RETS Associates, on behalf of our client, is seeking to fill an Asset Management Role to lead the County of San Bernardino’s real estate strategy and operations. This senior leadership role is responsible for overseeing Leasing, Acquisitions, and departmental functions, while serving as a trusted advisor to county leadership and elected officials. Primary Function:

The primary function of the Asset Manager (the “Manager ”) will be reviewing the net operating income of all Old Town’s projects, assuring excellence for customer experience and accountability for property management, and leading innovative lease up strategies for all mixed-use developments, which includes overseeing commercial leasing and tenant build-out as well as relationship management with all tenants, brokers and property management teams. Primary Responsibilities

Review Net Operating Income (NOI)

  • Oversee financial performance of each asset to ensure actual NOI meets or exceeds pro forma projections.
  • Analyze monthly and quarterly financials in collaboration with the COO/CFO to identify opportunities to reduce expenses or enhance revenue.
  • Propose and implement value-add improvements to drive long-term asset appreciation.

Enhance Resident Experience for Both Businesses and Renters

  • Ensure third-party teams are aligned with contractual obligations and Old Town’s strategic goals.

Optimize Leasing Through Marketing Strategy Input

  • Maintain market knowledge of all competing properties.
  • Collaborate with property management and marketing teams to shape and review leasing strategies, campaigns, and timelines.
  • Provide market intelligence and guidance to refine pricing strategies, incentive programs, and brand positioning for each asset.
  • Track performance of marketing campaigns and leasing activity, making recommendations to improve absorption rates and reduce vacancy.
  • Ensure marketing deliverables (signage, digital presence, collateral) are consistent with project identity and target audience.
  • Participate in creative direction during lease-up phases to ensure distinct brand experiences are captured and communicated.


Track All Leasing Contract Deadlines

  • Maintain a centralized system for tracking key dates and milestones related to residential and commercial lease agreements. Submit bi-weekly updates on this report to COO.
  • Coordinate with legal counsel, brokers, and property management to ensure timely execution and compliance with all contractual deadlines.
  • Monitor lease contingencies, build-out timelines, and rent commencement dates to prevent delays and enforce accountability.
  • Communicate risks or delays in lease negotiations or tenant delivery and work with construction to articulate mitigation plans.
  • Provide regular reporting to leadership on upcoming deadlines and lease status for all active properties in coordination with property management.


Perform other duties as assigned by the COO.

Leadership:

  • Actively participate in planning, annual setting of budgets and objectives, and quarterly planning/rocks; facilitate leadership and project management of Rocks as assigned.
  • Support communication of expectations among CFO and COO, Construction, Property Management and retail partnerships.
  • Maintain timely and accurate fulfillment of contract agreements with Property Management and retail partnerships.

Objective

How You’ll Make a Difference

The Asset Manager is responsible for helping to develop and maintain asset-level financial models that forecast detailed profit and loss in order to optimize cash flow at the property level. This role closely interacts with our Accounting, Marketing and Operations Team to ensure successful implementation of our financial initiatives.


  • Assists in the preparation and approval process of property operating budgets.
  • Assists in monthly, quarterly and annual reporting of the portfolio to WWG partners, JV partners and 3rd-party owners.
  • Assists with monthly review of operating statements including financial analysis to determine present and future financial performance, returns and cash impacts.
  • Helps maximize total return for each assigned asset through preparation of reports, analysis of property efficiencies and identifying opportunities for improved performance.
  • Aids in financial analysis, market studies and industry standard reporting (i.e., variance reporting, discounted cash flows, IRR’s, etc).
  • Special projects relating to increasing revenues and reducing expenses across the portfolio.
  • Assists in the due diligence and underwriting of potential acquisitions.
  • Helps ensure articulation and consistency of company image and position within all internal and external communications.
  • Serves as point of contact with capital partners and owners regarding performance of assets.
  • Coordinates with CapEx team regarding project budgets and return on investment analyses.
  • Coordinates with the Real Estate team regarding projecting operating expenses for new acquisitions and developments.
  • Coordinates with BizDev team regarding projecting operating expenses for management proformas.
  • Works closely with Marketing, Data Intelligence team and Operations on a weekly basis to analyze performance, diagnose issues, and identify solutions for underperforming assets.

