Description

We have an opportunity for an experienced construction Project Superintendent with a strong track record of successfully completing multi-family housing, senior living, student housing, and/or hospitality projects. The individual will be responsible for ensuring the successful delivery of projects.

Responsibilities
  1. Review working drawings including architectural, structural, mechanical, civil, electrical and landscaping plans with respect to details, buildability, alternative methods, conflicts, and dimensions.
  2. Review the Building Specification to confirm material, subcontractor, and equipment criteria and identify potential project document conflict.
  3. Maintain and manage the jobsite including trailer, signage, material staging, vehicle access, and temporary utility access. Oversee an orderly system for maintaining project plans, communication, correspondence and subcontracts.
  4. Review, coordinate, and implement the safety measures and applicable company programs for the project required to conform with OSHA standards and to ensure a safe workplace.
  5. Maintain positive relationship with client, focused on identifying the critical path necessary to meet the owners desired schedule.
  6. Conduct periodic project inspections with attention focused on owner's concerns.
  7. Monitor project labor productivity and keep the company informed of any deviations from the original budgets.
  8. Review project construction documents and identify required material quantities. Monitor actual project material quantity requirements and keep the company informed of any deviations from the original budgets.
  9. Completely review, coordinate, and implement the quality assurance program developed for the project.
  10. Review project shop drawing and construction documents to coordinate between different disciplines the actual project layout and filed conditions.
  11. Review project punchlist and oversee completion of all project disciplines necessary to receive a certificate of occupancy.

Requirements
  1. 8+ years of experience in construction, preferably in multi-family construction, rough carpentry, finish carpentry, and concrete experience preferred.
  2. College education a plus.
  3. Knowledge of all aspects of construction (technology, equipment, methods, etc.).
  4. Knowledge of the local market preferred.
  5. Strong leadership/management skills and a proven record of building on schedule.
  6. Ability to identify, investigate and quantify project problems and corresponding alternatives and consequences.
  7. Ability to communicate effectively, both orally and written, and work productively with others and foster solid client relationships.
  8. Ability to use construction management software such as Procore, Timberline, Bluebeam, CMiC, PlanGrid, Textura, and Field ID.
  9. Ability to use the internet and Microsoft Office 365.

15. Prioritize and review critical submittals for dimensional control and constructability.
16. Maintain rolling punch list defining final quality expectations and ensure completion.
17. Verify and authorize trade contractor timesheets for extra work performed on a time and material basis.
18. Authorize purchase requisitions for material, equipment, and labor as agreed with Project Manager, Executive, or Director prior to the project startup or in the event emergency situations arise and is required to keep the project and team members safe.
19. Complete thorough and accurate daily reports of progress and concerns or challenges, including daily weather and safety inspections, violations, and accidents.
20. Continuously assess and analyze the project's actual status against goals, develop contingency plans, and revise construction strategy as required.
21. When conflicts and disputes arise during the course of the project, focus all parties on developing mutually acceptable solutions aligned with the contractual agreements.
22. Compile fair and honest reports of the project team's experience with each trade contractor using the trade contractor evaluation survey.
23. Complete assigned and required training for this role.

Work Environment
The majority of work is completed outside at the construction site and in an office trailer where the project is monitored and make daily decisions are made about construction activities. The position is often exposed to sounds and loud noises, such as construction equipment. The job requires the wearing of protective equipment when on the construction site. (hardhats, safety glasses, and highly visible clothing). Temperatures and conditions may vary depending on the weather and seasons.
Physical Demands
While performing the duties of the job the employee is occasionally required to stand, walk, sit, reach with hands and arms, climb, balance, stoop, kneel, crouch, or crawl. They must be able to talk, hear, use hands and fingers to handle or feel, ability to use a telephone, and to operate a computer keyboard. The employee must frequently lift and/or move up to 25 pounds and occasionally lift or move up to 50 pounds.
Expected Hours of Work
Full time position. Extended hours and weekends may apply.
Travel
Travel to and from the construction site is required, majority of the work will be done at the site. Most of the travel will be local, but some long distance and overnight travel may be required depending on the project.

