**Overview**
The IS Technical Services Building Systems Analyst II (BSA II) is highly skilled member of the IS Technical Services (TS) team, with an engineering background, responsible for evaluating, verifying, and optimizing the operation of new and existing building systems both on-site or remotely. The role requires the ability to plan, document, and conduct work requiring judgement, using Company and energy management industry best practices. The BSA II should possess the ability to work independently to perform most assignments, with technical guidance for complex or difficult problems and minimal direction. The primary expectation for the role is to produce optimized energy and project outcomes for retro-commissioning (RCx) and relevant new construction commissioning (Cx) scopes with a solutions based approach and mind set. Additionally, the BSA II will collaborate with the entire project delivery team including: construction management, facilities management, engineers, and trade partners to fulfill the essential duties and responsibilities of the position.
**Responsibilities**
+ Perform assigned duties in accordance with Company policies, procedures, safety guidelines.
+ Documentation, collaboration, and communication regarding activities, technical issues, and solutions development to project delivery team and Team Manager on a regular basis.
+ Execute and complete assigned tasks and deliverables in a timely manner.
+ Participate in site surveys, documentation review, and due diligence activities to determine facility conditions and develop energy conservation measures.
+ Participate in design and submittal reviews of new construction scope as part of the commissioning process.
+ Actively utilize the CxAlloy software to document assigned new construction commissioning scopes.
+ Develop pre-functional checklists and functional performance tests in CxAlloy
+ Development of technical reports and project observations to the project delivery team to support solutions development and understanding of progress, system operation, on-site conditions, and other required building information.
+ Implement energy conservation measures independently and/or in collaboration with project delivery team partners, such as facilities staff or trade partners, whenever required.
+ Review pre-functional checklists and compare to actual site conditions when required.
+ Troubleshoot, optimize, and modify building system programming when necessary to implement energy conservation measures.
+ Utilize test instrumentation to troubleshoot, verify, and optimize building system operation.
+ Oversee and execute functional performance tests as part of the acceptance of construction scope.
+ Provide on-site supervision of trade partners and sub consultants when required.
+ Work with project delivery team partners to ensure implemented energy conservation measures and building system programming are well documented, understood, and archived on-site and in the Company storage systems designated for the project.
+ Maintain awareness of energy performance for assigned scopes through the duration of the project . Collaborate with the project team to ensure performance targets are met and maintained.
+ Ensure issues are properly identified, communicated, tracked, assigned to, and addressed by the appropriate delivery team members and partners
+ Assist with the resolution of issues, including proposing solutions to the project.
+ Proactively address and escalate as required, impediments to achieving project outcomes and scope completion with the team manager and director.
+ Adhere to and exemplify IS Delivery and IS Technical Services process guidelines and SOPs.
+ Uphold the Company organizational core values.

**Qualifications**
Required Education, Experience, and Qualifications:
+ Bachelor-s degree in Engineering, Construction Management, or related technical field.
+ 5+ years of commissioning or related field experience with mechanical, electrical, building automation systems, programming, or building operation management experience.
+ Excellent written and verbal communication skills.
+ Strong organizational skills.
+ Attention to safety.
+ Strong analytical, problem-solving, and troubleshooting skills.
+ Ability to work with minimal or limited information

