Position Overview:
We are looking for an experienced Residential Construction Project Manager/Estimator who will personify our company's philosophy, is extremely thorough and organized, and shares the same passion for excellence as we do. This hybrid role is primarily in-office with occasional site visits . It combines project management, estimating, and purchasing responsibilities, ensuring that our projects are delivered on time, on budget, and to the highest quality standard.
This position focuses on planning, schedule control, budget control, and operational functions that drive the success of luxury custom home builds.
Responsibilities:
- Develop and maintain project schedules to monitor progress and ensure milestones are met.
- Assist in obtaining permits and approval of revisions.
- Develop a thorough understanding of projects to work alongside the Estimator/Purchaser to create accurate and organized cost estimates.
- Source and negotiate with suppliers and subcontractors to obtain the best pricing and terms for materials and services.
- Forecast material needs and coordinate with purchasing to meet strict project schedules and timelines.
- Perform quantity take-offs and review subcontractor quotes for accuracy.
- Communicate with design teams and owners to develop and manage owner selection schedules to maintain project milestones. Conduct meetings with the design team and owners, with recording of meeting minutes to disseminate information and coordinate action items.
- Preside over weekly project manager/superintendent meetings designed to control the critical path.
- Price owner selections/changes and ASIs.
- Facilitate the procurement process, including purchase orders, subcontract agreements, invoices/ in draws, and change orders to ensure accuracy and compliance.
- Request, review, and track submittals. Support field operations by working in conjunction with the field superintendent and office staff to ensure they have all current information.
- Manage and maintain project documentation and subcontractor information in ProCore.
Skills
- 5-10+ years of experience with both office and field experience in a project management role within residential construction.
- Proficiency with Sage 100 Contractor and ProCore experience is desired.
- Exceptional analytical and problem-solving abilities. Highly organized and keen eye for details.
- Well-developed computer skills.
- Self-starter, multi-tasker, team player with a "can-do" attitude.
- Ability to read and analyze drawings and plan specifications.
