Overview
Under the direction of the Buildings Systems Engineer, the Maintenance Mechanic (HVAC Technician) will perform a variety of complex and technical work to maintain building systems for all Boston Fire Department buildings, including heating and cooling, and provide front-line troubleshooting of issues as they arise.
Responsibilities- Acts as the senior on-site maintenance technician when assigned to buildings outside of Boston Fire Headquarters, responsible for tracking and reporting building issues through the work order system and to the Facilities Maintenance Management.
- Responds to work orders, troubleshoots issues with heating and cooling equipment along with other building systems issues such as power outages, elevator entrapments, leaks, fire alarm, sprinkler, or life-safety system issues, or property damage, and notifies other staff or vendors as necessary to resolve issues.
- Directs Maintenance Mechanics (Building Systems) in performing the above duties.
- Works with Facilities Maintenance Management staff, along with outside vendors and trades, to ensure the safe and smooth operation of all building systems and to maintain building integrity.
- Performs preventive maintenance and repairs on HVAC and other systems; installs, relocates, tests, and expands existing systems; monitors, inspects, tests, and repairs pipes and boiler systems.

Completes preventative maintenance and repairs per work order requirements. Self performs the following duties in compliance company procedures, regulatory requirements and safety standards.
- Ensures facility maintenance according to established standards. Identify deficiencies through regular and thorough inspection of building premises.
- Maintain, install, move, troubleshoot and repair all related HVAC equipment
- Monitors operation, adjusts and maintains refrigerant, heat exchangers, HVAC equipment and systems, chilled water, and air conditioning equipment; boilers, pumps, valves, piping and filters; other mechanical and electrical equipment; records readings as necessary to ensure proper operation of equipment and makes adjustments where necessary to assure proper operation of equipment and notifies appropriate parties of any problems or malfunctions.
- Strong working knowledge of the mechanical functions associated with HVAC systems and equipment.
- Maintains inventory of filters and refrigerant.
- Responds to heating and cooling problems (repair as necessary).
- Administers preventive maintenance program to include machine history, maintenance, and lubrication logs. Follows through on maintenance needs and deficiencies as appropriate.
- Maintains operating logs including temperatures, pressures and plant equipment inspections
- Maintains operation and maintenance manual for all equipment.
- Ensures accurate and timely documentation.
- Analyzes the operation of various systems, determines the cause of any problems/malfunctions and takes corrective action as required.
- Performs preventative maintenance on all base building and critical system equipment which includes but not limited to: assembling all tools, supplies and instruments necessary to complete the job, performing work with a minimum amount of disruption, conducting immediate clean-up of work area, completing the preventative task sheet, returning tools to workshop and unused supplies to store room and advising the Maintenance Manager of any equipment problems.
- Assists with chemical water treatment program of all systems such as chilled water, condenser water and closed hot water loops. (May require Electrical Journeyman)
- Installs, repairs and maintains electrical controls, switching and motor controls. (May require Electrical Journeyman)
- Wires single and three phase motors (single and two speed); runs conduit; pulls wiring to machinery, motors, operating parts, etc.
- Assists other mechanics and operators with major repairs and maintenance of building and equipment.
- Supports occupant satisfaction processes by ensuring clients are informed about the status of their request in a timely and accurate manner
- Maintains tools and orders supplies as required for installation and repairs.
- Works closely with CMMS Planner/Scheduler to optimize Preventative Maintenance Program.
- Complies with departmental policy for safe storage, usage and disposal of hazardous materials.
- Follows safety practices, and utilize protective clothing and equipment as required by OSHA. Know the whereabouts of all emergency equipment (i.e. fire extinguishers, eyewash and shower stations, first aid supplies, breathing apparatus, etc.)
- Safely use hand tools, power tools and test instruments to maintain, troubleshoot and repair various types of equipment.
- Performs other various duties as assigned.
- High School Diploma or GED. Must have successfully completed formal training programs on HVAC operations. Documentation or certificates will be required.
- Must be 21 years old or older
- Six (6) or more year’s related experience is required.
- Must possess applicable certifications, licenses and a valid driver's license.
- Universal Refrigeration License
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

EMI Services is hiring a Commercial HVAC Technician specializing in commercial HVAC. The Technician performs maintenance, repair, replacement, and modernization of HVAC systems in order to achieve regulated climatic conditions.
Position requires the Technician has extensive knowledge of HVAC principles and the ability to recognize and determine the most efficient method for diagnosing, testing and correcting malfunctions. The ideal EMI HVAC Technician is EPA Universal Certified and has the skill level to make repairs on a variety of systems.
Salary : $50.24/ hr. plus employer paid health benefits and pension!
Key Responsibilities- Work on various types of HVAC units: Chillers, Air Handlers, Package Units in a Commercial/Industrial setting
- Use a multi-meter to check voltage lamp
- Prepare work orders and cost materials estimates
- May assist in training lower-level workers in mechanical repair techniques
- Work independently, a self-starter
- Read schematic diagrams
- Understand the Refrigeration cycle with the ability to troubleshoot mechanical issues and recommend repair strategies
- PRACTICE WORKPLACE SAFETY in the use of tools, equipment, and supplies used in the repair of HVAC equipment
- including the use of personal protective equipment (PPE)
- High school diploma or equivalent
- 2+ years of experience in the maintenance, repair, installation, and operation of COMMERCIAL heating, ventilation, refrigeration and air conditioning systems
- MUST have a Top Secret Clearance
- MUST have SCI eligibility
- EPA type II Refrigeration License
- HVAC course or equivalent
- Valid driver's license compliant with REAL ID Act or are you willing and able to obtain one
- Pass a pre-employment drug screening and background check
- Regular, dependable attendance
- U.S. citizenship to obtain and maintain access to military installations
- TS/SCI clearance

Responsibilities- Install, maintain, and repair HVAC systems and equipment
- Perform routine preventative maintenance on HVAC systems
