Under the direction of the Manager of Affordable Finance, the Investment Analyst will support the financing efforts of new affordable housing projects at a mission-driven private real estate developer. This role focuses on evaluating potential deals, building financial models, and preparing competitive funding applications using the Low-Income Housing Tax Credit program and other public financing tools. Working closely with the development teams, the analyst will conduct feasibility analyses, assist in structuring project capital stacks, and support interactions with lenders, investors, and public agencies. The ideal candidate has strong analytical skills, high emotional intelligence, attention to detail, and a passion for community-impact development.

ESSENTIAL FUNCTIONS

Financial Modeling & Deal Structuring
  • Build and maintain robust financial models for affordable and mixed-income housing projects, incorporating tax credit equity, public subsidies, conventional debt, and developer equity.
  • Conduct sensitivity analyses and scenario modeling to assess project feasibility and optimize capital structure.
  • Monitor and update underwriting assumptions in response to shifts in interest rates, tax credit pricing, construction costs, and market trends.
Capital Markets Interaction & Financing Execution
  • Coordinate directly with lenders, syndicators, and investors to support project financing, including RFP responses, due diligence submissions, and term sheet negotiations.
  • Prepare and distribute financing packages and project summaries for equity and debt providers.
  • Support negotiation of loan agreements, partnership agreements, and closing documents in collaboration with legal counsel and external partners.
  • Participate in calls and meetings with financial partners and contribute to relationship management efforts.
Internal Collaboration & Transaction Management
  • Work closely with development, legal, and design teams to align financial strategies with project timelines, entitlement status, and construction assumptions.
  • Maintain and update project-level data for use in internal tracking systems, pipeline reports, and investment committee presentations.
  • Coordinate internal deal team efforts to meet key pre-closing and closing milestones, ensuring smooth execution and transition to construction.
  • Contribute to the continuous improvement of internal underwriting standards, templates, and financial analysis tools.


SKILLS & ABILITIES

Education: Bachelor's degree in Finance, Economics, Real Estate, Accounting required.

Experience: 1-3 years of experience in Capital Markets, Real Estate Finance, Accounting, or a related field, with a focus on multifamily real estate being preferred, or an advanced degree in a relevant field.

Technical Skills: Highly proficient in Excel, advanced financial modeling techniques, and PowerPoint.

Personal Attributes: Excellent communication skills with experience presenting to a diverse audience. Detail oriented, highly adaptable and motivated to thrive in a fast-paced environment.

Work Environment: This is a hybrid role based out of our Cleveland corporate office with flexibility to work remotely. Candidates must be willing to commute into the office at least 3 to 4 days/week.

As an investor, Turn/River provides strategic operational expertise and executional support to our portfolio investments. Many of our team members come from operational backgrounds and focus on various aspects of digital marketing, sales, and account management in our portfolio companies. In this role, you will be expected to exercise strategic insight to identify and qualify B2B software businesses based on their financial profiles, as well as by the potential operational improvements we can execute as a firm with our proprietary go-to-market playbooks. You'll speak directly with CEOs of software companies, learning how to grow software companies with modern strategies.

Successful candidates will often have experience in finance, B2B software businesses, and/or business development. Finance experience isn't a prerequisite - rather we're looking for a strong interest and passion for investing. Ideal candidates will take pride in sharing the Turn/River experience with prospective companies and presenting these findings to our senior investment team. They will have high energy, provide thoughtful insights, excel in prioritization, and take creative approaches to identifying and getting in front of top prospects.

Key Responsibilities
  • Identify and define market opportunities and verticals that are interesting to Turn/River
  • Engage with interesting companies and their CEOs that fit our target investment profile and get them excited about the Turn/River brand
  • Qualify companies through conversations and various operational and financial metrics, then present these findings to our broader investment team
  • Partner with investment professionals to deploy capital and execute transactions
  • Actively build and carry out sourcing processes, technologies, and positioning by A/B testing various marketing, sales, and growth best practices

THE OPPORTUNITY

Under the direction of the Director of Investments, this Investment Analyst position provides analytical and technical support for the Investments division in the areas of investment management, investment reporting, performance measurement, risk management, special projects and studies; performs related duties as required.

The Investment Analyst position reports directly to the Director of Investments and is expected to uphold the highest standards of integrity, accountability, professionalism, customer service, excellence, plan sponsor focus, and system efficiency. Assists the Investments Team in the day-to-day operations within the Investments department; tracks investment activities, ensures necessary transactions are completed as required, and identifies potential areas of concern.

ESSENTIAL DUTIES AND RESPONSIBILITIES

The Investment Analyst will be expected to perform operational, financial and investment analysis to support OCERS system and Investment Team initiatives and to perform other tasks as assigned. These include but are not limited to the following:

  • Provide technical assistance to the members of the Investments Team in administering the long-term investment policy, strategic objectives, portfolio guidelines and manager selection.
  • Regularly monitor the investment managers to assess performance, risk and return, and evaluate any strategy modification.
  • Review portfolios to assess return and risk attribution and prepare reports, as required.
  • Assist in the search process of investment managers, as required.
  • Monitor compliance to Board-approved investment policies, strategies and portfolio guidelines.
  • Assist the Investments Team in working with pension investment consultants to coordinate asset allocation studies and integrate results into the long-term investment strategy.
  • Monitor portfolios of marketable and non-marketable securities to assess and maintain current valuation in custodian statements.
  • Research and maintain history of capital calls, distributions, and returns of capital and prepare summary reports.
  • Receive and file reconciliation statements and compliance reports from investment managers for assigned portfolios.
  • Monitor investment performance relative to expected return and risk, ensure compliance consistent with investment policies, strategies, and guidelines, and report significant changes and/or discrepancies.
  • Assist the Investments Team in preparing materials for Investment Committee meetings.
  • Assist in the research and data collection required to fulfill information requests.
  • Provide timely monthly portfolio reports and verify the accuracy of investment manager invoices.
  • Support and monitor the investment manager due diligence CRM database.
  • Support internal risk management systems, preparing reports as required.
  • Complete various surveys on behalf of the Investments department.

MINIMUM QUALIFICATIONS

Minimum qualifications required for entry into the classification:

Education

Graduation from an accredited university or college with a Bachelors Degree in Economics, Accounting, Finance, Business, or a related field.

Special Notes, Licenses or Requirements

  • A valid driver's license or the ability to arrange necessary and timely transportation for field travel.
  • The use of a personal vehicle may be required.
  • A complete background investigation is required; a felony or misdemeanor conviction may be cause for disqualification.