Required Education and Experience
1. Bachelor's Degree in Construction Management, Civil Engineering, or related field.
2. Minimum five (5) years of commercial construction experience in a leadership role as a Foreman or Superintendent.
3. Successful completion of classes or other training in Construction Management, Project Management, Safety, or Communication.

Preferred Education and Experience
1. Bachelor's Degree in Construction Management, Civil Engineering, or related field.

10. Have a passion for team-based planning and problem-solving and wholehearted commitment to building strong partnerships to support project goals.

Duties And Responsibilities

  • Ensure that all projects are delivered on-time, within scope and within budget
  • Work effectively with project manager to manage construction projects
  • Report and escalate problems to the management team as needed
  • Maintain amicable relationships with the clients, all team members, subcontractors and material suppliers
  • Analyze specifications and drawings to plan for construction including start/completion times and staffing requirements
  • Schedule and oversee each phase of construction from start to finish; coordinate daily jobsite work tasks and inspections
  • Plan and implement concrete construction tasks using various formwork
  • Manage installation of various equipment installations
  • Plan and manage complicated piping installations, and excavations
  • Responsible for reporting on job progress, safety inspections, wage and classification, workplace injury, and disciplinary action
  • Oversee equipment maintenance and complete maintenance logs
  • Ensure all labor and materials are received in a timely manner based on production and installation lead times; order and coordinate delivery/pick-up of all materials required
  • Perform constant on-site monitoring and quality control function; manage and resolve punch lists and prevent potential issues and problems
  • Attend manager meetings relevant to site development
  • Possess and maintain thorough knowledge of SDS and OSHA requirements; implement OSHA guidelines and programs; enforce established safety guidelines and promote a safe workplace; conduct regular safety meetings with workers
  • Oversee general job and employee scheduling while working closely with labor coordinator
  • Perform other related duties as assigned by management

Qualifications And Requirements

  • Experience as acting Superintendent or Assistant Superintendent on water and wastewater construction projects or similar civil projects.
  • Educational background, preferably in the field of construction management. In lieu of a formal education background, possess the equivalent experience of working thru the ranks of journeyman to Foreman to Superintendent.
  • Solid technical background, with understanding, problem-solving, and hands-on experience.
  • Excellent client and internal communication skills.
  • Strong written and verbal communication skills.
  • Solid organizational skills including attention to detail and multi-tasking.
  • Strong working knowledge of Microsoft Office.

Physical Requirements/Work Environment

While performing the duties of this job, the employee is frequently required to do the following:

  • Prolonged periods of standing, climbing, bending, and kneeling.
  • Must be able to lift up to 50 pounds at a time.
  • Must be able to safely work with sharp tools and/or power equipment.
  • Must be able to work in a variety of weather conditions and terrains.
  • Must have manual dexterity, a good sense of balance, and excellent hand-eye coordination.

Summary

The Project Superintendent directly and through subordinate Superintendents, oversees profitable installation of project work by directing co-workers and interfacing, coordinating and directing other trades. Responsible for all areas on medium or large projects including prime contracts. Responsible for safety, planning, cost and productivity, while perpetuating an SQP culture. Responsible for high level client relationship through professional conduct.

Key Responsibilities:

  1. Serve as the on-site leader for all aspects of the project.

  4. Maintain a clean and orderly jobsite from start to finish.

Safety Management

Project Execution

  1. Understand, review, and manage project plans, specifications, and manufacturers data, executing the project based on said documentation.
  2. Collaborate with the Project Manager in formulating the master construction schedule, ensuring the proper methods and sequences are being followed, and following through with scheduling commitments.
  3. Complete 2-week look-ahead schedules weekly, and communicate with subcontractors as needed to ensure accuracy.
  4. Complete the required paperwork throughout the duration of the project, including but not limited to: Daily Reports, Weekly Safety Checklist Forms, Toolbox Talks, and Pre-Con Checklists.
  5. Maintain strong working relationships with all subcontractors on the project, developing relationships within the community that enhance business opportunities, and ensuring all subcontractors are treated fairly.

Close-Out

  1. Complete project close-out with punch list identification and completion.

Requirements:

  1. 5+ years of experience in a supervisory role within a construction or project management environment.
  2. Strong understanding of safety regulations and project quality control.
  3. Excellent communication and team leadership skills.
  4. Proven ability to manage performance metrics and troubleshoot operational issues.