**Job Summary:**
Responsible for delivering effective, efficient, and timely delivery of the Company's line of services to multiple customers within an assigned geographic territory. Is provided a company van and tools and travels to a variety of customer sites to maintain commercial properties. In addition to performing minor carpentry, plumbing and electrical maintenance, EMCOR Field Operations HVAC Technicians perform preventative, corrective, and predictive maintenance, troubleshoot and service of commercial HVAC systems. HVAC Technicians perform tests and analysis of data to assure the proper functioning of equipment and provide recommendations as appropriate. Understands control operation, and sequence of operation for commercial HVAC systems. Utilizes multiple trade skills such as carpentry, plumbing, electrical, painting, and roofing, HVAC, and other skills as needed to solve maintenance problems. **Essential Duties and Responsibilities:**
+ Complete thorough Preventative Maintenance Checks and Services on all standard package and split unit HVAC systems that are common among EFO's light commercial customers including but not limited to: inspection and repair/replacement of belts and pulleys, inspection and cleaning of condensate drain lines, testing power/performance of compressor, fan motor, blower motor, testing function and safety of burners/heat exchangers, function of all safety and operational controls.
+ General repairs of steam/hot water boiler systems. Diagnose airflow and ducting repairs.
+ Safe, efficient, and EPA compliant use of refrigerants in support of standard package and split unit HVAC systems that are common among EFO's light commercial customers.
+ Safely diagnose and repair common mechanical, electrical, or system failure issues on standard boiler, package and split unit HVAC systems that are common among EFO's light commercial customers, including but not limited to: belts, pulleys, compressors, condensing units, circuity boards, contactors, leaks, safely un-sweating and brazing of copper components.
+ Complete preventative maintenance and repairs per work order requirements. Self performs the following duties in compliance company procedures, regulatory requirements and safety standards.
+ Perform minor plumbing maintenance on existing systems (e.g. unclog toilets and drains, repair leaks in drains and faucets, replace toilets and faucet fixtures as needed, etc.)
+ Perform routine painting, carpentry work, etc., as necessary to maintain our Client's facilities in like new condition (e.g. repair a hole in dry-wall, prep the area, and match the paint to present a uniform and original like new appearance)
+ Perform minor electrical maintenance as allowed without a license within state law requirements (e.g. repair or replacement of fixtures, wall switches, and outlets. Replace light bulbs, ballasts and sockets if necessary)
+ Complete service inspections and asset inspections as needed
+ Fully utilizes technology (tablet, smartphone)
+ Access and complete work orders including notes on services provided
+ Create and submit Service Reports and Quality Inspection images and reports
+ Submit timesheets, expense reports, and purchase card logs
+ Creates a positive climate with the client, provides and generates customer satisfaction. Maintains timely and consistent communications with customer and internal support teams
+ Obtains and completes EFS required safety and compliance training and attends weekly safety meetings
+ Provides estimates for larger projects and services needed to onsite customer
+ Completes other duties as assigned or required
**Qualifications:**
+ HS diploma or Degree/Certification, or equivalent professional experience in Landscaping, Trades (Electrical, HVAC, Plumbing, etc), or Specialty Floor Care, preferred.
+ 5 years HVAC/General Maintenance experience including electrical, plumbing, carpentry required; or equivalent combination of training, education, and experience. Any combination of education, training, and experience which demonstrates ability to perform the duties and responsibilities as described including related work experience in one or more of the building trades.
+ Certified 2 year HVAC technical certificate or state approved HVAC license. HVAC experience working on Industrial / Commercial type HVAC equipment / systems as the scope requires.
+ Must possess valid drivers license

- Preventative Maintenance: perform routine maintenance to help prevent unexpected failures in the future.
- Replacements: disassemble and remove existing equipment, install and program new equipment ensuring proper operation.
- System Use: update both internal & customer portals to include time on site, repair details, part information (if applicable) along with pictures.
- Order Parts: identify part information and work with local suppliers and distributors to obtain.
- Customer Service: professional and effective communication with customers as well as with peers, internal departments and leadership.
- Property Management: maintain and upkeep truck inventory, vehicle cleanliness, business attire, company phone and any other property.
- 4+ years of commercial HVAC maintenance experience
- Universally EPA Certified ideal.
- Ability to troubleshoot HVAC components with built up systems and package units, which may include chiller air handler pump towers, cooling towers, control systems, boilers and air handling systems
- Ability to learn commercial expertise in boilers, chillers, pneumatic controls, digital controls and packaged HVAC equipment
