This New Jersey-based Analyst position will be focused on asset management, lease analyses and execution, business plan development and implementation, asset valuations, and dispositions for Brookfield's Northeast U.S. industrial portfolio. Additionally, the Analyst will have exposure to underwriting, market research, portfolio management and development and construction, working with the various teams in the New Jersey office. The Analyst will benefit from extensive exposure to the North American Logistics market through real estate management and analysis.
Role & Responsibilities:
+ Manage the leasing process and analyze potential leases and the resulting financial impact on an investment
+ Ability to analyze lease proposals and negotiate lease transactions through execution
+ Analyze third party appraisals and conduct internal valuations
+ Maintain strong relationships with Industrial/Logistics Brokerage community
+ Perform detailed quarterly financial statement analysis, review of rent rolls, current and future cash flow and forecasting of cash flows through Argus
+ Perform financial analyses, including Argus valuation models and Excel-based underwriting of pro-formas, cash flow projections and sensitivity analyses
+ Assist Senior Asset Managers in development of annual operating budgets including leasing and capital project forecasting
+ Support Senior Asset Managers with asset sales/dispositions process
+ Provide analytical support to colleagues in the areas of Fund Operations, Investments and Development
+ Work on other tasks / initiatives to gain exposure to acquisitions, development, portfolio management, and market research as needed

The Role

The Passaic Valley Sewerage Commission (PVSC), a large publicly owned wastewater treatment facility located in Newark, New Jersey, is currently seeking a Superintendent of Asset Management. Created in 1902, PVSC is the 5th largest facility of its kind in the United States, directly serving approximately 1.5 million residents in 48 municipalities located in Bergen, Essex, Hudson, Passaic and Union Counties. The 140-acre plant is designed to treat an average of 330 million gallons per day ("mgd") of wastewater, with an annual average flow of approximately 241 mgd.
Position Description: The Superintendent of Asset Management will be responsible for overseeing and optimizing the performance, maintenance, and life cycles for all assets. The focus is primarily on, but not limited to, the mechanical equipment, electrical equipment and infrastructure throughout the facility, pump stations, and collection system. This role involves a blend of technical, strategic, system enhancement, and managerial responsibilities. The Superintendent of Asset Management will also be responsible for collaborating with cross-functional teams which include Operations, Engineering, Maintenance, Information Technology (IT), Safety, and Finance. Proficiency in generating metrics and reports is required as they will be used in making budgetary decisions. Experience structuring assets using industry standard methodologies in a computerized maintenance management system is necessary. Knowledge of system applications as well as programming abilities will also be needed to improve and streamline applications.
Knowledge, Skills and Abilities: Must have knowledge of Microsoft Suite, Oracle WAM (CMMS), Power BI, PMWeb (PMIS), Autodesk, and SolidWorks. Must have knowledge of software languages such as Python and SQL, as well as strong database management skills. Must be familiar with wastewater treatment processes, the maintenance of mechanical, electrical, instrumentation, and process equipment, and construction project management practices. Must have strong computer skillsets along with the ability to read/understand engineering drawings. Must have the ability to apply engineering principals and techniques to develop clear, concise and sound reports containing findings and conclusions. Experience with the computerized Oracle Maintenance Management System (Oracle-WAM) and the Document Management System PMWeb preferred. Minimum of five (5) years' experience in a supervisory position.
License and Certifications: Must possess a PE (Professional Engineer) with the state of NJ, a CMRP (Certified Maintenance & Reliability Professional), and a CRL (Certified Reliability Leader) or obtain each within one year of employment.

Assist in maintaining, testing, and improving CCR models; handles calibration, simulation, and pricing across all major asset classes.

Assist in setting and monitoring CCR limits.
Ensures key risks and issues are identified, documented, mitigated, and communicated to the appropriate stakeholders in a timely manner.
Performs statistical analysis of large volume of financial data, such as historical data analysis.
Works with IT on systems implementation.
Oversees and ensures consistent quality control, accuracy, and compliance with internal policies and regulatory requirements for reporting processes.
Manages risk analytics regulatory and BAU projects to ensure fulfillment of requirements and a timely delivery.
Creates and maintains project plans and status reports.

3-to-5-year experience within the financial industry.
Bachelor's Degree in Statistics, Math, Finance, Accounting, Economics, or equivalent field.
Ability to analyze risk and design efficient control practices to manage risk.
Demonstrated knowledge of credit policies, procedures, regulations and applicable law (SA-CCR and Basel III).
Solid project management skills.
Knowledge of SQL, Python, Microsoft Excel and PowerPoint.

Job summary:
As an Asset Management - Fund Controller - Associate you will support the Production Administration leadership team in executing management and oversight responsibilities for the Funds. You will consider the market, regulatory, and business environment that they operate within the space. As a Fund Controller Associate you will participate in and support new fund development and implementation efforts as well as other product related initiatives as they arise.
Job responsibilities:
- Execute risk focused oversight model that address all aspects of Fund Operations including: daily/monthly net asset values, distributions, expenses, implementation of accounting policies, issue identification, management and resolution.
- Evaluate all aspects of proposals (e.g., prospectus language, trading/operational model, distributions, expense structure, etc.) to identify solutions to launch/modify the product.
- Implement the appropriate risk-focused oversight controls.
- Review and approve Funds' financial statements and regulatory filings; coordination of all audit efforts with service providers and external auditors; and, executing disclosure control procedures in support of Audit Committee clearance meetings, principal financial/executive officer certifications, etc.
- Review and provide input to all Fund-related regulatory filings (e.g., N-1A), participate in efforts to respond to regulatory requests and inquiries related to the Funds.
- Lead and participate in various Fund related initiatives.
- Develop materials to summarize oversight results to Funds' governing bodies
Required qualifications, skills and capabilities:
- 3+ years' experience in the investment management industry.
- Technical and business knowledge of various Fund structures (e.g., mutual collective investment and ETFs) and activities from an investment, operational, regulatory, accounting and financial reporting perspective.
- Knowledge and experience across various asset classes (e.g., fixed income, alternatives and equities) and complex instrument types (e.g., derivatives and structured products).
- Strong analytical skills with ability to evaluate issues, propose and implement solutions, with consideration for all downstream implications.
- Highly developed interpersonal skills and the ability to work effectively as part of a cross functional team.
- Demonstrated thought leadership and the ability to influence and achieve results. Excellent written, verbal and presentation skills; ability to communicate in a clear and concise manner in any format.
