**Job Description:**
The Credit Executive (CE) is a client-facing role responsible for developing new custom credit relationships with strategic wealth clients, driving funded loan balance and revenue growth in a responsible and profitable manner, managing a portfolio of existing credit relationships, and educating Advisors on our credit solutions and risk appetite. Within their targeted geographic territory, the CE leads the credit delivery process from beginning to end by partnering with Advisors, Underwriting, Risk, Product Subject Matter Experts, Portfolio Management, and Servicing & Fulfillment. - Maintains asset quality within the defined Global Wealth and Investment Management risk appetite limits
**Required Qualifications:**
- 10 plus years of commercial credit or wealth management credit experience
- Strong oral and written communication skills
- Effectively present to Merrill leadership and advisors around Custom Credit
- Strong credit skills (commercial / UHNW)
- Organized and can handle/prioritize several transactions at the same time
- Ability to work well with with underwriting, risk, and other business partners
- Find new deals, structure, prepare deal sheets, negotiate, and close complex loan structures
- Conduct preliminary analysis to determine viability of of loan opportunities (run ratios, DSC analysis, risk rating estimates, etc.
- Manage ongoing loan portfolio (reporting, covenants, etc.)

KEY RESPONSIBILITIES:

**The Role**

The Analyst, Asset Management will play an integral role in the on-going asset management and strategic, long-term strategy of QTS. + Solid proficiency in MS Office applications, especially Excel.

This Atlanta-based Associate position will be focused on asset management, lease analyses and execution, business plan development and implementation, asset valuations, and dispositions for Brookfield's Southeast U.S. industrial portfolio. Additionally, the Associate will have exposure to underwriting, market research, portfolio management and development and construction, working with the various teams in the Atlanta office. The Associate will benefit from extensive exposure to the North American Logistics market through real estate management and analysis.
Role & Responsibilities:
+ Manage the leasing process and analyze potential leases and the resulting financial impact on an investment
+ Ability to analyze lease proposals and negotiate lease transactions through execution
+ Analyze third party appraisals and conduct internal valuations
+ Strong Relationships with Industrial/Logistics Brokerage community
+ Perform detailed quarterly financial statement analysis, review of rent rolls, current and future cash flow and forecasting of cash flows through Argus
+ Perform financial analyses, including Argus valuation models and Excel-based underwriting of pro-formas, cash flow projections and sensitivity analyses
+ Assist Senior Asset Managers in development of annual operating budgets including leasing and capital project forecasting
+ Support Senior Asset Managers with asset sales/dispositions process
+ Provide analytical support to colleagues in the areas of Fund Operations, Investments and Development
+ Work on other tasks / initiatives to gain exposure to acquisitions, development, portfolio management, and market research as needed
Your Qualifications:
+ Bachelor's degree in real estate, finance, or applicable field
+ 2-5 years' of related experience required
+ Ability to travel monthly
+ Argus experience required, VTS experience a plus
+ Strong understanding of financial principles and analytical ability
+ High attention to detail and strong organizational skills
+ Advanced Microsoft Excel and Power Point skills required
+ Demonstrated interest in real estate
+ Effective communication, time management, and presentation skills

**Program** **Description**
Our summer 2026 internship program is 11-weeks. It is designed to fully immerse you in the day-to-day activities of our debt asset management team and oversight of a portfolio of commercial real estate loans comprising a broad range of property types, sponsors, deal structures and markets. This position will be responsible for performing data analysis, research, and reconciliation of data discrepancies, which includes systematic data analytics to ensure data integrity within the SitusAMC systems. This position must exercise discretion and independent judgment with matters of significance as it relates to analysis of data.
Essential Job Functions:
+ Review data for completeness and accuracy
+ Adhere to audit processes by maintaining schedule of daily, weekly and monthly file auditing
+ Reconcile data inconsistencies and prepare ad hoc reports for internal and external distribution
+ Communicate and resolve quality issues with Servicer/REO vendor personnel as well as clients
+ Investigate and facilitate resolution of data integrity issues; provide impact assessment to support prioritization of fixes and enhancements
+ Responsible for performing data manipulation and execute data changes to the data warehouse as needed
+ Notating and alerting of loan sales and transfers
+ Develop, document, and maintain standards, best practices, or system usage procedures
+ Performs other related duties as assigned by Manager or Senior Data Analysts
+ Such other activities as may be assigned by your manager
Qualifications/ Requirements:
+ Associates or 2 Year college degree in a related field or equivalent combination of education and experience
+ Entry-level support staff with 0-2 years of relevant experience
+ Proficient with Microsoft Office Word and Excel
+ Candidate should have a good working knowledge of mortgage terms and documents. 1-2 years of mortgage experience is desired
+ Capable of creating and manipulating spreadsheets, including pivot tables, v-look ups, and utilize reporting tools in order to support data file tasking. Should have strong analytical ability, good judgment, strategic and multidimensional thinking
+ Exercises good judgement with access to confidential borrower data and PII
+ Needs to have a strong attention to detail and be well organized, effectively coordinating multiple projects, while working in a fast moving, deadline driven environment
+ Skill in researching and analyzing user data in spreadsheets
+ Strong commitment and dedication to the position as a Team Player
+ Ability to communicate effectively, both verbally and in writing. Communication skills required to communicate externally with clients and servicers.
