Responsibilities

Gather relevant data from various sources, including databases, spreadsheets, APIs, or data warehouses and ensure data integrity by cleaning and preprocessing it to remove errors, inconsistencies, or missing values that could affect the accuracy of the analysis

Use statistical and analytical techniques to explore and examine cleaned data; apply methods like descriptive statistics, data mining, predictive modeling, and machine learning algorithms to identify patterns, relationships, and trends within the data

Transform data into visual representations such as charts, graphs, and dashboards; visualizations should present insights and findings clearly and concisely, enabling stakeholders to understand the information easily and make data-driven decisions

Create reports and summaries that effectively communicate analysis and findings to non-technical audiences; reports should include key metrics, data visualizations, and actionable recommendations to help stakeholders understand data implications and make informed decisions

Continually monitor data quality, track performance metrics, and analyze new data to ensure the relevance and accuracy of insights and assist in evaluating and improving data analytics methodologies and processes for enhanced efficiency and effectiveness

Work with cross-functional teams, including data scientists, business analysts, and stakeholders from different departments, to define analytic objectives, align data analysis with business needs and communicate insights effectively

Minimum Qualifications

This team works closely with Capital Maintenance, Operations, Redevelopment, and Revenue Management to help drive capital deployment and identify inefficiencies. The Analyst will focus on financial reporting, data analysis, and strategic initiatives, and will be key to the ongoing success of the team. The Asset Management team is technology-oriented, and the Asset Strategy & Analytics Senior Analyst will help to drive continued focus and expand the capabilities of the team.
This role is hybrid out of our Irvine Corporate office , Monday through Wednesday onsite and Thursday, Friday work-from-home.
WHAT YOU WILL DO:
Data Analysis and Visualization
- Gather data to analyze, identify trends, patterns, and anomalies, and interpret the findings.
- Create visualizations reflecting various KPIs and financial performance.
Financial Modeling and Reporting
- Support the Asset Management team by providing property and portfolio level reporting and dashboards for strategic decision-making.
- Assist in establishing financial targets, collaborating with stakeholders cross-departmentally, and compiling comprehensive budgets and forecasts.
Data Model Management
- Develop and maintain Power BI models by utilizing Power Query and DAX to transform raw data into a usable format, ensuring data accuracy, consistency, and performance within the data model.
- Create, standardize, and maintain documentation for data models, reports, and dashboards, including instructions, sources, definitions, and controls.
WHAT YOU WILL NEED:
- Bachelor's degree from four-year college or university in real estate, finance, accounting, economics, statistics, and/or data analytics required.
- 3+ years of experience in real estate, data analytics/business intelligence, investment management, or financial planning & analysis is required. Experience in multifamily real estate is preferred.
- Strong financial literacy with the ability to interpret and analyze income statements, balance sheets, and other financial documents.
- Proficiency with Microsoft Office applications. Expertise in using spreadsheet programs, including Microsoft Excel, and presentation programs, including PowerPoint, required.
- Advanced Excel modeling skills, including financial projections and scenario analysis. Proficient in creating and analyzing complex data sets, formulas, and PivotTables for data reporting and insights.
- Experience with Power BI, Power Query, DAX, data modeling, and understanding relational dataflows and databases.
- Experience with capital expenditure (CapEx) systems, such as Yardi Voyager, preferred.
- Excellent communication and interpersonal skills, with the ability to effectively communicate complex data concepts to both technical and non-technical audiences.