About You

  • Education: BA/BS in related field preferred or equivalent experience
  • Experience: 2-5 years of real estate asset management experience preferred

The primary job responsibility is to support the Senior Asset Management team in optimizing, tracking and reporting portfolio performance, executing acquisition business plans, and maintaining ongoing investor relations.


Additional responsibilities include but are not limited to:

  • Audit property level contracts and operating data to identify new revenue sources and efficiencies
  • Create, maintain, and implement proprietary company Asset Management tools and templates
  • Primary oversight and management of external management, vendors and service providers, ensuring adherence to business plan and budget expectations
  • Facilitate and lead regional property performance calls; provide feedback, directives and guidance for rent and occupancy targets, expense management and capital spend in accordance with the business plan
  • Produce debt and equity investment summary reports
  • Prepare and execute conveyance of property and portfolio performance to internal and external ownership partners and lenders
  • Travel locally and nationally to various markets as needed (est. 25%) to execute operational site visits to assess operational and financial performance relative to the business plan and to perform physical property inspections
  • Produce property and entity level monthly tracking reports and performance summaries
  • Contribute to and maintain monthly cashflow forecasting and asset valuations
  • Manage internal software dashboard and asset lifecycle conveyance
  • Facilitate cash flow distributions including maintaining waterfalls and preferred return schedules
  • Collaborate with Property Management team on annual budgeting
  • Facilitate obtaining lender and investor approvals for various business activities
  • Assist with existing property recapitalizations
  • Ongoing loan compliance and lender reporting as assigned
  • Prepare and update internal valuation models and memos as assigned
  • Communicate with investors, brokers, vendors, and onsite personnel as needed
  • Ad hoc analysis as needed and other duties as assigned
  • 25% Travel requirements as needed for regular site visits within the South Florida region, site visitation expectations are monthly at minimum, expected travel to corporate HQ quarterly at minimum


Qualifications:

  • Practical experience required with five (5) to ten (10) years of work experience in a multifamily asset management role
  • Understanding of industry standard real estate terms and concepts (i.e. cap rate, NOI, IRR, etc.) and accounting statements (P&L, Balance Sheet, etc)
  • Highly analytical with advanced skills in MS Office, particularly Microsoft Excel, Entrata & Yardi product suite, Appfolio, Juniper Square, CoStar; strong written and verbal communication skills, and ability to work independently
  • Location specific: Southeast Florida or Miami
  • BA / BS degree – majors in finance, real estate, economics, or STEM


Salary:

$160,000 - $200,000, commensurate with experience + bonuses

The Asset Manager will be responsible for the management of assets in Arbor Realty Trust’s (ART) loan portfolio.


Essential Job Functions (Duties/Responsibilities)

The Asset Manager will have the following duties and responsibilities, including but not limited to:

  • Prepare quarterly reports, valuations and risk ratings.
  • Perform financial analysis of properties including operating statements, budget and variance review, loan administration and borrower support, workout and foreclosure analysis, lease analysis, appraisal and engineering report reviews, etc.
  • Assess loan risk within the portfolio and make recommendations to senior management to mitigate the risk.
  • Perform quarterly property level valuations in order to value the asset.
  • Conduct market research to determine various factors impacting property level performance.
  • Oversee borrower implementation of business plan(s) associated with a variety of real estate-related assets, including mezzanine and bridge loans, REO properties and preferred equity positions.
  • Work closely with senior management in analyzing strategies for workouts, foreclosures, acquisitions and dispositions.
  • Review and interpret legal documents, such as loan agreements, guarantees, and promissory notes, and coordinate with borrower and respective staff to ensure the loans remain in compliance.
  • Monitor capital improvement projects to ensure timely completion within budgets.
  • Additional loan servicing and reporting as needed.


Qualifications

Education: Bachelor’s degree in Finance, Real Estate and/or Accounting.


Experience: A minimum of 4-6 years of experience in Real Estate with an emphasis on risk/financial analysis, valuations, relationship management, workouts, capital markets and Asset Management.


Knowledge/Skills/Abilities:

  • A strong knowledge of real estate markets with a particular emphasis on multifamily.
  • Excellent project management, leadership and organizational skills.
  • The ability to “think outside the box”.
  • The ability to gather property and market data, analyze that data, and make proposals to senior management in a clear and concise manner.
