflows, and marketing strategies. Reporting to the COO, you will oversee the implementation of AI-driven tools (e.g., AppFolio Realm-X, Cube, Nominal) to automate financial reporting, create KPI dashboards, capture data across leasing, maintenance, and vendor workflows, and launch tokenized real estate offerings. Key Responsibilities
Financial Systems and FP&A :
- Lead integration of AppFolio Plus with Realm-X, Cube, and Nominal to automate accounts payable/receivable, reconciliations, and financial reporting (balance sheets, income statements, cash flow).
- Develop KPI dashboards (e.g., NOI, occupancy, delinquency) using Cube's no-code platform with natural language forecasting.
- Ensure compliance for investor reporting under SEC Reg A+ guidelines.
Operational Workflow Automation :
- Implement data capture for leasing (e.g., ad clicks at 30 Morningside), maintenance work orders, supply orders, fuel consumption, payroll, and contractor/legal fees.

Qualifications
Experience :

Our compensation reflects the cost of labor across several U.S. geographic markets, and we pay differently based on those defined markets. **About This Role**
The Central Finance (CFin) team is looking for an experienced accounting and consolidation expert with system implementation experience to join the team in the implementation of SAP/S4 HANA CFin across the organization.
This project is transformational for Carrier enabling the standardization of managerial and financial reporting to provide real time insight into business trends and results, driving scale and efficiency in transaction processing and upskilling the global organization to ensure adoption and full utilization of CFin to enable teams to work smarter.
The CFin project is underway and consists of three phases including data foundation, shared services enablement and consolidation/intercompany. The current focus, the data foundation phase, includes aligning the common chart of accounts, cost centers, profit centers and business partners from legacy ERPs to CFIN. The CFIN Transformation Lead will work with the deployment team, CFin workstream leads and business subject matter experts to enable the integration of each ERP and AR/AP tools into the CFin environment. The CFin Transformation Lead will enable technology to standardize financial reporting, management reporting and transaction processing by collaborating with the Controllership and FP&A organizations to establish reporting needs and working with the Financials Controls Office to establish robust Sox controls and meet compliance requirements.
**Key Responsibilities:**

RESPONSIBILITIES:
- Solutions Lead for the end-to-end delivery of high quality SAP-enabled solutions in the Finance workstream, including core SAP S/4 HANA, MDG, satellite SAP applications such as BW4HANA, Datasphere, SAC, SAP certified applications such as Blackline, OneSource Global Next, Open Text Vendor Invoice Management, Taulia, Finance4U Regulatory Accounting & Reporting, and any remediations to non-SAP applications such as Power Plan, Tagetik, and UI Planner.
- Provide inputs to System Integrator's (SI) sprint planning via Product Oriented Delivery (POD) based hybrid Agile methodology. - Collaborate across multiple Finance project team members in PODs, System Integrator personnel, internal partners and third parties ensuring build reflects detailed design with high quality deliverables that can be traced to requirements.
- Major role in technical architecture review through governance and gating processes by leading preparation of material exhibiting thought leadership and technical solutions capabilities.
- Review SI's build configurations in SAP S/4 to match Business Configuration Document (BCD) and provide feedback and approval; assist with any necessary configurations and document them.
- Provide materials for review of development objects (RICEFWs - Reports, Interfaces, Conversions, Enhancements, Forms, Workflows) to Solutions Standardization Board (SSB) and ensure they meet standards and architecture principles in a cloud compliant S/4 HANA environment. - Expert level skill set and experience in end-to-end Finance business processes supported by SAP FI/CO/TR/PS including general ledger, accounts receivable/payable, management accounting, close and consolidations, allocations and overhead management, project systems, fixed asset accounting via Power Plan, orders and billing through cash management, financial planning & analysis, and reporting/analytics. Cross-functional knowledge in SAP Sales & Distribution and Materials Management or Plant Maintenance is required.
