Portfolio Management is a centralized enterprise function that oversees investment mix and prioritization of programs and initiatives supporting strategic brand goals. Within this function, the Portfolio Management Operations team bridges strategy and implementation by facilitation and collection of what it takes to implement an initiative through definition of scope, resources, investment, and timeline. The Business Analyst role is a key individual contributor responsible for analyzing business and process needs, identifying areas of improvement, and delivering solutions that enhance operational efficiency and drive business growth. From initiative concept through implementation, the role involves gathering and documenting business requirements, collaborating with cross-functional partners, and ensuring alignment of solutions with business objectives.

Responsibilities:
  • Deliver requirements management regulation for small to medium size initiatives or projects, with moderate complexity, across the brand
  • Conduct stakeholder interview sessions to obtain desired outcomes, define scope, collect comprehensive data, aid in vendor evaluations, analyze business processes, and document requirements
  • Create current and future state process maps and other visual diagrams to illustrate business processes and information flows, identify gaps, and recommend improvement opportunities in efficiency or automation
  • Serve as liaison between business partners, technical teams, and external vendors
  • Support development and user acceptance testing (UAT) phases of a project to ensure solutions meet expectations
  • Provide post-implementation support during hypercare/warranty period, hind-sighting, and project closure
  • Build and deliver user guides and/or operating procedures for new systems or processes
  • Stay ahead of industry innovations and any changes to business and functional capabilities to provide effective requirements elicitation and documentation
  • Provide input into Business Analysis team standards and continuous improvements across the enterprise portfolio management processes

Qualifications Required:
  • 3+ years of Business Analysis experience
  • Experience working on small to medium scale projects or program workstreams involving cross-functional partners and external vendors
  • Demonstrate adaptability and knowledge for requirements management across waterfall, agile, and hybrid delivery methodologies
  • Must be highly organized, with meticulous attention to detail, and demonstrated ability to multi-task
  • Productive time management skills and ability to prioritize tasks by importance, due date, and interdependencies with other tasks
  • Strong problem-solving skills and analytic capabilities, with ability to quickly adapt to new situations as they arise
  • Excellent written and verbal communication skills, with particular focus on influence and alignment
  • Ability to maintain a high level of professionalism, work well independently and within a team environment
  • Thrive in a fast and dynamic environment, and balance contending priorities
  • Proficient in Microsoft 365

  • Technical or retail experience preferred

Position Summary

The AVP, Portfolio Management will assist the Portfolio Manager(s) in overseeing their respective portfolios on behalf of Berkshire.

Responsibilities Include, But Are Not Limited To

The AVP, Portfolio Management will participate in decision making with the Portfolio Manager(s) in all aspects of effectively overseeing their respective portfolios including but not limited to the following:

  • Annual Portfolio Business Plan, which includes long-term and tactical strategies
  • Investment selection for portfolio
  • Investment management and disposition strategy
  • Client relationship management and communication
  • Cash management capital calls/distributions
  • Financing strategy for portfolio and properties
  • Internal/Investor reporting and meetings
  • Provide analytical support as requested by Portfolio Manager(s)
  • Work with client directly and with clients consultants, including tax, if necessary
  • Prepare Annual Property Business Plans, with oversight by Portfolio Manager
  • Work with Portfolio Manager on impact of tactical changes to Property and Portfolio Business Plans on projected performance as per Portfolio Model
  • Monitor, oversee and report on Property Managements execution of business plans
  • Prepare monthly and quarterly performance reports for management and investors with approval by Portfolio Manager
  • Visit markets and properties to validate business plan assumptions, monitor property operations, and identify opportunities and issues in order to improve operations
  • Benchmark property performance against industry and peers
  • Budget review, oversight, and analysis
  • Stay abreast of relative market information for all markets related to the portfolio. Work closely with Berkshires Research team to stay abreast of their viewpoint and recommended course of action for each market they cover
  • Work with Portfolio Valuation & Analytics Group in quarterly property valuations
  • Consistently demonstrate use of tact and discretion

Knowledge/Experience

  • At least seven (7) years of experience in the real estate industry
  • Previous experience in portfolio management preferred, asset management or acquisitions
  • Ability to identify problems early and solve them effectively with minimal assistance
  • Experience with multifamily value creation opportunities and the ability to act on them through others
  • Have the ability to develop and maintain effective internal and external relationships with a range of individuals including Clients, Portfolio Reporting, Portfolio Valuation and Analytics, Property Management and Acquisitions and Dispositions
  • Ability to take direction from multiple sources while effectively managing multiple, changing priorities
  • Ability to assess and quantify risk
  • Real estate accounting and tax knowledge a plus
  • Demonstrated management skills with track record of building teams and identifying, mentoring, and growing talent in-person and virtual

As an Associate of Portfolio Management _,_ you will bring your technical skills to a hospitality company with an award-winning culture. On the Portfolio Management team reporting to the Director of Portfolio Management, you will support Global Brands & Commercial Services priorities by using financial analysis and modeling to identify trends, uncover issues, and generate actionable insights. Your recommendations will equip leadership with the financial clarity needed to lead strategic decisions for their teams and for Hilton as a whole.

**HOW YOU WILL MAKE AN IMPACT**
Your role is important and below are some of the fundamental job duties that make your work unique.
**What your day-to-day will be like:**
+ Manage and categorize resource and licensing expenditures to ensure accurate tracking and strategic allocation.
+ Prepare monthly journal entriesto support financial reporting and SOX compliance.
+ Build financial models to support investment and forecasting that enable leadership decision-making.
+ Support the annual budgeting process by collaborating across teams to align financial goals with business strategy.
**How you will collaborate with others:**
+ Attend monthly meetings with leadership throughout the Technology and Commercial Services organizations.
+ Attend meetings with our entire Portfolio Management team to review capabilities and workflows.
+ Attend quarterly meetings with all members of the Technology Program Management team.
**What deliverables you will take ownership of:**
+ Monthly capital allocations of resources from departments to projects.
+ Aid in the identification and classification of technology licensing cost (PO/SOWs) by project for improved financial accounting, budgeting, and project forecast.
+ Review and process invoices to ensure accurate allocation to the appropriate departmental and project budgets.
**WHY YOU'LL BE A GREAT FIT**
**You have these minimum qualifications:**
+ Professional work experience in Technology or related field
+ Work experience in financial planning and analysis, financial reporting, or equivalent experience in finance and/or accounting.
+ You are proficient with Microsoft excel (can maintain complex spreadsheets) and other Microsoft Products.
+ Located near our Dallas corporate office
+ Travel up to 5%
**It would be useful if you have:**
+ Bachelor's Degree, or Associate's Degree plus 6 years of Technology related experience, or High School Degree/GED plus 12 years of Technology related experience
+ Three (3)years of professional work experience in Technology or related field
+ One (1) years of work experience in financial planning and analysis, financial reporting, or equivalent experience in finance and/or accounting.
+ Experience with PeopleSoft, QuickBase, ServiceNow, PowerBI, or Hyperion.
